Kitchen - 10/31/09 10:00 PM
My kitchen make-over has been going on for almost eight weeks, and has really taken it's toll on me and my aching back. We had planed to do some updating next year, but a mishap in our kitchen sort of speeded things up a bit.
We are in the final stages of getting things back in order, and soon it will be better than new.

I hope all my Active Rain buddies have had a great and a safe Halloween. Here in the beautiful upstate of South Carolina, it has been a rainy, and gloomy day, but on the other hand it made for a rather spooky night.
And to make matters worse, South Carolina is loosing the football game.

Here in the beautiful upstate of South Carolina we have been in drought conditions for the past couple of years.  But not this year. We have had a lot of rain since the first part of the year.
Just because we have had great rainfall does not mean we can be wasteful.

Why So Much Cancer? - 10/29/09 10:17 PM
I find myself wondering sometimes 'why so much cancer"? I know we are not to question some things, but I do wonder. Yesterday I learned of a friend's son in his mid-fortys who has cancer. I just hope they have caught his in time. I have a friend who is in treatments now, and a neighbor who is finishing up her treatments. It just seems to be everywhere.

You just can't beat good chicken, and I think Zaxby's is the best as far as drive-throu goes. Today I got the chicken black and blue zalad, and it was very good, or I was very hungery. I usually just get the snack pack, but today I just needed a change. And of course it is so close to our Keller Williams office.

We are so lucky to be able to live and work in the upstate area of South Carolina.
Our Real Estate Market has been down, but not to the point of other areas in some parts
of our country. This is a beautiful place to live also. The mountains are less than an hour
away one way and the coast three to four hours the other way. We can have it all.

Pictures Of Your Listings - 10/25/09 10:19 PM
Our MLS board has just passed a revision to require an exterior picture of the home you are listing and entering in to MLS. This has always been a touchy spot with me. If there is no picture, I just flip right on by, and I am sure the public does the same thing. This day and time there is no excuse for no pictures. If you can do your job, then do not expect to get paid. Also today it seems to be the norm to also do a visual tour, which is a great thing....

Favorite Get-Away - 10/23/09 10:19 PM
One of my favorite places to visit is Charleston, South Carolina. I love to walk the 'bridge', it is just awesome. Later I like to sample some of my favorite seafood dining. I could never get enough shrimp,
prepared a lot o differant ways. One of my 'places to go' is Shim Creek in the late afternoon, sit outside and watch the boats come in. That is what I call living it up!

It is more imporant than ever to make a GREAT first impression, or stand out in the crowd. Your front porch is often the first thing a potential homebuyer will see. It should be in perfect shape. Add a fresh coat of paint to brighten the front of your house. Also a bench or a chair are a welcome sign, You want your porch to signal the start of something wonderful.

Are home inspections about code compliance, no. Many homes were built before codes were established. When codes were established, many counties adopted their own version of these building codes. It would be impossible to verify the governing code for every time period in every county and make a compliance type inspection. Usually it refers to safety-related items.

When you get a listing, some people would think your work is done, but in so many ways it has just begun. Of course you will enter it into the MLS system, and if you are a member of more than one you may have to enter it a couple of times. Lowes has a free contact system for Realtors, Your company may have a website also, You need to go onto Realtor.com to enhance your listing, and some of the news papers will allow you to enter one time free ad. My husband has taken up golf again, he had played some years ago but had forgotten most of what he knew back then, so he has been playing with a couple of buddies from church. He has had a couple of lessons and doing really well. He just needs to get in more practice and he will do just fine. I enjoy going with him to just be outside and of course to enjoy his company.

I was just wondering what you may think about a virtual tour? Do you use one, or should you use one, and which one? I have heard so many pros and cons about this untill I am so confused. I have been using visual tours for a while, and am pleased with it, but thought there might be something better on the market now.

It's amazing the differance a little bit of decorative wood molding can make.  Frame out a picture window, add deep crown molding to a high cieling, even a simple chair rail in a guest bathroom changes the entire look of the room. I just believe you can not have too much molding.

In the Real Estate business, you have to know your market, and to know your market you have got to know your numbers. When you go on a listing appointment you must know average days on the market, you also must know the price the home should be listed at, if you are with a buyer client, you also need to know your numbers. It's just depends on who you are working for.

Gardeners know you need sun, water, soil, seeds, and plants to make a garden grow. Plus you also need a few garden tools. There are many different types of tools to use in the garden. A newbie gardener often has a hard time deciding what to get. I think there are certain tools that are essential for large or small gardens, no matter what you are growing.

Every day we put ourselves at risk by welcoming complete strangers into a home we are showing or getting into a car with someone we have just met. First, always make sure someone knows where you are going and who you plan to meet, including name and phone number. Always try to schedule first meeting with client in the office. And most of all keep your phone charged and with you. Please be careful, and if something does not seem right, it may not be right.

We had someone come into our office today for a 'lunch and learn' and to talk to us about staging your home for sale. She made a lot of good points, and lunch was good also. Home staging is focused on de-personalizing a home and appealing to the broadest range of buyer tastes possiable.

Removing Wallpaper - 10/15/09 10:20 AM
I am in the process of removing the wallpaper from my kitchen and breakfast room. We built our house thirteen years age and wallpaper was all the rage, now it looks dated, and it is time for a change.
My problem is it is taking so long, and I have damaged some places in the dry wall. Does anyone have any tricks as to a way to speed this process up?

I live in a neighborhood that has a home owners association and it always amazes me as to the yayaya that goes on between neighbors over things they knew from the begining was not the thing to do. We have a few , and yes it is always the same few that we have a problem collecting their home owner dues each year. O well I guess you have some of this going on in the best of neighborhoods.......

Here in the beautiful upstate of South Carolina we have had a lot of rain over the last couple of days. At our house today alone we got close to two inches. Don't get me rong we need it as we are down for the year, but along with the rain we also have much cooler than normal temps. Great night for soup and cornbread.

Confirm that all utilities are on and pilot flames are ignited.
Provide keys for all doors and gates.
Make sure that all domestic animals are secured.
Change or clean dirty A/C filters.
Clean range exhaust filter if there is grease build up.
Check batteries in smoke detector.
Free windows that have been painted shut.
Replace torn weather stripping around exterior doors.
Replace any missing switch or receptacle covers.
Clean gutters and down spouts.
Trim back any limbs that may be touching the roof of the house.
Have a 'happy home inspection'

How sweet it is . The smell of fresh paint. We have just had our den and foyer and upstairs hallway painter and it is so very nice to be almost finished with it. Our painter will finish up tomorrow. He did a very good job, but it was strange to have someone in my house doing my painting, as this was the first time I have ever paid anyone to paint. I have always done it myself. But it is nice to get it done and not have to do it yourself. And leaves more time for the fun stuff … (2 comments)

With the recent tragic news of a Mother and her three small children dying in a house fire in our area, a reminder to please check your smoke alarms to be sure they are in good working, it could be the differance in life or death. In our area if you do not have an alarm, if you call your local fire station, they will give you as many as you need, and if you are unable to install them they will do that for you also. You could not ask for more.

Kiawah Island is twenty one miles south of Charleston with ten miles of continuous beach, five 18 hole golf courses, two tennis facilities, bike trails, boating, fishing, shopping and much more. Over the long term real estate has consistently appreciated, even though periodic adjustmentsin local markets in response to economic conditions. On a national level, home appreciation has historically increased 5-6 percent annually.
