<<<<January 29th, 2011 Okay, so I am nuts... but for those that know me, I love my snow. Yes, I love my summers and the beach also.... but one of the reasons that I still live in the New Jersey area other than family (parents / nieces & nephews) and Philadelphia sports teams, is because of the snow that we get. And in the last 2 years, been getting more snow than in a long time... last big snowfalls... 1994 & 1995... and before that... the late 70's. Last year we got like 73 total inches

Could your adjustable rate mortgage be ready to adjust? Has it adjusted and you are now having problems making your new mortgage payments? As I stated here, the FHA Secure Loan sounds great, but not all will qualify. But you need to a true mortgage professional to make sure that you would qualify and not just a bunch of broken promises from a sales person.

At what cost can poor customer service and misleading advertising have on your business? Yesterday afternoon I was too lazy to make lunch, so I decided to order pizza. I had some coupons that came from my Sunday paper last week. I am really not know as penny pincher, but I do look for deals from time to time. Don't we all? In any case, I wanted to see if I got a side of cheesy bread, how much would I save. So I add up the Cheesy bread of $4.99 to the pizza price of $15.99. Guess what the total came

The biggest thing to remember is that most of this loan is written under the normal FHA guidelines. The FHA Secure loan program will help some property owners, but not as many as one would think. With the mortgage meltdown back in the beginning of the year for 2007 which has carried throughout the summer, FHA has become popular again. Kris Wales wrote in a comment that she received an e-mail from a loan officer stating that FHA is back. She wrote back stating that it never left and this is coming from a realtor. Folks, FHA has never left. If your lender or loan officer can't offer you a FHA mortgage and your credit is less than perfect, then please seek out a mortgage professional that can offer FHA financing. Albert Einstein was a smart cookie who was ahead of his time. In popular culture the name "Einstein" has become synonymous with genius. Mortgages aren't physics, but it can certainly seem like it if you don't have a loan officer that is not only good at explaining things to you, but one who is knowledgeable and can show you the many differences in loan programs. There are a few analogies that we all could use when comparing shopping for a mortgage, shopping for rates, and mortgage fees. We could use shopping for shoes, shopping for cars, or even shopping for Christmas trees. I thought I would use shoes as an analogy so Ines Hegedus-Garcia, Kristal Kraft, and other females could possibly relate to this. FHA, FHA, FHA....... why are more companies doing FHA now than they did in the last 5 years? In my opinion, this is a good thing, yet a scary thing. Why do I say this? So many lenders and loan officers are now jumping on the band wagon because other financing alternatives are not there anymore. Peter G. I had told a short story in regards to a first time homebuyer being very confused over the mortgage process, even though I explained it well to them. Why did this happen? Sure, there are 100's of other financing options still out there today. FHA will not be the end to all other financing problems. Mortgages can be confusing at times. Sometimes making feel like you are jumping out of a plane without a chute. It doesn't help when some loan officers don't take the time to walk you through the process. One piece of advice, no matter if you are purchasing or refinancing, but if it takes a full day to get a good faith estimate from a lender, this is usually a red flag. Maybe Dateline NBC should do an episode on mortgage advertising and the fine print at the bottom of the commercial. You know, the print that is small and doesn't last more than a few seconds. Yes, that fine print. I was inspired to write this because of a comment from Jeff Geoghan, who said that perhaps I should do a HBO series on "desperate loan officers." Are you starting to see more TV advertising since the market has slowed down? What does this mean sometimes. It can mean that some companies need more business. And who pays for these commercials?
