Thought I would share a recent experience that set me to thinking.... On a Sunday afternoon a couple of weeks ago I had occasion to show a couple of condos. Everything went fine but I was absolutely stunned by what I observed as the buyers toured the property. The sellers of the condo had left their credit card bills for both VISA and MASTER CARD sitting out on a table in plain sight. After we left the property I was still nonplussed that any seller would leave such information out for anyone else to see. In this day and age of identity theft the lax attitude of these sellers seemed like an invitation to disaster.

The next day I picked up the phone and called the listing agent. The listing agent was an agent I knew to be a consumate professional. We discussed the situation and he thanked me for the call. He assured me he would follow up with his clients immediately. This should serve as a warning to all of us. Have we not all had home owners who have been lax about such things? I have had many clients who have kept their bills on the phone desk near the kitchen eating area or some other such obvious place with no thought given to security or identity theft.

As real estate professionals we must instruct and direct our clients relative to the possibility of identity theft. Of course we must do so in such a manner as to not create significant or unwarranted alarm, but we are the professionals and it is our duty to protect the security of our clients. It's time to "Ignore the Headlines"

Time magazine had a great article in the Feb. 25, issue. The title of the article was Ignore the Headlines! A variety of people are quoted in the article written by Dan Kadlec. Peter Lynch and John D Rockefeller, the kind of guys that understand something about both making and managing money are both quoted. Rockefeller famously said "The way to make money is to buy when blood is running in the streets." The article goes on and Lynch indicates that now is the time to buy a home. Kadlec concludes his article as follows, "Risks almost always seem most acute when the headlines give you ulcers. But that's exactly when you should think long term - and get off your thumbs." it as an article worth reading, because it runs counter to all the negative media and it is spot on. Now is the time for investors to jump in and get a great deal on a prime piece af real estate. Our two most recent sales in the last 10 days were bank controlled properties. The buyers in both instances got bargains. It's a great time to buy!

The real upshot of this article is buy now while rates are down because once the rates begin to rise the concurent rise in the house payment will offset any additional savings you might realize waiting for the property to further decline in cost.

OPPORTUNITY KNOCKS!

2008 is going to present the best opportunity to buy real estate that most of us will ever have experienced. The last time we witnessed any significant decline in market values was from 1980-1982, when interest rates climbed into the stratosphere. Sadly the memories of 17%, 18%, and 19% still haunt the deep recesses of my memory. The major difference between the early eighties and today is that mortgage rates today are fabulous in conjunction with lower prices, while in the recession of the early eighties, prices were down but interest rates were sky high and thus no real opportunity to invest existed. Everybody currently renting should examine the very real possibility that they should buy in the next few months, certainly before the end of 2008!! The time is now, the opportunity currently available will not last forever.

Are your goals in writing?

When I ask the question "are your goals in writing?" it assumes that you do in fact have goals. Most trainers will tell you that you are far more likely to reach your goals if they are in fact reduced to writing. Taking it a step further, it is even better yet if review your goals daily. The more you focus on your goals the more likely you are to reach them. Review your goals each morning, again at lunch time and yet again before you lay your head on the pillow. YOU WILL BE AMAZED AT HOW THIS ROUTINE WILL POSITIVELY IMPACT YOUR SUCCESS. BEST WISHES FOR A WILDLY PRODUCTIVE 2008!!!!!
