Have you been reading many posts that tell us that it’s a great time to buy now? Reasons cited are low interest rates, low home values, tax buyer’s credit (in the past), because there will be mortgage changes coming soon, and so much more? Have you heard the latest news now? Two major lenders are allowing buyers with credit scores down to 580. Sounds great, doesn’t it? But wait, is it great?

We keep hearing reports that Mortgage interest rates are still be very low, ranging from 4.00% to 4.50% for a 30 year fixed rate. This is all dependent on your credit scores, your down payment (usually just on a conventional mortgage), the size of your loan amount, and the type of mortgage program. And if you want 3.875%, you just have to pay some points.

Mortgage interest rates continue to still be very low, ranging from 4.25% to 4.75% for a 30 year fixed rate. 
So why are interest rates so low?  Some investors on Wall Street fear a double dip recession approaching. And these investors will seek more stability in buying bonds, such as the MBS's, Mortgage Backed Securities. By buying more MBS's, this can control the interest rates. Another reason is because earlier this week Treasury auction bids rose to 18% to record as investors surpass bond dealers.

I am sure many have been hearing that mortgage interest rates are historically low in the last few days. It seems like in the last few years we have heard this and in many cases, it was just a marketing ploy to get the phones to ring.  Well, as of this week, they have hit their lowest peak since interest rates have been tracked as far back as 1971.

Can lower mortgage interest rates play tricks on your mind? Does it help when the government advertises that they want to lower the interest rates to the low 4's? Are you sitting on the fence, waiting for these promises to happen?
Here is a great example of how you might do yourself some wrong, just because one interest rate sounded better than the other.....

WARNING…WARNING…         
                     information overload...
In the last few days, I have seen several blogs talking about the 4.5% rate.  Fred Chamberlin  wrote this post. Could Mortgage Interest Rates Drop to 4.5% with Treasury Intervention?   He put some good information out there which ended up with some thought provoking comments. But are lower rates just a quick fix???

Do you ever not have enough ammunition when heading into battle? Never!! For some of you, I been in the mortgage industry for over 14 1/2 years. To me, that’s a lot of miles per se.

I consider myself well versed when it comes to FHA mortgages and I guess you could say an expert on them. But this is not the only thing that I do.
