florida: FHA mortgages -- What's all the hype? - 08/30/07 08:38 AM

FHA, FHA, FHA.......  why are more companies doing FHA now than they did in the last 5 years? In my opinion, this is a good thing, yet a scary thing. Why do I say this?  So many lenders and loan officers are now jumping on the band wagon because other financing alternatives are not there anymore.
Peter G. Miller, a columnist for Reality Times mentions that the last two weeks of July showed an increase of 49.1 percent in FHA mortgage loans. He also states that applications for purchases were up 6 percent while refinances grew by 82.6 percent. Wow, why are … (18 comments)

florida: Renting vs Buying -- Showing the difference in $$ -- Part 2 of 3 - 06/19/07 08:52 PM

Okay, so I gave you some pros and cons of buying a house in Part 1. You seem to be feeling good and confident. That's great...... Tip : Keep your focus and don't be talking to too many people outside of the loan officer that you are speaking with. That's if you have picked one by now. And by this I mean don't ask in depth questions to your parents, friends, neighbors, etc, etc. There is a reason for this. Programs change yearly and so does the way of financing. The biggest thing, rates can change daily! What your friend … (11 comments)

florida: Who is to blame, the listing agent or the seller? - 02/22/07 10:29 AM
How do we see ourselves as realtors, loan officers, staggers, real estate attorneys, appraisers, and just as individuals in general.  Sure, the picture to my right might be a little obscured in what I am about to talk about, but there is a meaning behind this.
I received a new lead from Ravi Shah here on Active Rain. I haven't met Ravi yet, but we have talked many times on the phone and through e-mails. I first met Ravi on ActiveRain in December of 2006 and we have gotten to know each other recently, hoping to meet in person soon, hence why … (15 comments)

florida: The strength of Active Rain & "you" as the community........ - 12/05/06 11:11 PM

Today was an interesting day. Marc Blasi started us off with a blog yesterday which I took to the next level. Since then, there have been about 4 other blogs that have been featured, related to the topic that Marc had discussed. Rich Jacobson had made a few comments in my blog,New Group Confusion - Part 2... A spin off blog. - Retaining new members on Active Rain, which happened to have been opposite of what my blog was about. He challenged myself and other's on Active Rain to be patient. You need to read the blog to find out more. But … (46 comments)

florida: The Best Is Yet To Come - 11/18/06 04:57 PM
The soothsayers (truth, reality) are back, predicting the "sad" fate of the national housing market. All we have heard lately is that the industry experts have come out of the woodwork and are reporting glooming and dooming reports for the enitre industry. Many realtors and lenders are mentioning this throughout the U.S. And because of these reports, opinions are being formed that the foundation of our economy is in the process of crumbling. And part of this is due to the rising interest rates and the inflated home values.
Well, if we can put aside the negativity and all drama that comes … (12 comments)

florida: Top Trendsetters to watch in your upcoming markets…… Part 1 of 3...Baby Boomers & Echo Boomers - 11/16/06 11:41 PM
Reviewing the rate issues at hand, job losses, and more homes on the market with fewer buyers, one of the most basic questions that you should be asking is.... "Who's buying homes now?"  And we can take the next step to a larger question at hand. "Who will be driving the residential real estate market?" And "Who is my business."
There are a few key emerging markets transpiring. The baby boomers & echo boomers, single women, and the Hispanic sector. Basically trying to understand these markets by figuring out how they influence the market and where to find them.
We … (36 comments)
