kenmore loan officer: Fake it till ya make it!!! - 10/07/08 11:02 AM
We've all heard it before.
Why not take this time when things are slow to re-think the basics. No matter what you're selling, the basics are usually the foundation to all success. As we get caught up in "life" it seems the first things that go are the basics.
I recently noticed during a meeting one of the customers in the room was a "watcher". They looked at everyone. Body movements and how they spoke. Everything. It seemed that everyone in the room was "interviewing" for this person and didn't even know it.
We have two ears and one mouth so listen twice as … (4 comments)

kenmore loan officer: Investors! Have lease option tenants - need to sell the homes so they can move in! - 09/24/08 02:06 PM
As investors, how cool is it when we get a great deal on a home and finally get it leased out? When we buy investment homes that we plan on keeping, isn't the best day the day we rent or lease them out?
I have taken a reverse approach on finding investors for a new project. I have signed contracts with a local builder to sell (refer the sale to the builder actually) for 20 out of 140 homes at a great discount. No fees to pay, marketing, commissions etc so the price reflects this.
I get incoming calls from prospective lease option tenants … (0 comments)

kenmore loan officer: The ad seemed simple. Realtors are a tough nut to crack - LO seeks effective nut cracker! - 09/19/08 01:29 AM
As many of us go through our daily routine in this business, we realize that what worked yesterday may not work today.
Many of us have gone to the "guru" seminars and have applied the principles we learn. Do they work? Are they effective? Who do we ask when we need help? What we learned at the "big" one last year may not be relevant today!
I was once told that if you live your life to the fullest, the day you stop learning is the day you stop living. Well, I'm still alive and the learning continues.
Over the years of … (0 comments)

kenmore loan officer: The Market today - .5 to .625% hit Barclays withdraws - Now they are back? - 09/16/08 03:14 PM
The market seems to be going crazy today. Sunday, it was announced that Barclays PLC withdraws bid to buy Lehman Bros. investment bank. I just heard now that they are back on.
The way things are going in this market, the sky is falling one day and the clouds part and its a sunny day the next.
Anyone have any different news on this potentially huge news?
Today Feds say no to rate cuts and things are ?????
The one with the crystal ball wins.
Any thoughts are much appreciated.

kenmore loan officer: Is Sequim, WA hot or Not? Investors are on the move - - 09/15/08 01:37 PM
I have been working with a builder now for about 3 years to try and put together investor deals that create possitive cash flow on new construction. No something that usually happens.
Since many of you have access to data that I do not, any input is welcome.
We have an investor group in WA that usually goes for Short Sales, Foreclosures etc. and with the market the way it is, it seems that our investors are demanding more these days.
In the old days it "was what it was" and it "was where it was" and the investor either liked … (1 comments)

kenmore loan officer: Every Realtor is sitting on endless sales - and don't even know it!! - 09/05/08 12:23 PM
To all who have read my past articles and those who have not - Here ya go!
The things that I have posted are things that I have either done myself or done with a Realtor in the past. Many have gotten in touch with me stating that these things work and they have done them in the past.
IF THEY WORK, DO THEM TODAY! TOMORROW! DON'T STOP IF THEY WORK!!
Today I pass along some food for thought. Things that many of you may do. Many may not. Either way, they work. They work very well and require work.
Who … (11 comments)

kenmore loan officer: A dozen calls and no takers - 09/05/08 10:40 AM
A few weeks ago I placed a challenge out to all the Realtors in WA. During the following week, I got over a dozen calls from Realtors but not one taker. Each of these Realtors had told me that this idea was a great one and they were certain we could make some sales.
OK I thought, great lets get started. Well, I guss it was not that easy. Of the dozen or so that called me, not a one of them wanted to make a commitment.
The way I look at it, with a friendly competition the worst that could happen is … (0 comments)

kenmore loan officer: Contingent sales - can't buy until they sell - Not always - update!! - 09/04/08 11:47 AM
Not long ago I posted this entry - Contingent sales - can't buy until they sell. I have gotten many phone calls on this and wanted to try to make this a bit more clear.
Q: Its a buyers market?
A: Yes
Q: My customer wants to buy something but cant get enough for the home they have (or don't want to self or a low price) what can I do?
A: Put the system that we have been using for over 10 years to work for your clients. Its a win win. We all know that the market will get … (0 comments)

kenmore loan officer: Libor rates from Jan 08 to Present - The time is now! Buyers Market + Good Rates - 09/04/08 11:08 AM
Many customers are timid. The media has taken its toll on our industry as of late and our customers need to know and understand that things are not as bad as the media lets on.
Education. Keeping on top of the changes and using them to your advantage.
Yesterday I was reading a post here on Active Rain and really enjoyed what the poster had to say. Its not just a matter of putting the hose on the market, but getting the house "ready" to be put on the market.
Well, the same holds true for the mortgage side of the … (2 comments)

kenmore loan officer: Holiday Weekend Sales up - or Down? - 09/03/08 12:58 PM
Welcome back to all who were gone for the Holiday.
I spend part of my weekend going to open houses around town. I went to 13 open houses around my area (Kenmore, WA and surrounding area) to get an idea on the "flow" of sales in our area.
I was surprised to hear from almost all the Realtors that I had spoken with that sales are not getting much better. What is your opinion on that?
On the mortgage end, I have found that loans are starting to pick up again and things seem to be moving in the right direction. 75% … (0 comments)
