I see many fixer upper / tear downs, but knowing how to proceed usually depends on the condition of the home and land value.
Some questions that will need to be answered are (1) How much money do you want to invest in repairs? (2) How much do you owe if you have a mortgage? (4) What do you want to accomplish by selling it? I received this email from Loudoun county Appraiser Technician Alison Burns. It was nice to see that they are actually doing some extra research to verify land values. This was one of my land listings that sold not too long ago. It was a 3.6 acre lot that sold for $130,000.00. I told her it was a market value sale, even though we could have waited and might have gotten $135-140,000.00 for it? But in the current market, $130,000.00 market value for a 3-4 acre ready to build lot is accurate where this lot was located.

Whether you're buying land or selling land, you need to either have a working understanding of flucuating land values, or you need to have an agent that understands what goes into determining current land values. Even apparaisers can't keep up with all the different areas. This last appriaser was from Herndon VA and asking about land values in Western Loudoun VA. Why call me?
