cash out: FHA cash-out loans - Beware of a possible change!!!! - 10/24/08 09:35 AM
 
There has been talk that FHA is going to reduce their cash-out LTV. At this moment, there are 2 different types of maximum cash-out's. 95% & 85%.....  There are different quidelines for each cash-out mentioned above. FHA Loans cash-out LTV's. (the two current types)
 
 
From speaking to a few people, it looks like FHA will go back to the 85% LTV for cash-outs. The main reason behind this is because the 95% cash outs aren't performing as well as they would like.  It's a shame, because I think this is a great FHA loan program.  I have closed … (24 comments)

FHA has so many programs for those that are looking to purchase a new home and or refinance their existing home. And just for the record, FHA is not the end to all problems. There are 100's of programs out there other than FHA. But what you need is a loan officer that not only has these other programs, but a lender that has FHA as well. As I have stated in so many of my blogs, FHA has some great financing options to help those home owners that tend to have less than perfect credit. FHA has 2 types of streamline refinance options.  The FHA streamline refinance with an appraisal and without an appraisal. 
Two main features of these streamline refinances is that you don't need to qualify in regards to both income and credit. UPDATE : August 23, 2008 --  Cash Out Mortgages - FHA loans vs Conventional loans - Part 1
 
FHA has a "cash-out" and a "no cash-out" refinance. There is are few major advantages when applying for a FHA cash-out refinance than possibly doing a conventional cash-out refinance.  All scenarios are for primary residences only.
 
 
 
FHA 95% cash-out guidelines :

The media, it's just news which is not always accurate. Sometimes the news is based on facts, sometimes opinion, and sometimes a combination of both. 
I have read many blogs in the last several months taking one side or the other, pointing the finger at several of the different industries that are related to the world of real estate. Sure, some even mentioned that the consumer needs to be accountable for their actions.
