homes for sale in lancaster pa: Don't Blow Your Home Inspection Deadline - 03/08/11 07:19 AM

One of the things that may bite you as a homebuyer is missing a deadline set in the contract, and one of the most troublesome deadlines is the inspection contingency deadline. homes for sale in lancaster pa: Lancaster General Hospital Homebuyer Settlement Assistance - 04/18/08 02:17 AM
Lancaster General Hospital is a large Lancaster city PA operation with an expansion program underway in 2008.  It's an employer hundreds of local residents - I regularly work with homebuyers who are either already employed there or looking for employment there.  The hospital has created a cutting-edge "Home In the City" homebuyer settlement assistance program I wanted to tell you about.
In an effort to promote employee home ownership as well as encourage employees to walk to work, Lancaster General Hospital offers mortgage insurance and settlement cost assistance (which means closing costs help) in the form of loans up $10,000 (recently … (7 comments)

homes for sale in lancaster pa: When's The Peak Time To List This Year? - 04/10/08 08:17 AM
I love data - it dispels the rumors and heresay. Speaking of data, I thought I'd share a new chart that shows the "curves" for new listing activity and sold homes for Lancaster County, PA (residential properties):Clearly April, May & June were the favorite time to list last year. Assuming that the desirable homes went under agreement relatively quickly, and assuming a 30-day window to close the sale, we'd expect to see a bump in sales continue into August...and we did. So there it is - try to give me a call within the next month to get your home prepared … (4 comments)

homes for sale in lancaster pa: Lancaster City Homes Sales vs. The County - What's Really Happening? - 04/08/08 04:21 AM
Lancaster City is the "hot topic" these days...everything from the surge in First Fridays activities to living roofs planned for Lancaster City buildings.  Near the top of the discussion list is the continued development of the Lancaster City market for homes.
As a preferred Realtor for Lancaster City home sales, I spend a lot of time downtown and in the various neighborhoods of the city.  Frankly, it's a blast!  I always enjoy meeting the community and seeing new & interesting architecture (the camera is always handy).
However, there's a lot of talk out there about how wonderful things are but no good … (8 comments)

homes for sale in lancaster pa: Lancaster City Living Magazine Is On The Newsstands! - 03/12/08 06:28 AM
Lancaster City Living, our local city living advocate and information source, released their Spring/Summer issue of Lancaster City Living Magazine last week.  This magazine is unique in that it brings together many of the great things Lancaster City residents love in one place - the restaurants, galleries, attractions, theatres, neighborhoods and much more.  I like this magazine because it puts the whole city down on paper for my homebuyer clients to study, which helps me immensely when I have to explain the different areas and markets within the city limits.
Lancaster City Living has had an eventful first year under the able … (2 comments)

homes for sale in lancaster pa: Does "Exact Pricing" Really Help Get More Money? - 02/25/08 06:25 AM
According to a Washingon Post article, homes priced at an "exact" amount tend to sell for more that homes priced with lots of zeros.
Researchers at Cornell (spending those grant dollars well, I see) conducted lab tests last year on graduate students (?) and examined sale prices in a couple of busy locations in the US.  How they accessed MLS data is anyone's guess...
Anyway, the results were that people tended to view the exact price more favorably than the "big number" price.
"The study concluded that because people are used to precise numbers for items that don't cost much and to round … (12 comments)
