One evalation I always consider when showing buyers houses is: How much can I buy a lot for and build this house for? Many times list prices are so far above what they should be, it's not hard to pass on many houses. For example, a 3 level Colonial built in 2005 on a 3 acre lot is listed for $849,000.  Ok, well maybe it was a former model with loads of upgrades, maybe they finishd the basement, spent $50,000. in landscaping, added a deck and patio. I hope the spring market is heating up for you.  From my Presidential Mortgage Update email you can tell things keep changing for better and worse on home financing.  The good news is that rates have stayed low and defied notions that they were heading up.  Mortgage insurance companies are offering better options at 95% to steer buyers from the now more expensive FHA program. Average Weekly Mortgage Rates are up slightly once again
According to the weekly Freddie Mac survey,  the average 30 year mortgage rose to 4.91%  from 4.87%. The 15 year average went up to 4.13% from 4.10%.  The  5/1 ARM average rose to 3.78%, from 3.72%.  Average rates contained .70 discount points.  The good news is that while rates have risen the last four weeks, the average is still below 5%.  This keeps home affordability at an attractive level as the spring home buying season heats up.

Are you sure there are no clounds on the title? Sometimes, one title search may not be enough.
 I sold 3 building lots in VA a while back. ( Same owner). All 3 lots sold, all 3 had title searches and title insurance, and I was glad to be done working in that area. Then I get the news. My impression is, these postings are all fraudulent and just trying to capture your info for possiblky placing advertising on your blog site.
 I'm sure many have noticed the increase in unauthgorizized advertisement son some blogs recently. Maybe these are related.

The average 30 year mortgage was up to 4.87% from 4.86% last week according to the Freddie Mac survey.  The 15 year average was up to 4.10% from 4.09%.  The  5/1 ARM average was up to 3.72%, from 3.73%.  Average rates contained .70 discount points.  One year ago the average weekly average was 5.21%.  So far the pending government shutdown has not caused any immediate change in mortgage rates.  That could change next week if investors lose confidence in U.S bonds. Well, it was nice while it lasted. I had a Wells Fargo contact less then one hour from here, Here would review short sale packages and issue approvals in as little as 2 days. I recently recieved an offer from a MD agent on one of my VA listings. In the MRIS, I have checked " Call Listing Agent for Contract Information", but of course, most never do. They just slap together whatever forms they are use to using and fax the offer. I'm not lying, the potential buyer signed and initialed everything in pencil and I either can't read, or can barely read where he signed and initialed. Average Mortgage Rate Up .05% for the Week
The average 30 year mortgage rate rose to 4.81% from 4.76% last week.  The 15 year average went to 4.04% from 3.97%.  The  5/1 ARM average was 3.62%, from 3.57%.  Average rates contained .70 discount points.  Mortgage bonds gave ground to a stronger stock market this week while uncertainty over Japan and the Middle East continue to effect daily trading.  Next week the government will be selling Treasury securities and on Friday the jobs report will be released.  Expectations are for 190,000 jobs created and unemployment to remain at 9%.  My … (1 comments)

Occasionally I get owners of my listings asking me if they can sell and then rent back for 3-6 months while they decide where they want to move and so they don't have to put all of their belongings in storage. Has anyone noticed lately the increase in agents that have become too lazy to write directions to their listings in the MLS? In the box where we usually write " Take 7 west, to 9 west, to a right on 287N, to left on Nixon Rd to 999 Nixon." That has becaome just too difficult for many agents. Instead, they just write " GPS". That's it.
