Are home inspections about code compliance, no. Many homes were built before codes were established. When codes were established, many counties adopted their own version of these building codes. It would be imposiable to verify the governing code for every time peroid in every county and make a compliance type inspection. Usually it refers to safety-related items.

Now is a great and perfect time to buy a house. The interest rate are at an all time low, the selection is great, you should be able to find just what you would want in a home. If the news media would find something else to destroy, we could get on with our life.

Buyers - 11/22/09 09:32 PM
This past  weekend I picked up a couple of buyers, from my SOI, and maybe I am not so lucky. Yesterday we worked only by phone, as they were out riding around, finding homes and calling me to check on pricing. Today we preview four homes, and they did not agree on any one of them. They have already called this evening to check pricing on two more houses. Unless the two of them agree on a lot of things, this could be a long time to closing.

South Carolina - 11/22/09 09:29 PM
We are so lucky to be able to live and work in the upstate area of South Carolina.
Our Real Estate Market has been down, but not to the point of other areas in some parts
of our country. This is a beautiful place to live also. The mountains are less  than an hour
away one way and the coast three to four hours the other way. We can have it all.

Do you ever feel you are just stressed to the limit?? Some days are just worse than others, but it seems to be in bunches lately. What with all the bad news on T.V., and just life in general, it makes for long days. Not to mention, when you do finally land a good lead, they wait around until someone else makes an offer on the house they realy want.

In the Real Estate business, you have to know your market, and to know your market you have got to know your numbers. When you go on a listing appointment you must know average days on the market, you also must know the price the home should be listed at, if you are with a buyer client, you also need to know your numbers. It's just depends on who you are working for.

A newbie gardener often has a hard time deciding what to get. I think there are certain tools that are essential for large or small gardens, no matter what you are growing.

It is more imporant than ever to make a GREAT first impression, or stand out in the crowd. Your front porch is often the first thing a potential homebuyer will see. It should be in perfect shape. Add a fresh coat of paint to brighten the front of your house. Also a bench or a chair are a welcome sign, You want your porch to signal the start of something wonderful.

Confirm that all utilities are on and pilot flames are ignited.
Provide keys for all doors and gates.
Make sure that all domestic animals are secured.
Change or clean dirty A/C filters.
Clean range exhaust filter if there is grease build up.
Check batteries in smoke detector.
Free windows that have been painted shut.
Replace torn weather stripping around exterior doors.
Replace any missing switch or receptacle covers.
Clean gutters and down spouts.
Trim back any limbs that may be touching the roof of the house.
Have a 'happy home inspection'.

This afternoon I found a few hours to do one of my favorite things which is to get down and dirty in my yard. With all the rain we have had over the last few days my grass was in need of a cut, had some new weeds peeping their heads out, and some limbs to pick up from the strong winds of yesterday. I am tired but it is a good tired, I have been in one of my favorite places, my yard.

I never tire of talking about my beautiful grand-children. The oldest is eight, going on eighteen, and the youngest is three, but she does not let that slow her down. I look forward to our time togather, and see them as often as possiable. Did I tell you how beautiful they are?
We had them the whole day yesterday, took there bikes to the park, snacks and plenty of fluids and a great time was had by all.

Last night we had a date night . We drove up to Tryon, North Carolina, with the top down on the 'vette, and the drive was really nice.
We had dinner at a small place called Carmi-Lodge, they have Country Ham and all the trimmings. It was so good. Maybe again soon, but we will not have too many more beautiful days this year.

One of my favorite places to visit is Charleston, South Carolina. I love to walk the 'bridge', it is just awesome. Later I like to sample some of my favorite seafood dining. I could never get enough shrimp,
prepared a lot o differant ways. One of my 'places to go' is Shim Creek in the late afternoon, sit outside and watch the boats come in. That is what I call living it up!!!!

I have found a great free website that Lowes has for Realtors. You just log onto 'Lowes REALTOR Benifits.com'. You need to setup your log-in, with your information, and just follow what it says.  You can do three or four FREE mail outs, and they are very nice, One for sellers and one for buyers. It is a great free way to keep in touch.

I have had a great Sunday, after church and lunch with my husband, I was able to spend a few hours in my yard. This is one of my favorite things to do in one of my favorite places. I have been doing a kitchen remodel, so my yard has been let go.
It was very warm today here in the upstate of South Carolina, for November, and I had to take several breaks, but I got a lot of stuff done. Of course there is so much more, maybe an hour or two tomorrow.

Kiawah Island is twenty one miles south of Charleston with ten miles of continuous beach, five 18 hole golf courses, two tennis facilities, bike trails, boating, fishing, shopping and much more. Fall is a good time to take a trip to the beach, and enjoy some great seafood. Hope we can go again soon.

Lead generation is really simple and easy. So be careful that you do not confuse effort and enjoyment. You need to lead generate daily, when you shop, bank, buy gas, there are no bad leads, they are just not equal. Some think 'I don't have to lead generate, if I do a good job, people will just come to me. Some people will find you, but not enough, and not soon enough.

It's amazing the differance a little bit of decorative wood molding can make.  Frame out a picture window, add deep crown molding to a high cieling, even a simple chair rail in a guest bathroom changes the entire look of the room. I just believe you can not have too much molding.

We need every trick and every tool to capture a buyer in todays real estate market, and I believe staging is a great tool to better show off our listings. I have highly recommended staging for the prospective sellers I have talked to in the past year or so, and I believe it has really helped to better show the property. Was just wondering what you think?

Fontana Lake in the Smokey Mountains - 11/03/09 08:29 PM

We went up to the mountain house last week end and it was just beautiful up there. Fontana Lake is just almost full. I have never seem the lake this full. This area has been in a drought situation for over 3 years now and the lake has been very low for the past 3 years. It is just beautiful when it is full. The sight of the house boats actually floating is wonderful. It is much better than seeing then on the dry parched lake bed.

The little town of Landrum is about 10 miles north of my home, near the North Carolina state line.
It is so neet, it is old, and has lots of shops and diners. Around Christmas time they have a Strole,
they sing Christmas carols, and serve lots of goodies. But you do not have to wait until Christmas,
its a fun place to go any day. Great Day Trip.

Every day we put ourselves at risk by welcoming complete strangers into a home we are showing or getting into a car with someone we have just met. First, always make sure someone knows where you are going and who you plan to meet, including name and phone number. Always try to schedule first meeting with client in the office. Well I must confess this afternoon was such a beautiful sunny day in the upstate of South Carolina, I just had to slip out of the office a couple of hours early to work in my yard. This is one of my favorite things to do, and especially after a stressful morning.

Well we have had a 'wedding weekend', getting a niece married. What a beautiful wedding! And not to mention the fun we have had hanging out with our family. I wish Kristin and Tyler the very best, and wish them a long and happy life togather. Our next wedding will be in December.  Can't wait.
