Have you ever thought being in real estate is like a sport?  
With so many sports to chose from, which do you feel real estate reflects the most?  Do you consider what you do at times as a team sport?  Working as an individual? Always being pushed by your next competitor? Looking over your shoulder? Trying to be the best that you can be?

What does the word Realtor mean to you?  What would you consider your duties as a Realtor? I always find some sort of issue when reading mortgage related questions by Realtors on Trulia. First question would be, why do Realtors even answer these questions?  Is it to get their name out there? Self-promotion? Do Realtors know anything about the “Safe Act”?

Where do you go for your information on MORTGAGES & REAL ESTATE?
 

Yes, Active Rain offers 100's of groups in so many different fields. Right now, there are over 6,200 groups. So where do you start if you want to find some good posts on a specific topic?  Or if you wanted to place you post to a specific group that has high readership. It could take you a while to weed through certain groups until you found what you liked.

So, what is the answer to the million dollar question? 
Question :  Is the referral from your realtor more powerful than someone from the internet?
Answer : Yes and No.....
The internet is very widely used for so many different uses nowadays. The NAR, National Association of Realtors, has stated that 80% of the consumers start shopping for homes and mortgages online. Now, that doesn't mean that all 80% will finalize their deal with someone online. But they at least start their process online.

Home purchasing, existing or new homes, now is the time to buy. If you are a seller needing to sell, why wait, take that offer now, before home values go down in some areas. If you are buyer, you don't always need money to buy, that's if you have a great mortgage professional working for you. FSBO -- (For sale by owner) -- A property for sale that is not listed with a real estate broker.
From the National Association of REALTORS®: Did you know that the typical FSBO home sold for $187,200 compared to $247,000 for agent-assisted home sales. And if you were so afraid to give up the typical 6% commission that is usually the price when selling a home with a realtor, then you would have lost out on $44,980 net profit.  6% of the $247,000 would have come to $14,820, still leaving you with $232,180.

I was inspired in writing this topic after reading ANGELA PHILLIPS blog; CO-BRANDING. Power partner is a term that is frequently used in severl networking groups. I actually did a post on networking, Networking Groups..... How important can they be to your business..... several weeks ago and George Souto did a good blog on Are You Working Your Network.....OR.....Are You Missing Out???

Power Partners can be described as those people that you would want to associate with in order to have a good referal source around you. I think so many of us over-look those around us that are a part of this definition.

I was reading through some blogs over the weekend and Mark Flanders Silverdale did a blog that gave definitions of PMI. What is PMI and can it be avoided. This can be such a confusing and sometimes misleading concept of why you must have mortgage insurance.
As Mark Flanders discussed, private mortgage insurance is not there to protect you, but to protect the lender in case of default. This is a grey area because each state can be very different in regards to the agreement of sale. Even though I can do mortgages in any state, I only focus on a few myself. This is where the realtor and lender need to be on the same page. I was asked my opinion the other day by a loan officer in regards to the Chamber of Commerce. Everyone has their own opinions and thoughts, but my experience with our local Chamber of Commerce has been average. Don't get me wrong, any networking group can be beneficial in so many ways.

What to do when you give up your right to a walk-through last minute. I had a client back in June that was buying a home as a 2nd home near the shore. It wasn't the easiest of deals on my end because I had to do a stated income with 10% down. Most of all, their credit score was right on the bubble and just average.

Well, I am not the best when it comes to computers and how blogging works 100%. But I was doing some searching on the internet and found out an interesting fact to share with you. But after reading some of these articles, it seems that this is still an ongoing study.
How many of you even knew that adding a question mark (?) at the end of your title could get you a lower ranking. Long ago, this was a consensus in the search engine industry.

I just wanted to throw this question out there. Again, I have been in the mortgage industry for over 14 years. I have been with large lenders, a few mid sized lenders, and some smaller brokers. Even though I am based in Cherry Hill, NJ; I can do loans in any state with my current company.  Ever hear of Cendent Mortgage (PHH/USA Mtg)? They are one of the top 10 lenders nationally and located in NJ. They do business in every state and very successful. But it helps when you are buying business also.  LOL (long story)

My name is Jeff Belonger and I am with Infinity Home Mortgage Company. I am a Branch Manager and a loan officer. I have been in the mortgage industry for over 14 years.
