jeffmortgageman: Business Card tips -- Part 2 - 07/24/07 07:46 PM

I wrote a blog back in December, Business Cards can help you move your career forward.... I received an e-mail today from Dena Stevens who gave me the idea to write more about business cards and what many of us learned from my first blog about this.
There are several different ways to think about the look of your business card.
Do you want it to be full of color? Do you want your picture on it. Do you want a lot of information on it or not much at all. Large print?  Small print?Do you want your slogan on it?A professional … (76 comments)

jeffmortgageman: Mortgage Shopping -- Rate vs Payment...... - 04/18/07 10:38 PM

Me - "What kind of payment do you want and or feel comfortable with?"
Consumer - "I want that rate of 5.5%."
Me -  "Your payment is going to be $2,500 based on that $200,000 house ."
Consumer - "That's too much. Why is it so much?"
Me - "Sir, it would be better if I asked you a few questions first. Again, what payment would you feel comfortable with? 2nd, what are your goals? (I would go into more detail at this time)  These are 2 great questions that will allow me to get to know more about you, so I can … (23 comments)

jeffmortgageman: Understanding FHA financing.... Part 2 -- Creative Financing & no money down - 04/18/07 03:07 AM

The easily recognized HUD symbol shown has given confidence, trust, and hope to first-time home buyers over many decades. HUD programs have enabled millions of people to fulfill their dreams of home ownership and enjoy a richer and fuller life. The HUD symbol signifies that discrimination based on race, color, religion, sex, family status, or disability is prohibited.
In my first blog,Creative FHA financing -- No money out of pocket from the buyer! Part 1, I talked about using non-profit companies to help a consumer get into a property with little or no money out of pocket. These programs came out in … (35 comments)

jeffmortgageman: Help, I can't make my mortgage payments....... - 04/15/07 03:40 PM

The media, it's just news which is not always accurate. Sometimes the news is based on facts, sometimes opinion, and sometimes a combination of both.
I have read many blogs in the last several months taking one side or the other, pointing the finger at several of the different industries that are related to the world of real estate. Sure, some even mentioned that the consumer needs to be accountable for their actions.
What we have now is an epidemic of foreclosures and 1st payment defaults on loans across the United States. Did we see the writing on the wall? Or does the … (27 comments)

jeffmortgageman: The difference between a Pre-Approval and a Pre-Qualification letter. - 04/10/07 07:49 PM
Do you know the difference, as a consumer or even as a realtor? It can be deceiving when shopping for a home, because you might think that you are fully approved, but you aren't. Why doe this matter? There are several reasons why.
Pre-Qualification Letter
Just a standard letter by the lender stating that they have either verified your information over the phone or from your originals. The loan officer will review the information, anything from credit, to income, and with regards to assets. They then will place you in a certain program and go over the details with you. Usually … (35 comments)

jeffmortgageman: Attracting business in a down market....2007! - 04/08/07 12:43 AM

Do you want to grab your market share? As market reports come out for 2007, we are now understanding that many areas are feeling a squeeze in business. I have been in the mortgage business for 14 years and this is the worst that I have seen it. Now, there are reports from some people that business is the best that it's ever been, which is great. But whatever the case might be, you want to attack your business from all different angels, and not just wait for it to come to you. You hold the world per se in your … (54 comments)

jeffmortgageman: Dealing with Negative Situations................... Part 2 -- Negative People - 04/03/07 08:48 PM

Negative people can tend to be like germs. They can eat away at you, make you sick, bring you down, and have an impact on your business and personal life. About a week ago, I wrote Part 1 -- "You have been fired"................... Part 1 -- Negative People
Trust me, I hate talking about negative things just for the main reason that I don't want to sound negative. But it's always good to talk about things, good or bad. One source of therapy is to talk about it, confide in a friend or colleague, or... yes, seek help if there is … (19 comments)

jeffmortgageman: An Introduction to Haddonfield New Jersey..... - 03/31/07 10:53 PM

Haddonfield, New Jersey is located in Camden County which is located in Southern New Jersey. As of the United States 2000 Census, the borough had a total population of 11,659.
Haddonfield is an unique town because of it's friendly residents, the close knit community, and because of its many special events that it holds each year. It has a an old, rustic look because of the many old homes that have been maintained throughout the years. As a resident of Haddonfield for 3 years now, I have grown to love this town and just enjoy the people and events that take … (12 comments)

jeffmortgageman: Leigh Brown, consider yourself off the Jeff Belonger Hot Seat....... An Interview!! - 03/27/07 03:14 PM
If anyone has ever watched ESPN, they have a show called the "Budweiser Hot Seat".  Individuals that are interviewed from ESPN's analysts looking for answers to questions unanswered from the past. Those that have not measured up to the fans expectations at times. My interviews won't be so much to those that have not answered questions in the past or measured up, but those that we see around Active Rain, that have a voice. Who share their thoughts and or opinions, write good blogs, but at times, controversial blogs. Those not afraid to speak their mind at times, but more so, … (28 comments)

jeffmortgageman: The Tomb of the Unknow Soldier...... - 03/24/07 11:33 AM
I wanted to share this with everyone. I was out with some friends the other night and this came up in discussion. I found this extremely interesting. Most of what is mentioned, I never knew about. This is great for you history buffs.  Especially number 6, the physical traits. Pay attention to this one.  Why do we guard the grave of an Unknown Soldier?
War has always taken our best and brightest when they are too young, with their entire life ahead of them. Families of fallen servicemen need to have closure. . . so they can move past their grief … (16 comments)

jeffmortgageman: What's happening all around us....Big Names in Teaxs changing... Is this a result of the sub prime market? - 03/20/07 05:38 PM

It was announced today that the Texas Rangers finalized an agreement between them and Ameriquest, returning the naming rights back to the Texas Rangers.
Ameriquest at one time was the largest company in the sub prime sector. They are owned byACC Capital Holdings who also owns Argent Mortgage Company. About a week ago, ACC Holdings had fired an unspecified number of it's employees, between it's companies that it currently holds.
Are we seeing a quick scare because of what has taken place in the market in the last several years? Are people running scared? Is unemployment going to rise because … (13 comments)

In Short Even though this is a neutral site, it will be like a home game for Louisville. Sure, the Aggies beat Kansas at home, which is hard for any team to do.... but this could be the added thing that will get the Cards to post a win here.
My prediction :  Louisville  67  Texas A & M  64

jeffmortgageman: Weather vs Mortgages....... - 03/16/07 08:45 PM

After hearing so many people talk about the recent market change in regards to certain loan programs dropping off, that many of them have seen this coming, it made me think about the weather. Where can you have a job that you could be wrong 50% of the time?  I can think of one of them, being a weather person. The other, predicting the market.
This weekend is a great example. Here on the East Coast, the weather forecast that was predicted 2 days ago was calling for cold temperatures to be in the low 40's for Saturday and Sunday. When they … (6 comments)

jeffmortgageman: RUMOR ALERT..... 100% loans fading/non-existent.... but are they? - 03/13/07 10:22 PM
So, 100% loans are just about out of the picture now? I read this particular blog here on Active Rain today, No More 100% Loans. For lack of better words, this fueled my fire for writing this post.  And reading the comments, some are now mislead, because of what they read. Thanking the writer for her information.
I have always believed in educating the public, (As PROFESSIONALS, we need to RAISE the bar & educate consumers..) may it be the consumer looking to purchase a home or to refinance their current mortgage. But we also need to make those in the … (27 comments)

jeffmortgageman: Is real estate like a sport? - 03/11/07 02:38 PM

With so many sports to chose from, which do you feel real estate reflects the most?
Do you consider what you do at times as a team sport?  Working as an individual? Always being pushed by your next competitor? Looking over your shoulder? Trying to be the best that you can be?

Did you start at a young age, wanting to be a realtor? Did you learn from a mentor at a young and early age?  What got you into real estate?
Do you feel yourself getting beat up often?  Maybe more so because you are so passionate in what you … (70 comments)

Pitts defense has given up more points in the last 5 games.....  I know their big guy wasn't playing in a few of those games. Aaron Gray is a good 7'1".... but Padget has been playing some good solid ball. And they have Caracter that can come in and play. So, if there is some foul trouble, look for the freshman, Caracter, to step in.
If the Cards can shut down Gray.... and keep their fast guards at check....
My prediction :  Louisville 68    Pitt 65

jeffmortgageman: How much does weather affect the sale of your home? - 03/09/07 10:08 AM
In some parts of the country, winter was mild. But in others, they actually had more snow in a shorter time period than usual. Is the housing market slow in your area because of past and or current weather conditions? Better or worse than last year?
What did you see this year in the market, depending on your region? An article in the National Association of REALTORS®,
http://www.realtor.org/news_releases/2007/_weather.html, talks about the decline of pending home sales in January due to unusual weather patterns.
This was taken from the article. The Pending Home Sales Index,* a leading indicator for the housing sector based … (10 comments)
