Undercover Boss. Who has watched it? Here is my dream show....

I love the new show Undercover Boss, where the CEO of a major corporation goes under cover in his operation to see how it really works. I have a great idea for the show that I would love to see!!!!

Bank of America CEO, Brian Moynihan and Chase CEO Jamie Dimon go under cover in their loss mitigation departments and work the phones for a few weeks answering calls from real estate agents. They can listen to the agents who are working hard to get these short sales done and field all of the questions and complaints about why they are so inept at handling these.

Prices in Panama City Beach are back down below 2004 pricing! 2004 was the start of the sellers market here in Panama City. Savvy buyers are watching this trend and are buying homes! Sales are up from 2009, see Panama City Market Conditions for an overview of the number of sales in the single family home market.

Take a look at the chart below, it goes back to 2002 and reflects average listing prices in the blue bar and average sales price in the red bar for each year. As you can see, prices have come back down to under 2004 values.

What are you waiting for? Interest rates are LOW LOW LOW, the government is giving away money to first time and move-up home buyers, and homes are priced below the "bubble" prices!

The Panama City Real Estate market is starting to heat up, the 4th quarter of 2009 was much better than the 4th quarter of 2007 and 2008. Take a look at the chart below, 2009 sales is represented with the purple bar and 2008 is represented with the green bar.

What does this mean for you? If you are a buyer, the bottom may be here. How do we know when the bottom hits? When prices start to go back up and when the inventory starts to go down.

If you are thinking of buying, keep in mind that this graph shows that others are also thinking of buying or are buying.

If you are thinking of selling, keep in mind that buyers are buying, more sales are occurring, now could be the time to get your home on the market!

Have you completed yoour 2010 business plan? Have you started implementing your plan?

Here is a quick breakdown if you need a business plan

How much do you plan to earn? GCI?
How much of your GCI will come from sellers (listings)?
How many sellers do you need to sell?
How many buyers do you need to buy from you?
How much of your GCI will come from buyers?
What is your average commission?
How many of the listing that you will take will sell?
How many buyers that you work with will buy?
What is your listing appointment conversions rate?
What is your buyer appointment conversion rate?

Let's do a business plan based on these assumptions: Yours can and will be much different if you know your conversion rates.
$200,000 CGI (before any broker splits since everyone could be different)
50% from sellers $100,000
50% from buyers $100,000
Average commission $5000 per side before any broker splits
65% of your listings will sell (assume you only take sellable listings)
80% of your buyers will buy (assume that you only work with ready, willing and able buyers and you are not a chauffer)
50% listing appointment conversion rate (only taking sellable listings, remember)
50% buyer appointment conversion (ready, willing and able buyers, not tourists looking for tour guides)

You would need to sell:
$200,000 GCI/$5000 avg commission = 40 sales
20 Listings
65% will sell, you need 31 listings taken
50% of the listing appointments you go on you turn down, you need to go on 62 listing appointments

20 Buyers
80% of the ready willing and able buyers will buy, you need to work with 25 buyers
50% of the appointments you go on will not qualify or you won't work with, you need 50 buyers appts

Each month:
5 listing appointments
3 listings taken
2 listings sold
4 buyer appointments
2 buyers sold

You need to get 4 buyer appointments and 5 listing appointments, basically 2 appointments per week!

I would love to see other plans or see how others plan, everyone's plan is going to be different, each person has their own numbers and conversions.

Not up to the challenge, DON'T Tell Charlie Wilks!

Last night while watching ESPN and feeling overwhelmed from a long day of selling real estate, I watched a program that totally changed my mind.

Charlie Wilks is your normal 14 year old kid in Emporia Kansas. He plays nose tackle for the Freshman football team and at 5'10" and 185 pounds, he is a force to recon with. Charlie plays with one major disadvantage, he is blind! He lost his sight when he was five years old.

Watch this video and then try to tell me there is a challenge that you can not overcome! If you can not get inspired by this, you are uninspirable.

Short sale stupidity in Panama City Florida

We have been working on a short sale for a while here in Panama City. The second mortgage quickly agreed to release for 3000 but the first continued to ignore me. I knew the negotiators name so I called a senior supervisor to tell them that this negotiator was ignoring me and would not return my calls and emails. After the negotiator got a good chewing from the supervisor, my broker recieved a call saying that the lender would approve the file only if it was transferred away from me and to another agent. Evidently the negotiator did not like being called out, too bad, it needed to happen. So my broker puts the file in another agents name and low and behold, the lender approves the short sale for $120,000. Now is when the real stupidity comes in, the seller owes $104,000 on the home and even after paying the 3000 to the second, the first would be paid in full and would not require a short sale. What is even dumber is the BPO came in at $85,000 and most likely an appraisal would follow suit.

You just can't fix stupid sometimes............. Rest assured this one will get done!!!

This requires a great deal of time and energy to accomplish, it takes great determination and drive to do this.
