An EF2 Hit The Poconos Today - 07/29/09 10:29 PM
 
An EF2 tornado ripped through the Cherry Valley area at about 1:40 p.m. on Today (Wednesday), leaving behind heavy damage.
 
STROUD TWP - Scattered but heavy damage is reported from what appears to be a tornado that hit the Cherry Valley area south of Stroudsburg, shortly after 1:30 Wednesday afternoon. 
Roofs were blown off some structures.  At least one home lost an attached garage.   Dozens of threes are down.
Cherry Valley Road between Blakeslee Road and Route 191, remained closed as of 8 p.m., because of numerous downed trees.  PennDOT expects the road to reopen by late evening.

The associated press said we are in a three-month streak in an upward rise in existing home sale which hasn't happened since 2004, which was during the housing boom.
It also appears the turnaround in the housing market is finally here and indeed may be gaining some speed!

Sales of newly built homes rose 11 percent in June over May's levels, but they were 21.3 percent below June 2008's number, the Commerce Department reported yesterday.

H.R. 1728; Mortgage Reform and Anti-Predatory Lending Act - 07/27/09 12:03 PM
Has anyone heard anything about H.R. 1728?
 
This is bill has been created to amend the Truth in Lending Act and is reform for consumer mortgage practices, provide accountability and to provide certain minimum standards for consumer mortgage loans.  
It permits a consumer to assert a right to mortgage loan rescission as a defense to foreclosure.
It prohibits specified practices, including: (1) certain prepayment penalties; (2) single premium credit insurance; (3) mandatory arbitration (except for reverse mortgages); (4) mortgage loan provisions that waive a statutory cause of action by the consumer; and (5) mortgages with negative amortization.
 This could be scary stuff.

Looks Like A New Bill Could Extend $8000 Tax Credit To All Home Buyers - 07/27/09 11:45 AM
 
The Bill makes the following changes to the current law: 1. Extends the deadline from Dec. 1,'09 to Jan. 1, '11 2. Eliminates the income restriction to qualify for the credit 3. Opens up qualification to ALL BUYERS, not just First Time Buyers.

The stock market hit 9000 yesterday, first time since January 2009.
 They say that a few of the reasons are:
Realestate up in June 3.6%
Ebay is up
AT&T is up
Cash for Clunkers up to $4500 for trade ins. The newest car campain. US Senate passed a $1 billion Cash for Clunkers bill. This program begins today. Here is the website for more info http://www.cars.gov/.
The continued dollars for first time buyers $8,000
All sectors are up.
This could be a leading indicator for the future.

Arrowhead Lake; Follow Up to The Fishing Derby - 07/20/09 06:26 AM

The Fishing Derby was a big success. This was the 10th year for the derby.
Ten years ago there were 40 kids this year there were approx. 175 kids.
The kids got to stock the lake with fish. The kids walked away with a hat and some type of door prize and most of all great memories.

Agents Not Showing other Agents Listing is it a disservice to the public? - 07/17/09 11:46 AM
I just had to share this.
Today I received a call from a buyer.
This buyer called another local national company prior to me in the area to see homes.
The other agent said there was only one house in their price range.
 After I did a search I surprisingly found 8 in that price range.
The reason why the other agent said 1 (one) is that is how many listings the agent has in that price range.
The buyer was surprised to know that there were 8.
My comment was "we show every ones listing".

This past Sunday July 12, 2009 Was Christmas in July at Arrowhead Lake.
The kids loved it and I think some of the Adults liked it toooo.
From 1-3 pm there were crafts and a cartoon for the kids cost for the crafts was $1.
The cartoon was Rudolph and Frosty's Christmas in July.
Santa and Mrs. Santa arrived at 2:30 pm.
As the grand finally there was an all you can eat homemade Dinner just like Christmas day that was from 5-7pm and Santa and Mrs. Santa was there for that as well.

So how long are rates going to stay down this time?
Someone tell me why the rates are like a seesaw.

The total value of distressed commercial real estate reached $97.8 billion in June, doubling every three months since December 2008. Not good.
Foreclosures of commercial mortgages reached a 3.2 percent delinquency rate in the first quarter of 2009, up from 1.8 percent in the first quarter of 2008. Also not good.
