The Animal Welfare Society is having their 2nd annual Valentine's Day Purrrfect Buffet on Feb. 12 from 6-10 PM at Hollywood Casino in the Skyline Ballroom at Charles Town Races. The cost is $35 pp and tickets are on sale now. There will be a delicious buffet, a fun silent auction of great items and 50/50 raffles. All proceeds will benefit the Capital Campaign and Shelter Renovations Fund. Selling HUD Homes - Registering on HUD Website - Part IV - 01/30/11 01:46 AM
This is Part IV of Selling HUD Homes. If you have not read my 3 previous blogs, subscribe and read them first for the background of the new HUD system for listing and selling HUD Homes. Once the (Asset Manager)AM has been given a HUD Home to market, they will place the property on HUDs own website HudHomeStore and assign the listing to a local listing broker (some AMs use a BLB (Broad Listing Broker) but for my blog I am talking about AMs that list directly with a local listing broker) The LLB will perform time sensitive tasks, most with 24-48 (4 comments)

As of July 31, 2010, HUD has changed their Management & Marketing (M&M) program, now M&M III, that had been in use since about 1999. See my 2 previous blogs for more detailed information on the program. Selling HUD Homes Foreclosures on FHA Homes and Transfers to HUD Field Service Managers (FSMs) and Asset Managers (AMs) have been hired by HUD to prepare the properties for marketing, get the homes listed as soon as possible, and partner with local listing brokers to give HUD the fastest sale for the highest net possible. Homeowners Associations Have High Number of Delinquencies - 01/27/11 10:18 PM
Homeowner Associations have been another victim of the foreclosure crisis. With so many homes in foreclosure, the delinquency rate has to be very high. Vacancy rates contribute to the lack of dues revenue and banks may not be timely in their payments on foreclosed properties. In addition, can HOAs still provide the services that they are supposed to with a dramatic drop in dues collections? Homeowners that have remained in their homes are complaining that Homeowner Associations are not keeping up with their duties, and they are even considering withholding dues as a result. It is winter and winter typically brings snow. We have dodged the last few snow storms that moved up the East Coast...but not this time. I left home at noon...got home finally at 6PM to this...8+" of fresh white snow...yikes! Here are the "Snow Dogs". They really are not very happy...they have to wander through the snow tunnels...yikes, let me in!

"Farmer Veteran Coalition" Helps Veteran Soldiers - 01/24/11 10:41 PM
I recently read in an organic gardening magazine about a nonprofit program called "Farmer-Veteran Coalition "FVC)". Many soldiers returning home from overseas are finding the economic conditions difficult and with a shortage of young farmers in America today, it appears that these veterans are a natural for working on farms and even starting their own. Soldiers have a lot of potential skills and knowledge that can benefit the agricultural community. "Is it acceptable to walk away from a mortgage?" 59% - Unacceptable 19% - Acceptable 17% - Depends on the circumstances 5% - Don't know/refused to answer I can remember not so many years ago that foreclosure was something no one wanted to admit to or talk about, it was embarrassing and devastating. It's the time of year when we make all sorts of resolutions. We are avid gardeners, and we have made our share of pledges for the new gardening season. We spend time during the winter months creating new garden layouts, looking for new things to plant and pouring over the gardening magazines for seeds and stakes and tools, whatever we might need to start all over again in the spring. Come fall, as the season nears its end, some resolutions are never met. But we are OK with that. Gardening is as much about the doing as it is about the results. We love (4 comments)

Can the 20-somethings bail us out of the housing crisis? Can Gen Y, the next big demographic group after the baby boomers, lead us out of the economic downturn? These first-time buyers could lead the recovery and they have the advantage of not having an existing home to sell.

We were slowly getting boxed in with more and more file cabinets to keep the years of paper...paper...paper. So we started looking for an alternative to paper and files and cabinets. We found a great product called PAPERLESS PIPELINE. We talked with Dane Maxwell and he convinced us to give it a test drive. He was always available for any questions we had, he followed up with us regularly to make sure we were using it to its fullest extent, and always asking what he could do to make it better. Foreclosures on FHA Loans and Transfers to HUD - 01/15/11 10:18 PM
If a home owner goes into default on an FHA loan, the lender will try to work with the borrower to avoid foreclosure. If that is not successful, the lender will take possession of that property by foreclosure, but there are other methods of acquisition:
Deed in Lieu of Foreclosure - borrower gives up the property to the lender without a foreclosure sale Custodial Properties - properties secured by a second mortgage or home equity conversion mortgage (HECM), in default, and vacant/abandoned determined by FSM Foreclosed Secondary Held Mortgages (SHMs) foreclosure of a HUD serviced mortgage Home Equity Conversion Mortgages (1 comments)
Negotiating a Short Sale With Bank of America in Equator? - 01/11/11 10:40 PM
I would guess that we have all had our share of frustrating short sale negotiations with Bank of America but today I am feeling just, I don't know, ready to scream. I won't but I would sure like tt. We have mostly been very successful in an acceptable final negotiation for both seller and buyer. We have a full price offer, no closing costs, low expenses and the seller is bringing a couple thousand cash. There is a 1st and 2nd, both with Bank of America. Middle School Students Will Learn to "Get A Life" - 01/10/11 11:13 PM
I am very excited to be participating in a program sponsored by The Jefferson County Chamber of Commerce for middle school students called "Get A Life". Students will learn how to handle money and to purchase things that they will want in life, a home (that's my job), a car, food, clothing, furniture...all the things that we all have to make choices to buy or not buy when we grow up and move out on our own. I am new to this, and I am told I will be given a choice of homes to try to sell to them. They (3 comments)

The HUD Management & Marketing program (M&M) changed to a new format on July 31, 2010. The original M&M contractors were responsible for both the management and sales of HUD homes. The new program, M&M lll, now provides for four different types of vendors for property management and marketing:
Field Service Managers (FSM) These are private companies that maintain and manage HUD homes in a certain area, and are responsible for the inspection, repair and maintenance until sold. Asset Managers (AM) Private companies, they are responsible for listing and selling the homes. Mortgagee Compliance Manager (MCM) Private companies that are responsible for (3 comments)
