jeff kennedy: What's New in Home Décor? Top 10 Fashion Colors for Fall Provides Clues - 04/29/09 11:52 AM
Paulia forwarded an interesting article to me entitled, "Top 10 Fashion Colors for Fall Provide Clues to What's New in Home Décor" from here. Sellers seeking advice from listing agents who wish to update their properties with the freshest colors can take a look at the fashion industry for direction. A color palette seen first on the fashion runways is picked-up by decorators and builders from wall paints to furnishings, towels and placemats. The Top 10 colors for 2009 can be downloaded and viewed here . This year's color range spans from semi-bold hues to catch a consumer's eye to a

jeff kennedy: Website Hits are UP! This Could Be a Good Sign of Things to Come! - 01/26/09 01:20 PM
Website hits are up! The Kennedy Team's website, www.BestofHotSprings.com expects more than a 33% increase in site hits by the end of January. Historically, this website averages 35,000 hits per month. As of today, with one week remaining in the month, 42,500 hits have been calculated with an average of 1,635 hit per day! That's 470 more hits per day than the usual 1,166! If this increase in web activity continues, and it is expected that it will, The Kennedy Team should have 52,300 hits by the end of January 2009. What a great way to begin the New Year! The Broker

jeff kennedy: Tough-Love Real Estate Marketing Part 2 - 01/06/09 08:42 AM
After posting my initial Tough-Love Real Estate Marketing entry, a number of people asked me to clarify the details of a Paulia Kennedy's 'honesty talk' and what the criteria was for 'being choosey'. Paulia explained that, "We first determine how motivated they are (if they really want and NEED to sell). If they say, 'We don't really have to sell' -- then we really do not want their listing. If the need is there, then we spend a lot of time during the interview process explaining the complete process. We want to make sure they are ready to work with us - which

jeff kennedy: Tough-Love Real Estate Marketing - 01/01/09 08:32 PM
I received an interesting email from Paulia Kennedy last week. She explained me, "We're really getting hammered with new listing calls lately -- seems like we've been averaging about 3 new calls per week. It's getting to be so many, that we really have to be choosey about the properties we list. We have been deliberately honest, upfront and realistic with the sellers. Then after the honesty talk, some of them are deciding to hold off on selling." Having worked with Paulia for sometime now, I am well-aware of the integrity that defines The Kennedy Real Estate Team, so I asked

jeff kennedy: Feed Those Agents Well - 12/31/08 11:32 AM
When we put our northeast home up for sale a few years ago, I remember the day that the real estate agent caravan stopped our home on agent Open House day. There isn't much to say here about that day, as it was an uneventful experience. The agents came, and then they went. So last month when Paulia Kennedy asked me to flag her internet sites to indicate that one of her listing properties was to have an Open House the following week, I didn't think much of her request. I soon learned that this was not going to be a ho-hum event. Paulia explained

jeff kennedy: Buyers and Sellers Become Unrealistic In This Market - 11/01/08 09:30 AM
Paulia and I have been sharing ideas this week for a good blog entry. I have been asking her about behavior changes in buyers and sellers as many have had to rethink housing plans due to a shifting real estate market. I asked Paulia to check her 'send box' to see what types of email questions she has been responding to, as this is a great source of information for the here and now.One such individual who wrote Paulia was interested in purchasing a condo on prime Lake Hamilton property in Hot Springs, AR and gave Paulia a laundry list of

jeff kennedy: The Kennedy Team REALLY Handles Every Last Real Estate Detail - 09/24/08 05:05 PM
As I mentioned in prior blog entries, I often peruse other agent sites to read what services he or she offers for potential buyers and sellers. Many agent sites tout that he/she will not only find the perfect home for their buyers but will handle every last detail up to the purchasing process. What does that really mean; to 'handle every last detail up to the purchasing process'? How far do these services really go? I see that many agents offer more now in the way of resources such as the downloading of reports but that service seems to be the

jeff kennedy: Successful Staging for a Really Specific Market - 09/14/08 09:19 AM
In 2004, when we decided to relocate from the northeast to the southeast due to a job offer, I knew that staging a home was central to a successful sale but I did not realize how REALLY significant this field would become. Now, in researching this blog, I have tremendous resources from which to learn about the staging process coupled with cable TV programs dedicated to just this particular topic. But what I have not read or seen recently is how to directly stage a home for a particular market, which is what I was able to accomplish when we sold

jeff kennedy: Easy Access To Everywhere Could REALLY Mean That The Home Backs Up To An Expressway - 09/04/08 06:44 PM
Hello, This is Janine Gregor, Paulia Kennedy's Real Estate Virtual Assistant reporting today... I am always looking at agent listings to see how properties are described. Although I have conferred with Paulia Kennedy on only a handful of her listing descriptions, when the task has been offered to me, it is something I tackle with pleasure. Paulia makes it easy for me though, (as I have mentioned in prior blog entries) because her listing photographs are really 'so good' and so very detailed that, I can describe a property quite well without even stepping foot on the lot. When Paulia has asked me

jeff kennedy: What are some creative selling techniques that have been used in your area? - 07/31/08 01:51 PM
With lean times come creative minds...and obviously, real estate sales are no different. As a real estate virtual assistant my antenna is always in the 'up' position to be alerted to creative selling. I've collected a few tidbits I'd like to share with our readers. As you know, in a soft market residents must try that much harder to sell their properties if they want to relocate. I saw a news program recently about the increase in home swapping. One family listed their home on Craigslist in the 'home swap' category. I checked it out and it was true! One such ad

jeff kennedy: So You Want to Take Your Own Listing Pictures? - 07/15/08 11:46 PM
As a real estate virtual assistant, I work with many hundreds of listing photos. Some agents hire professional photographers to shoot their listings and others take the pictures themselves. My job is to select the best and try to tell a story about the listing. Regrettably, when I am working with most amateur photographs, it can be an arduous task to portray the home in the best possible design. I have spent much time cropping and/or passing over what could have been a good listing photograph but ultimately deemed unusable. I just cannot always show the public the home at its

jeff kennedy: How fast have you closed a listing? - 07/03/08 01:45 PM
Hello! I'm so pleased to be on board with The Kennedy Team. I've so enjoyed learning about the state of Arkansas and in particular, the unique real estate market of historic Hot Springs. I'll share what I've learned with Paulia's readers on her blog while I attempt to keep pace with Trademark Real Estate's Number One agents! How fast have you closed a listing? Last week, Paulia emailed me that the Kennedy Team had picked up a new listing on a stretch of a Hot Springs' Highway 290. As I was jotting down the particulars to prepare to market the listing
