Even with home prices at their most affordable level in years should we not request or demand from buyers a BFI, A Pre-Qualification, 24 hour notice for showings? Does this not begin the process of are they tire kickers, window shoppers or true buyers? How will they be during the buying process? I think It could be one of the smartest things we could do. I guess it really comes to your business goals?

Looks like if you are in New York you get an added bonus as a first timer. First-time home buyers in New York have an added incentive. Thanks to a new tax credit equal to 20 percent of their annual mortgage interest. The New York State Mortgage Credit Certificate, which they say lasts for the life of the loan, is projected to save some borrowers as much as $30,000 over the years. More Good News!!! The associated press said we are in a three-month streak in an upward rise in existing home sale which hasn't happened since 2004, which was during the housing boom. It also appears the turnaround in the housing market is finally here and indeed may be gaining some speed!

Sales of newly built homes rose 11 percent in June over May's levels, but they were 21.3 percent below June 2008's number, the Commerce Department reported yesterday. The Bill makes the following changes to the current law: 1. Extends the deadline from Dec. 1,'09 to Jan. 1, '11 2. Eliminates the income restriction to qualify for the credit 3. Low mortgage interest rates boosted pending home sales for the third consecutive month, with some benefit now from the first-time buyer tax credit, according to the latest numbers. "Housing affordability conditions have been at historic highs, but now the $8,000 first-time buyer tax credit is beginning to impact the market," he said. sellers: Contracts Up 1st Time in 8 Years - 06/03/09 04:53 AM
The national news this morning had more good news for our industry. They reported that the National Association of Realtors reported yesterday its seasonally adjusted index of sales contracts signed in April increased by 6.7% which far exceeding analysts forecasts. Its the biggest monthly jump since October 2001, and pending sales rose 9.2 percent. They indicated rates remaining low and the $8,000 tax credit is what continues to be the motivator and may signal the slump is ending. Sounds like good news to me!
