tenants: Save on your water bills at apartments! - 05/22/08 11:28 AM
Hello everyone, I heard this idea recently, so I thought I'd pass it along: If you have the older 3 gallon tank toilets in your rentals and You pay the water bill, consider replacing them with a newer, 1.6 gallon toilet. This relatively small amount of expense will save lots of gallons of water, thus reducing your water bills, while helping to conserve water- GO GREEN! Another even less expensive way- fill up a couple of 12 ounce pop bottles with rocks or marbles, cap it and place them inside the tank, thus making the water usage smaller inside the tank.

tenants: tenants too noisy? - 01/10/08 06:27 AM
This blog is intended to find out what a landlord does to combat/deter tenants that play music too loud, or in the middle of the night, disturbing other tenants in the building, or nieghbors. Other than having terms placed in the lease, I was curious on what others did in the form of actual actions and procedures when the complaints come in... Please give me your thoughts: how many warnings do you give them? When do you give them something in writing? What is your tolerance level? Let's make this blog a true interactive post, in order for everyone to learn some helpful tips! Thank

tenants: Vacancy walk-through for your rental unit-tips to save you money - 12/21/07 06:01 AM
Here's 10 ideas that I use when I enter into a rental unit that has been vacated from a past tenant: 1) Save on utility bills! I turn down the refrigerator settings (they're usually cranked all the way up from the tenant). 2) Set the furnace at a lower heat setting, again, you don't need to be heating up a vacant home; but keep it warm enough to not freeze pipes, and be able to warm it up quickly for a showing. 3) Check the furnace filter. Most of the time, tenants will not perform a routine changing of the filter, even if you supply

tenants: Finding Tenants Continued - 11/17/07 07:10 AM
Need to find better quality tenants? Instead of spending money hand over fist in your local newspaper, go online and post your rentals available. I like the cost (free), and you may find that the grade of tenants might be higher. Another way to find tenants is to contact your local shelter organization. Don't call the actual shelter, but the case workers that are behind the organization that actually deal with helping those who have run across hard times for some reason, and are working hard to get stabilized in their life. I find that the case workers actually screen these people,
