Capital Economics expects the housing crisis to end this year, according to a report released Tuesday. One of the reasons: loosening credit.
The analytics firm notes the average credit score required to attain a mortgage loan is 700. While this is higher than scores required prior to the crisis, it is constant with requirements one year ago.

Once again, we have more reasons for optimism in the Phoenix metro area market.
As we have been observing over the past several weeks, active inventory (homes currently listed for sale) is down 50% from the same time period last year. Additionally, foreclosure inventory has declined dramatically, and the number of sales for 2011 are up 22% over 2009 and 2010.  A 50% reduction in inventory, particularly foreclosure inventory, and a 22% increase in sales is certainly positive for our market.

The U.S. House and Senate yesterday restored FHA loan limits to the level they were at before they were allowed to expire at the end of September. As a result, the limits will rise to 125 percent of the area median home price from 115 Percent, up to a  maximum $729,750, from $625,500. The National Association of REALTORS® (NAR) estimates that several hundred counties where FHA loan limits fell at the end of September will now rise back up to the previous level.

Active listings: have risen by 190 units over the beginning of last month. As of November 3rd, we sit at 27,144 Actives for Single Family Homes. Condos. Sales are at 7887 for the last 30 days (as of November 3rd), up by 399 units from September 2011.  We are currently sitting at a 3.4 months of supply. If you subtract out the AWC Contracts (which are included in Actives in the Cromford Report), we are at 2.6 months of supply. Today we reached the 100,000 point mile stone on Actve Rain. It always amazed me that people have registered 100, 200, and some over 1 million points writing on Active Rain. If you follow the national news, real estate is a buyer's market.  But in the Scottsdale/Phoenix area, over the past several months, new trends are emerging.  Scottsdale-area housing market is turning because of shrinking inventory. There are less distressed sales, and those that are desirable are under contract in a flash. Record sales were recorded in March and April (exceeding sales from the height of the market in 2005 - 2006).

10 States With the Highest Foreclosure Rates
For the 56th straight month, Nevada continued to have the highest foreclosure rate in the country, where one in every 118 homes received a foreclosure filing during August, according to the latest figures from RealtyTrac.
Nationally, 1 in every 570 households received a foreclosure filing in August. 
Meanwhile, five states accounted for 53 percent of the foreclosure activity in August, led by California. In California, 59,383 properties received foreclosure filings last month. The state saw a 55 percent month-over-month increase in default notices.
