"The Legend of Hungry Mother
Legend has it that when the Native Americans destroyed several settlements on the New River south of the park, Molly Marley and her small child were among the survivors taken to the raiders’ base north of the park. buying land va: Virginia Wine Country Half Marathon Saturday June 1 Doukenie Winery - 05/30/13 06:40 AM
DC 's Wine Country, or Virginai Wine Country, whatever you want to call it., it attracts thousands to Western Loudoun every year. Vineyards are popular in Western Loudoun County VA, and in addition to growing grapes, and selling wine, vineyard operators find ways to combine other rural economy businesses in with winery operations. I've seen them host concerts, fireworks, yoga, moonlight strolls, horeback riding, farmers markets, weddings, and more. These marathons and half marathons have been popular as well. ( In fact, in this half marathon- registration is now SOLD OUT. But more will be coming up this summer)!

buying land va: A New ANUA Sewer Treatment Might Make That Unbuildable Lot Buildable - 05/07/13 09:17 AM
When buying a lot in Loudoun County VA, it's always wise to know what type and what size of septic system is approved for that lot. I hear people say " Any lot will perc these days." That's not always true, many lots don't perc, so they are not buildable.
Many more considerations must be made before purchasing, like set backs, easements, flood plains, access, access to power, covenants, hoa's, topograpghy, etc, etc. But for now, I'm just looking at drain field sites.
Most people think there are only 2 categories " Conventional or Alternative. And those are actually the 2 … (8 comments)

buying land va: Buying A In Town Lot is a Whole Different Ball Game Than Rural Lots - 03/20/13 10:05 PM
I just received another email from a buyer with links to 3 lots he wanted to know more about. These lots were priced close to $80,000.00, and were approx 1/4 acre.
At first glance, the price looks good compared to many rural lots that require well and septic. But, when you add in the costs of buying a lot that requires public water and sewer, that $80,000.00 price tag can quickly go up!
Depending on the town and county where the $80,000.00 lot is located, you will need to figure in costs for a water and sewer tap ( if they … (10 comments)

buying land va: Unrepresented Parties Buying Lot & Building a New Home - How to Begin - 03/08/13 08:37 AM
You decided that you don't want to live in town on a 1/4 acre lot with an HOA. So you start driving around looking for lots in surrounding areas. You find a nice 3 acre lot that is almost what you want. You begin to investigate. You call Listing agent from sign.  Does it have a well? Does it have a perc site? If so, are you familiar with the different types of perc site? Do you know how much costs can vary from one perc site to another? Will you need a maintenance contract to have your septic system inspected … (0 comments)

buying land va: County Appraiser is Checking With Realtors to Verify Market Value - 09/20/12 08:30 AM
I received this email from Loudoun county Appraiser Technician Alison Burns. It was nice to see that they are actually doing some extra research to verify land values. This was one of my land listings that sold not too long ago. It was a 3.6 acre lot that sold for $130,000.00. I told her it was a market value sale, even though we could have waited and might have gotten $135-140,000.00 for it? But in the current market, $130,000.00 market value for a 3-4 acre ready to build lot is accurate where this lot was located.
So are the county appraisers … (2 comments)

buying land va: Why Do Appraisers Keep Calling Me Asking About Land Values in Loudoun? - 07/30/12 08:31 AM
Whether you're buying land or selling land, you need to either have a working understanding of flucuating land values, or you need to have an agent that understands what goes into determining current land values. Even apparaisers can't keep up with all the different areas. This last appriaser was from Herndon VA and asking about land values in Western Loudoun VA. Why call me? Because land is something I'm vey familiar with. The appraiser had noticed that we just closed on my 5 th lot that I had listed on Morrisonville Rd in Lovettsville VA. Even though all 5 of these … (2 comments)
