FHA has so many programs for those that are looking to purchase a new home and or refinance their existing home. And just for the record, FHA is not the end to all problems. There are 100's of programs out there other than FHA. But what you need is a loan officer that not only has these other programs, but a lender that has FHA as well. Take a look at these two hamburgers. Very similar. On your left, it has onions and on your right, it has cheese. But these basically will tase the same. Comparing these to mortgages, think of one as a no point loan and the other as a 1 point loan. And that would be the only difference. Both can be said to be a 30 yr fixed mortgage with no prepayment penalties. Pretty basic and simple to understand, right? But could you be made to think that are totally different? YES!!

 Okay, so I gave you some pros and cons of buying a house in Part 1. You seem to be feeling good and confident. That's great...... Tip : Keep your focus and don't be talking to too many people outside of the loan officer that you are speaking with. That's if you have picked one by now. And by this I mean don't ask in depth questions to your parents, friends, neighbors, etc, etc. There is a reason for this. Programs change yearly and so does the way of financing. So, what have we learned so far, from Parts 1 and 2, in regards to the First Time Homebuyer Tips? Listen to me and only me? No, not that, because this can get you in trouble sometimes, depending on who you listen to. Some loan officers think they know it all and sound like it.
