glendale real estate: Seal Team War Dog in Action - 02/10/12 06:02 PM
Seal Team War Dog in Action
When U.S. President Barack Obama went to Fort Campbell, Kentucky, last week for a highly publicized, but very private meeting with the commando team that killed Osama bin Laden, only one of the 81 members of the super-secret SEAL DevGru unit was identified by name: Cairo, the war dog. Cairo, like most canine members of the elite U.S. Navy SEALs, is a Belgian Malinois.  The Malinois breed is similar to German shepherds but smaller and more compact, with an adult male weighing in the 30-kilo (66 lbs) range. German shepherds are still used as war … (4 comments)

glendale real estate: Housing Crisis to End in 2012 as Banks Loosen Credit Standards - 02/10/12 10:17 AM
Housing Crisis to End in 2012 as Banks Loosen Credit Standards
Capital Economics expects the housing crisis to end this year, according to a report released Tuesday. One of the reasons: loosening credit.
The analytics firm notes the average credit score required to attain a mortgage loan is 700. While this is higher than scores required prior to the crisis, it is constant with requirements one year ago.
Additionally, a Fed Senior Loan Officer Survey found credit requirements in the fourth quarter were consistent with the past three quarters.
However, other market indicators point not just to a stabilization of … (1 comments)

Veteran Life in Arizona
The numerous sunny days, warm weather, and striking landscapes are just a few of the many reasons why people are often drawn to Arizona, and the same goes for veterans. After service, many Arizonian veterans are eager to lay down some roots, and desire to start doing so by purchasing a home. However, the weak economy and the aftermath of the housing market crash haven’t exactly made obtaining a conventional mortgage loan easy. In fact, in many instances, the large down payments and high credit scores required can make it nearly impossible.
However, veterans don't need to … (0 comments)

glendale real estate: Real Estate – Is it a Buyer’s Market? - 10/22/11 11:46 AM
Real Estate – Is it a Buyer’s Market?

If you follow the national news, real estate is a buyer's market.  But in the Scottsdale/Phoenix area, over the past several months, new trends are emerging.  Scottsdale-area housing market is turning because of shrinking inventory. There are less distressed sales, and those that are desirable are under contract in a flash. Record sales were recorded in March and April (exceeding sales from the height of the market in 2005 - 2006).

While there are still distressed sales appearing, you’ll need to prepare yourself in advance so you understand our local market … (11 comments)

glendale real estate: Maricopa County Arizona Market Update - 07/22/11 08:27 PM
Maricopa County Arizona Market Update
We are always fascinated by the Phoenix real estate market.  Supply has been falling dramatically, and we have been in a seller’s market for several months, and yet the level of distress is continuing to hold prices down, however, the number of foreclosures have decreased significantly, so the more quickly we can move through the short sale inventory, the better.
Typically, a balanced market is 5.5 months.  According to the MLS data, the only market in the Phoenix metro area that is a buyer’s market is Paradise Valley, and even so, that’s not by much.  Fountain Hills … (6 comments)

For decades, cities have been growing rapidly. Human as we are, we are responsible for our actions and the effect it has on our coexistence with other species and life here on earth. It is refreshing to know that some cities and communities have acknowledged this problem, and are taking action in providing refuge for life and nature.
As the first step to every intervention is awareness: make it known to everyone involved of the problem and the situation and educate them on the matter. In this case, everyone and anyone breathing is involved.

Maricopa County Arizona Market Watch
The last few months have been confusing as to why the local media in Phoenix has not run any stories about the positive indicators in our current market, and I'm glad to know that I'm not alone!  Mike Orr of the Cromford Report posted on his "market summary page" the following: "Everyone seems convinced that prices can only fall further, yet demand is rising and supply has been falling like a rock dropped off a cliff for 6 months now. It comes down to one simple fact: people believe what they want to believe. The facts do … (0 comments)
