Aaaaagh….Short Sales. Are we having fun yet? Despite what we are being told, the Short sale process is now easier and streamlined, I have had two just recently after 10 and 11 months delayed then sold to a third party. Both after coming to terms with what the original lender said would be accepted. Talk about wanting to pull your hair out. The new companies wanted quadruple what the original lender was willing to take and ultimately killed the negotiations. Like many parts of the country where investors are gathering to scoop up bank owned and foreclosed homes at below market pricing, California and particularly in San Diego County as in my case are very competitive. Many of my bank relationships are now saying they anticipate the foreclosure backlog we have been waiting to release since June, should start breaking free in November 2009. Good news for those of us with buyers scampering for the limited Bank Owned homes currently available in San Diego County, but will it actually come and does it even matter? Most of the sales these past few years have been sub $500,000 and many less than $300,000. Born in the beautiful North West, living in the greater Seattle area most my life I thought there were few places better in the world to live than Seattle. Now I do like to travel and there are some pretty amazing places out there but especially in the summer there are few that compare to the North West's beauty (and if you like to work all the time, like I did, it is a good climate to do so in). Though contrary to the majority of recent press referencing a slowing local and national real estate market, these last few months of 2006 have proven to be quite a surprise.
