Georgia's Lake Country* market continued its five year rebound in 2017, with just over 1600 sales generating $479 million in volume - that's an increase of 26% in volume and 7% in units over 2016 - and more than 125% in units and volume compared to 2012! Five straight years of steady double digit increases have brought the market volume beyond 2004-2006 levels. Lakefront home sales soared, there were 191 single family homes sold last year, a big jump from the 163 sold last year. With 89 homes sold already in 2012, we're on a pace to record the highest number of private lakefront home sales since 2007. For Lake Oconee home sellers, thats encouraging news indeed. The average sales price is just over $700,000. Days on market continues to be high - about 250 on average. There are 200 homes for sale right now, which means there are plenty of choices in most price points. The National Association of Realtors released this report recently showing the average number of transactions per agent for Existing Home Sales (EHS). Georgia ranks somewhere in the middle with 6.2 transactions per agent. Alaska leads the nation with 15.7 and Hawaii trails with just 2.2. Its a simple calculation, taking the total number of existing home sales and dividing that by the number of active licensed agents in a state. No one has a crystal ball, of course, but signs are pointing to a recovery. Year to date sales volume through September 30 is up 20.8% compared to the same period in 2009, according to statistics compiled by the Lake Country Board of Realtors.
More Lake Oconee private lakefront homes have been sold in three quarters of 2010 than were sold in all of 2009, and the average price is up 25%!
