jeffbelonger: Dealing with Negative Situations................... Part 2 -- Negative People - 04/03/07 08:48 PM
Negative people can tend to be like germs. They can eat away at you, make you sick, bring you down, and have an impact on your business and personal life. About a week ago, I wrote Part 1 -- "You have been fired"................... Part 1 -- Negative People Trust me, I hate talking about negative things just for the main reason that I don't want to sound negative. But it's always good to talk about things, good or bad. One source of therapy is to talk about it, confide in a friend or colleague, or... yes, seek help if there is

jeffbelonger: An Introduction to Haddonfield New Jersey..... - 03/31/07 10:53 PM
Haddonfield, New Jersey is located in Camden County which is located in Southern New Jersey. As of the United States 2000 Census, the borough had a total population of 11,659. Haddonfield is an unique town because of it's friendly residents, the close knit community, and because of its many special events that it holds each year. It has a an old, rustic look because of the many old homes that have been maintained throughout the years. As a resident of Haddonfield for 3 years now, I have grown to love this town and just enjoy the people and events that take

jeffbelonger: Weather vs Mortgages....... - 03/16/07 08:45 PM
After hearing so many people talk about the recent market change in regards to certain loan programs dropping off, that many of them have seen this coming, it made me think about the weather. Where can you have a job that you could be wrong 50% of the time? I can think of one of them, being a weather person. The other, predicting the market. This weekend is a great example. Here on the East Coast, the weather forecast that was predicted 2 days ago was calling for cold temperatures to be in the low 40's for Saturday and Sunday. When they

jeffbelonger: RUMOR ALERT..... 100% loans fading/non-existent.... but are they? - 03/13/07 10:22 PM
So, 100% loans are just about out of the picture now? I read this particular blog here on Active Rain today, No More 100% Loans. For lack of better words, this fueled my fire for writing this post. And reading the comments, some are now mislead, because of what they read. Thanking the writer for her information. I have always believed in educating the public, (As PROFESSIONALS, we need to RAISE the bar & educate consumers..) may it be the consumer looking to purchase a home or to refinance their current mortgage. But we also need to make those in the

Game 1 #4 Seed #1 Seed AND
Pitts defense has given up more points in the last 5 games..... I know their big guy wasn't playing in a few of those games. Aaron Gray is a good 7'1".... but Padget has been playing some good solid ball. And they have Caracter that can come in and play. So, if there is some foul trouble, look for the freshman, Caracter, to step in. If the Cards can shut down Gray.... and keep their fast guards at check.... My prediction : Louisville 68 Pitt 65

jeffbelonger: How much does weather affect the sale of your home? - 03/09/07 10:08 AM
In some parts of the country, winter was mild. But in others, they actually had more snow in a shorter time period than usual. Is the housing market slow in your area because of past and or current weather conditions? Better or worse than last year? What did you see this year in the market, depending on your region? An article in the National Association of REALTORS®, http://www.realtor.org/news_releases/2007/_weather.html, talks about the decline of pending home sales in January due to unusual weather patterns. This was taken from the article. The Pending Home Sales Index,* a leading indicator for the housing sector based

jeffbelonger: Big East Quarterfinals Game......Villanova (22-9) vs No. 9 Georgetown (23-6) - 03/08/07 08:45 AM
AND As you can see, G'town visited Nova on the 17th of February and won by 3 pts. Neutral court today, but closer to home for the Nova fans. These two teams have split a game a piece against each other this year. 1/8/07 GT 52 - VILLA 56 Question.... Nardi went out in the Nova/DePaul game in the first 5 minutes of yesterday's game. He twisted his ankle and their is no inication of his status for today. But the Freshman Reynolds stepped up and had a great game. Sumpter needs to repeat what he did yesterday also. Nova is a

jeffbelonger: As PROFESSIONALS, we need to RAISE the bar & educate consumers......... - 03/07/07 01:56 AM
TAKE CHARGE..... should be everyone's motto in the mortgage and real estate industry. Not only educating consumers, but those that we work with. Many of you, as myself, have become fed up with people in our perspective roles. These individuals either use 'trust' as a weapon against a potential client and or 'seduce them' with false promises. Another concern in the last year has been those individuals that are either not knowledgeable in their profession or those that purposely withhold the solution to a problem just so they can make a quick buck. jeffbelonger: The Joy of a HAPPY client......... thanks to an Active Rain member - 03/01/07 06:59 PM
I live in a very quaint, humble, friendly town called Haddonfield, New Jersey. We have about 8 restaurants in a town with about 12,000 residents. About half of these restaurants are well-known in the Southern New Jersey area and I am getting to know them as the year goes on. Well, in the middle of last week, I decided to take someone to one of these restaurants. The restaurant that we visited was called Duo Italian Bistro. It happened to be a late dinner of about 7 pm and we were one of the last ones to leave. I had the pleasure

jeffbelonger: Russian Roulette.... Are you killing yourself with certain loan programs? - 02/27/07 11:58 PM
Russian roulette ..... okay, so we aren't using guns here in this example. But who is actually pulling the trigger per se? You or the lender? Lisa Hammerstein had written to me last week asking if I could explain why so many clients are pursuing 100% financing. I thought, gee, this could be a tough one. There are so many reasons and much of it will be based on opinion followed by some facts. Besides, a little boring for many of you, since this won't be a funny story. Reasons why we are seeing more 100% financing now than ever

jeffbelonger: Has the Real Estate market been forged or fradulent? - 01/21/07 04:31 PM
Over the past several months, we have talked about how lenders or loan officers and how they commit fraud and what to look for. I read an article in Business Week called New Listing! (Sort Of). The gist of it, real estate fraud is one of the fastest-growing white-collar crimes in the United States, and the FBI notes that it could quickly become a national financial epidemic. In regards to the article from Business Week, it talked about another type of scam per se. Real estate agents that manipulate the MLS (Multiple Listing Service) system. But what I want to talk about is how this

jeffbelonger: My 100th Post...... trying to pull a Rabbit ouf of the Hat... - 01/15/07 12:47 AM
Well, where to start. I have been pondering this all day because I have recieved a few e-mails telling me that they have noticed that my next blog was going to be my 100th and to make it good. Sure, do we all like to get noticed? Yes, we are human with egos. But some have larger egos than others and a few of us are considered humble also. But we can learn from each other and even from ourselves. I first came to Active Rain on October 1st because Brian Brady & Nima Rezvan had been bugging me to check out this site since August.

jeffbelonger: Okay, so you know what you want? -- People Skills -- Part 2 of 2 - 01/07/07 11:13 AM
People skills seem to lack in many professions. One reason is because they allow the client to take control, as this was talked about in my first blog, You are begging me to lie to you!!!! People Skills : Part 1 of 2 . Yes, Knowledge is extremely important and in my job, I use this to my advantage over my competition. As seen by the chart to my right, it strongly states that your people skills are far more important than what you know. Now, I will have to disagree a little on the percentage that they derived from. Not sure

jeffbelonger: You are begging me to lie to you!!!! People Skills : Part 1 of 2 - 01/06/07 11:04 AM
Understanding people and connecting with them can seem hard at times. Especially when that client seems that they think they know what's best for them and just wants to hear what they want to hear. Example: I had a client the other day that apparently was shopping his mortgage around and had spoken to 8 other lenders. The kicker, everyone was giving him indefinite answers. And one company even said they could do it, but changed things around last minute. I start to ask him questions and some appear to be personal. ie: income, how much money do you have and

jeffbelonger: The City of Brotherly Love: Part 5 of 6 - Philadelphia Colleges & Universities ...... A series of blogs. - 11/28/06 01:39 AM
Don't let this picture scare you in regards to your kids going to college. This just happens to be a clasic when it comes to movies, Animal House , in 1978. But Philadelphia has some of the best Colleges and Universities in the Northeast Region. The University of Pennsylvania, once known as The Academy of Pennsylvania, was founded in 1749. Making it the oldest school in the Philadelphia area. There is some disagreement about Penn's date of founding because of a certain log found at Princeton University. But because of the uncertainties surrounding this, there is some connection between this school
