Ridgewood NJ -- The Relocating Sticker Shock Syndrome

Each and every home is different in some way or other. While your home may be the same as the model home, when built, it is different in it's own right and has to priced accordingly. Custom and unique homes in the Ridgewood area demand attention for their grandeur, style and for all of the reasons that prople gravitate to this part of the country. Mass transit, highways, shopping malls and lifestyle are some of the assets of living here. Several people that I deal with during the year that are relocating from other parts of the country / world, have sticker shock over the prices of homes. Helping them to adjust to this can be quite a task. When reality sets in that all they might afford here is a Cape Cod home when they just came from a large split level or colonial home elsewhere, they may become sad if not despondent. Helping them cope with this is part of my job.

It's my job to show them other homes that meet their needs for their price range and also showing them what a home that they had is worth here. I need to enlighten them to the fact that this is one of the most populated areas in the world per square mile. I take them around for a tour of the local area shopping, town facilities, malls, schools and anything else that they may have a need for. I don't want to limit myself to think that I just sell homes. I believe I sell opportunities, an opportunity to have a piece of the American dream, to have a lifestyle that people have an affinity for, to live where there are malls after malls for shopping, where many schools have received awards for one thing or other. The list goes on and on.

CPR for Emergency Medical Technicians

One of the many classes that I need to take every so often is the annual CPR course to keep my Emergency Medical Technician certification. This course was held tonight at the Washington Township Volunteer Ambulance Corps and was open to all members of any Volunteer Ambulance corps. It was a 31/2 hour course to review our skills and be tested on the current methods. Every 3 years in New Jersey we must re-cert our EMT skills by taking classes and lectures. We must take 48 hours of specified classes and pass them. In the last three years I have had over 100 hours of classes in many different fields of the EMT curriculum. All in all, with meetings, being on duty, re-cert classes etc I estimate that I volunteer around 700-800 hours a year to my town. If you haven't ever thought of giving back, why not start to, now. Visit your towns main website to see the different ways of volunteering and helping. It's never too late.

Over the years I have met hundreds and hundreds, well actually thousands of people running my old business and now my new business. My clients / friends number over a thousand which may not seem much to some but to me it's how I like my business. A size where I can get Personal....... I really enjoy when my clients call up and start with how the family is, what's new and really get into it and then they almost forget about why they were calling. The feeling is mutual for their family and their concerns. There are times to make money and there are times to do the right thing and just help you client. I do them both as needed. As I sit here tonight thinking about my clients I look back at my journey and if there were a few things to say about them it would be that they are a class act, that honors our relationship with trust, honest and loyalty.

I have a very simple answer for those in queston, with the current economic conditions and with everything being equal I recommend to buy and take advantage of the low interest rates and very reasonable property values. Remember that over the life of a 30 year loan you may be saving tens of thousands of dollars as compared to when interest rates or property values are higher. Ridgewood is a fantasitc area to invest in, having high quality schools and tons of things to offer. Young Professionals Seminar

Today I took part in a continuing education seminar by my local board called Young Professionals Seminar. This was basically a round table discussion to get insight to those that have been in the business less than three years and have been successful. A panel of five members including our own AR member Sal Poliandro, were selected to discuss their triumphs and tribulations. First all the member told us whom they work for and how long they have been in the business and what type of cell phone they use. From there we got down to the nuts and bolts of Real Estate and how they became successful. For each agent it was a slightly different story on how they got there from the start. The different methods were definitely influenced from the type of job they had or didn't have previously and the type of personal instruction / coaching they have received since. Ultimately the main message was to get in-front of people and never give up. Sal had mentioned that he has great religous faith and draws deep from that to keep his inspiration and high power drive. The event lasted about two hours and probably about 30-40 REALTORS were present.

All in all it we all came out with more knowledge than when we went in and listening to things that new people are going through put my experience in perspective.

Getting Your Home Ready for the Spring Market

With Spring just around the corner many people start thinking about placing their home on the market. This is a reminder of the many things that one should consider before placing your home on the market.

1. Start cleaning up little by little so the home does not appear to be cluttered and the flow pattern through the house is unobtrusive.

2. Minimize all of those personal photos and nick nacks. The home needs to looked lived in but the buyer needs not to be distracted by personal items. This also means to clean up the walls if you have tons of pictures and other things hanging.

3. Smells --- unusual smells whether cooking, smoking, pets, mold or otherwise need to be taken care of so. Smells can stop a buyer in their tracks and prevent them from making an offer and if they do make an offer they will discount for the smell.

4. Spots on rugs or hard wood floors will be next on the buyers list so head it off and get them corrected. If the carpet is old, replace it. If the hard wood floors are dull, dingy and severely damaged or warn, get them repaired and re-finished.

5. For the price of a can of paint and some time it is highly advisable to have rooms painted and looking their best. They need to be cut in properly as just about anyone can tell the difference.

6. Garages, basements and attics need to be cleaned up and organized so buyers can see if the area meets their needs.

7. Central Air Conditioning and Heating systems should be carefully maintained and checked for proper operation. If you have a furnace make sure the registers are clean and so is the filter. If you have steam, baseboard or convector heat make sure the radiators / elements are dust free.

8. When the buyers come they will be turning everything on and off both electrically and plumbing wise so check it all and if anything is not working properly have a professional look at it. Also check out all of the doors and windows in the house for proper function. If any problems are found get them corrected.

9. The BEST concept of starting to work with a REALTOR is to make your choice with about a month before you are going to place it on the market. This gives the REALTOR time to prepare marketing, start getting interest up, help you decided what else may need to be staged or adjusted.

Foreclosures and Short Sales

In Bergen County, NJ we are starting to see an increase in the amount of Foreclosures and Short sales that are coming to the market. It doesn't seem to be anything to be alarmed about. I suspect that over the next year will will probably be done with this and well back on our way to a recovery. It's tough knowing that people and families are loosing their home. I hope that the word gets out that foreclosure is not the only way to go. If you can do anything spread the word that there are options for them that may help keep them in their home or help them move on without ruining their credit for the next 10 years. If you know of anyone in Bergen County New Jersey that may fall into this unfortunite situation I would be more than happy to sit down with them and review their options.

Make sure your tray is in the upright position and your seat belt is fastened because this is becoming a wild ride and you should sit back and enjoy the ride. What ever you do don't fight it. Now that the Fed is back in the game and has, in my opinion, done what it should have done, it's time to start moving forward at light speed. If you don't get it let me spell it out for you.

The gloves are off and the next round has started. Are you ready! Have you done your homework, gone to the gym worked out and have done all of those things necessary to succeed. Like a Play Station game you have just received another life and you have one more chance to win. Are you a winner? Is your glass half empty or half full? Here is another view; a glass is always full - no matter what is in it. No one said you can't have two things in a glass. Matter of fact my glass is overflowing and I can't keep it all in. What about you?

Now with the Fed rate cut even Cramer on CNBC's Mad Money inferred that the Fed has just shifted the tide and placed the stock market back on a Bull track and has set the stage for a strong housing recovery within the next SIX months. Basically this rate cut has made companies stronger and worth more and has provided banks the ability to make more money which will ultimately help them overcome the sub-prime mess. It's not over but the BELL has sounded. Don't be left in the crowd. It's time to be a leader in your area, company or just for your clients. Stand up and be counted. Spread the word, it's time to come out and get busy, GET REAL ESTATE BUSY !

Tankless Water heater theory has been around for many years but until the last 10 or so years ago have they really made great gains. These units can save a lot of money and the environment with less greenhouse gas emissions. They are about one quarter the size of a normal water heater and usually are mounted on an outside wall. They come in all different size depending on how much hot water you need per minute. Venting and gas pipeline size are very specific for safety reasons. They usually have both Direct vent models where both the air intake and exhust are piped outside and also the standard model where only the exhust is vented. Where a typical water heater looses heat hour after hour as it gives its heat up to the air that is circulating up the chimney and also because most nearly all water heater installations do not have a heat trap on the piping. The tankless Water Heater has a heat trap that must be installed and also can only loose a very minimal amount of heat through the vent, saving you money. Below is a picture of a Noritz. Well, I am not much for football or watching sports but every year I try and catch one or two football games on tv just for fun. I love watching college games more than pro but this last Sunday I caught the Giants game and was impressed with both teams ability to play in that type of cold. Since I have lived here in NJ for most of my life I just had to root for the Giants. The game was good going back and forth with the score and the fumbles and the missed field goals and passes. Both teams played like there is no tomorrow and ultimately it was the long range field goal that socked it away for the Giants in overtime. I really enjoyed a classic moment at that point remembering all the different sports that I had played in high school, the failures along with the championships. I do look forward to the Super Bowl coming up and hope it will be a close game with Giants victors.

Either way it is here and we need to know about it and where it is coming from. Because of all the Internet advertising I do I get several pieces of possible fraud each week. My comments here are not intended to stop you from responding to e-mail you believe is legitimate but I do feel it necessary to tell you what I believe the recent MO's have been.
