We have been working on a short sale for a while here in Panama City. The second mortgage quickly agreed to release for 3000 but the first continued to ignore me. I knew the negotiators name so I called a senior supervisor to tell them that this negotiator was ignoring me and would not return my calls and emails. After the negotiator got a good chewing from the supervisor, my broker recieved a call saying that the lender would approve the file only if it was transferred away from me and to another agent. With the rising number of homeowners in default, there is also a rising number of companies buying short sales, some legitimate and some not.
I am curious how many AR members have successfully closed a short sale with an option contract. I have one that is approved for much more than the option and the option buyer will not come up in price. We have a buyer that will but the option buyer will not release his option unless the seller gives him $3500.00. What are the banks going to do when they end up owning all of the real estate?????
It amazes me what these banks are doing, or in the case of Wells Fargo, what they are not doing.
I have successfully negotiated and closed several short sales with Wells Fargo and have come to the conclusion that if Wells is involved, I will NOT take the listing. I have been working on a short sale with a homeowner and Litton Loan Servicing. This has been the biggest short sale JOKE of the century. I have closed 100% of my short sale listings to date until now.
Check out this time frame:
WE get an offer on Feb 3, 2008 and promptly submit to Suntrust. A month goes by and we finally get word that Suntrust has transferred the file to First American.Suntrust has First American service the short sale.After 3 weeks we get assigned to a negotiator who asks for more information, we provide it.
