We've all heard it before.
Why not take this time when things are slow to re-think the basics. No matter what you're selling, the basics are usually the foundation to all success. As we get caught up in "life" it seems the first things that go are the basics.
I recently noticed during a meeting one of the customers in the room was a "watcher". They looked at everyone. Body movements and how they spoke. Everything. It seemed that everyone in the room was "interviewing" for this person and didn't even know it.

To all who have read my past articles and those who have not - Here ya go!
The things that I have posted are things that I have either done myself or done with a Realtor in the past. Many have gotten in touch with me stating that these things work and they have done them in the past.

A few weeks ago I placed a challenge out to all the Realtors in WA. During the following week, I got over a dozen calls from Realtors but not one taker. Each of these Realtors had told me that this idea was a great one and they were certain we could make some sales.
OK I thought, great lets get started. Well, I guss it was not that easy. Of the dozen or so that called me, not a one of them wanted to make a commitment.

Many customers are timid. The media has taken its toll on our industry as of late and our customers need to know and understand that things are not as bad as the media lets on.
Education. Keeping on top of the changes and using them to your advantage.
Yesterday I was reading a post here on Active Rain and really enjoyed what the poster had to say. Its not just a matter of putting the hose on the market, but getting the house "ready" to be put on the market.

As many of us go through our daily routine in this business, we realize that what worked yesterday may not work today.
Many of us have gone to the "guru" seminars and have applied the principles we learn. Do they work? Are they effective? Who do we ask when we need help? What we learned at the "big" one last year may not be relevant today!
I was once told that if you live your life to the fullest, the day you stop learning is the day you stop living. Well, I'm still alive and the learning continues.

In 2003 I did this exact same thing with good results. Times were a bit easier and loan programs were a snap. Not so in today's market.
The proposition: If you know a Realtor that is "set" with a Loan Officer (if not I can work with more than 1 Realtor - whatever works for you), I challenge any Realtor reading to join with me in a friendly competition.

It was the summer of 1999 when I first met a local builder in Snohomish county. I worked for months during this time to find a builder that would work with me on my system, that until then was theory only. I had never done what I proposed at that point.
I presented my ideas to this builder and after much discussion, convinced him to "cut" away 18 homes from the inventory and let me "assist" in the sale as "builder sales".

Contingent Sales - It seems the common theme in all my blogs is the same. Whining. Complaining. Excuses. I have said in the past I realize some Realtors are on the move. Making things happen. Taking advantage of this market and doing quit well.
On the other hand, some of you need to just go out on faith a bit and see what happens. Our customers are more educated then they were in the past yet most of the Realtors that I have been dealing with are treating the customers the same as in the "old days".
