There has been speculation about "shadow inventory," or properties already foreclosed upon by lenders that have not yet been actively placed on the market, for the past two years. According to County records, there are currently 13,634 such properties, not the 30,000 or more that had been suggested in the rumor mills. As we have observed over the past few weeks, inventory is making a slight swell, and absorption is decreasing slightly (although data indicates that August was an improved month for sales over July).
