&lt;p&gt;&lt;br&gt;&lt;strong&gt;Detached house sales&lt;/strong&gt; for the month of August 2011 were 148 units sold in comparison to last year at 131.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;12% or 17 unit increase &lt;/strong&gt;over this month last year&lt;strong&gt;.&lt;/strong&gt;
&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;br&gt;&lt;strong&gt;Townhouse home sales &lt;/strong&gt;for the month of August 2011 were 23 units sold in comparison to last year at 22 sold.&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;4% or 1 unit increase &lt;/strong&gt;over this month last year.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;br&gt;&lt;strong&gt;Apartment home sales&lt;/strong&gt; for month of August 2011 were 69 units sold in comparison to last year at 75 sold. &lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;li&gt;
&lt;strong&gt;8% or 6 unit decrease &lt;/strong&gt;over this month last year.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;h3&gt;&lt;span style="font-size: small;"&gt;&lt;strong&gt;Active Listings&lt;br&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/h3&gt;
&lt;p&gt;&lt;br&gt;Active detached home listings ended at 555 for August 2011 down from 635 for August 2010. Active Townhouse listings ended at 118 for August 2011 down from 147 in August 2010. Active Apartment listings ended at 476 for August 2011 up from 475 for August 2010.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Detached homes and Townhouses show a decrease while Apartments up by 1 unit.&lt;br&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Detached home listings down 12% or 80 unit decrease&lt;/li&gt;
&lt;li&gt;Townhouse listings down by 19% or by 29 units&lt;/li&gt;
&lt;li&gt;Apartment listings up by 1 unit.&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;&lt;br&gt;Active detached home listings ended at 643 for August 2011 down from 681 for August 2011. Active Townhouse listings ended at 254 for August 2011 down from 305 in August 2010. Active Apartment listings ended at 1,836 for August 2011 down from 2,082 for August 2010.&lt;br&gt;&lt;br&gt;&lt;strong&gt;All categories show a decrease in active listings. &lt;/strong&gt;&lt;strong&gt;&lt;br&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;li&gt;Detached home listings down 5% or 38 units&lt;/li&gt;
&lt;li&gt;Townhouse listings down 16% or 51 units&lt;/li&gt;
&lt;li&gt;Apartment listings down 11% or 246 units&lt;/li&gt;

&lt;p&gt;&lt;br&gt;&lt;span style="font-size: small;"&gt;&lt;strong&gt;&lt;br&gt;Average Price&lt;/strong&gt;&lt;/span&gt;&lt;br&gt;&lt;br&gt;&lt;strong&gt;Detached Houses &lt;/strong&gt;&lt;strong&gt;up 30% to $2,494,938 &lt;/strong&gt;&lt;br&gt;&lt;br&gt;&lt;strong&gt;Townhouses are up 23% to $1,026,417&lt;/strong&gt; &lt;br&gt;&lt;br&gt;&lt;strong&gt;Apartments are up 7% to $630,356&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;I was out for a walk in the South Granville neighbourhood and decided to venture towards the water for some fresh&lt;img title="Vanier Park view of the West End of Vancouver" src="http://activerain.com/image_store/uploads/2/2/5/6/6/ar130895985366522.jpg" height="201" alt="Vanier Park view of the West End of Vancouver" width="300" style="float: right; margin: 10px;"&gt; Ocean air.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It wasn't long before I found myself walking North on the Cypress Bike Route down the hill through the Kitsilano area and ending up at Vanier Park. It was here I sat taking in the view and soaking in a few rays while I just relaxed for a while. I added a couple of the pictures that I took that day, the first one you can see the West End in the background with a wee boat ferrying people between the Maritime Museum and Granville Island.&lt;/p&gt;
&lt;p&gt;If you end up at Vanier Park one day, have a seat on a bench and enjoy the view of the city and mountains or people watch as the strollers and joggers go. Maybe bring your lunch and take in the view or read a book and relax.&lt;/p&gt;
&lt;p&gt;Vanier Park often has a breeze blowing in from the water and you will often see the kite flying enthusiasts showing off their skills.&lt;/p&gt;
&lt;p&gt;Should you decide to take a stroll with family or friends around the Park, you can choose to end up at the Museum &lt;img title="Vanier Park in Vancouver" src="http://activerain.com/image_store/uploads/8/0/2/5/9/ar13089599395208.jpg" height="201" alt="Vanier Park in Vancouver" width="300" style="float: right; margin: 10px;"&gt;of Vancouver on one side or the Vancouver Maritime Museum at the other.  If you want a long walk or bike ride you can always continue past the Maritime Museum towards Kits Beach and keep going until you reach Spanish Banks.&lt;/p&gt;

&lt;p&gt;It was a beautiful sunny morning and I had driven across the city to hand over keys to the buyer of a &lt;img title="Caution &amp;amp;ndash; Downsizing Incorrectly May Cause Tears" src="http://activerain.com/image_store/uploads/3/9/3/5/0/ar130809639705393.jpg" height="134" alt="picture of moving truck" width="250" style="float: right; margin: 10px;"&gt;condominium I had listed that sold.&lt;/p&gt;
&lt;p&gt;I understood that the buyer was moving from their house of almost 40 years to this lovely 2 bedroom condominium and friendly retirement community.&lt;/p&gt;
&lt;p&gt;As I was standing out front of the building waiting for the new home owner and their real estate agent to arrive, the moving truck pulled in. The moving crew jumped out and opened up the back of the moving truck. My jaw dropped when I saw enough furniture to fill a 4 bedroom house.&lt;/p&gt;
&lt;p&gt;I wondered if the new owner realized the capacity of a 2 bedroom condominium. How soon will they realize that everything was not going to fit? Will the moving crew just leave the extra belongings out front? If by some miracle they are able to cram everything in who gets the job of ditching the extra stuff later? In the meantime how will the new homeowner be able to squeeze from one room to the next?&lt;/p&gt;
&lt;p&gt;That&amp;rsquo;s when the real estate agent named Seen It All Before With Down-Sizers pulled up, and the new home owner named Going To Be Crying Soon arrived shortly after.&lt;/p&gt;
&lt;p&gt;As I handed the keys over to the buyer's agent to present to her client, I looked at her and saw the &amp;ldquo;Oh no here we go again" expression on her face. Looking to the smiles of the happy new home owner and her family of helpers it was evident they were oblivious to the challenges and &lt;em&gt;tears&lt;/em&gt; that lay ahead.&lt;/p&gt;

&lt;p&gt;When you are selling your home in BC you are required to fill out a property disclosure statement.&lt;/p&gt;
&lt;p&gt;If you have never sold a home or have not sold one in a long time, this document may not sound familiar to you.&lt;/p&gt;
&lt;p&gt;"The seller is legally responsible for the accuracy of the information which appears on the property disclosure statement. Not only must the answers be correct, but they must be complete." (BC Real Estate Association)&lt;/p&gt;
&lt;p&gt;One of the questions on the property disclosure statement is "Are you aware of any additions or alterations made without a required permit; e.g., building, electrical, gas, etc?"&lt;/p&gt;
&lt;p&gt;Gulp!!&lt;/p&gt;
&lt;p&gt;In the city of Vancouver plumbing, gas and electrical permits give permission to carry out such work during the course of new home construction or renovation.   You may also require permits for unavoidable tree removal, new sewer and water connections or to reserve space on City streets for construction vehicles or materials.&lt;/p&gt;
&lt;p&gt;Building permits and applicable trade permits are needed to move interior walls and partitions, relocate or install new plumbing, electrical and gas lines.  Both development and building permits, and applicable trade permits, are needed to undertake structural renovations or additions, such as dormers, lofts or decks, that are conditional, add a roof over an existing sundeck or enclose a balcony.&lt;/p&gt;
&lt;p&gt;Check your City's website to find out all of the types of renovation work that requires a permit as well as the type of work that may be done without a permit.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Apartment home sales&lt;/strong&gt; for month of May 2011 show 441 units sold in comparison to last year at 495 sold.This is an 11% decrease over last year.&lt;/p&gt;

&lt;p&gt;When you are looking to buy a Strata Condominium or Townhouse have a good look at the monthly &lt;img src="http://activerain.com/image_store/uploads/8/6/0/3/1/ar13071192113068.jpg" height="168" alt="Condominium in Vancouver" width="250" style="float: right; margin: 10px;"&gt;maintenance fees.&lt;/p&gt;
&lt;p&gt;When you look at the monthly maintenance fees don't just focus on the amount of the monthly fee. Look further into what those fees include. The monthly fee that is higher may actually be a better value for you in the long run, let me tell you why.&lt;/p&gt;
&lt;p&gt;You need to look at the following categories&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1.&lt;/strong&gt; &lt;em&gt;&lt;strong&gt;Charges &lt;/strong&gt;&lt;/em&gt;&lt;br&gt;Charges may include Caretaker, Gardening, Garbage Pickup, Gas, Heat, Hot Water and Management. Caretaker may refer to an on-site caretaker or caretaker that is on call but not on site. Management refers to the strata management company.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2.&lt;/strong&gt; &lt;strong&gt;&lt;em&gt;Building Amenities &lt;/em&gt;&lt;/strong&gt;&lt;br&gt;These items may include a Bike Room, Common Library, Social Room, Elevator, Pool or Exercise Facilities.  Ask yourself will I use these amenities and does it make sense to be paying extra monthly fees for these amenities.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3.&lt;/strong&gt; &lt;strong&gt;&lt;em&gt;Operating Budget&lt;/em&gt;&lt;/strong&gt;&lt;br&gt; Monthly maintenance fees cover a portion of  the operating expenses which may be charges (as above), building amenity up-keep and any other items included in the operating budget for the strata corporation.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4.&lt;/strong&gt; &lt;em&gt;&lt;strong&gt;Contingency Reserve Fund&lt;/strong&gt;&lt;/em&gt;&lt;br&gt; The monthly maintenance fee also includes a contribution to the contingency reserve fund that covers big ticket items such as building envelope repairs, roof replacement or perhaps boiler replacement.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A healthy contingency fund is always good but don't overlook the possibility that it may not be as high as expected if regular building maintenance has been done and any big ticket items have been looked after recently.&lt;/p&gt;
&lt;p&gt;On the other hand if the contingency fund is low and there may be some expensive repairs coming in the future you need to be prepared for the possibility of a special levy and be able to cover your share.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Looking into monthly maintenance fees for a Strata Condo I thought at first glance that the monthly maintenance fees looked high.&lt;/p&gt;
&lt;p&gt;After looking into the details further it was a great deal as far as I was concerned.  The maintenance fees included gas for the fireplace, stove boilers for the radiant in floor heating, a caretaker that lived on site, who really looked after the building well, a common library, emergency water storage, a party room that could be rented for a very small fee, strata management fees, garbage pickup, a gardener, (the grounds looked great) and a cleaner that looked after common areas. There was a healthy contingency fund and the building has been well maintained over the years.&lt;/p&gt;
&lt;p&gt;When you are comparing maintenance fees look into the charges and amenities to give you a quick overview then follow-up on the Strata documents and financials. If you have any questions don't hesitate to ask your REALTOR&amp;reg;.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;Get Advice from Your REALTOR&amp;reg; in order to make an informed decision.&lt;/strong&gt;&lt;/em&gt; &lt;br&gt;When you are making an offer on a Strata property the Strata documents such as meeting minutes, special minutes, annual general meeting minutes and financials for the Strata Corporation should be reviewed by your REALTOR&amp;reg; to spot any potential financial risks, inconsistencies or challenges that you need to be made aware of. REALTORS&amp;reg; are also trained in and have the experience to know which subjects and conditions need to be in the Contract of Purchase and Sale in order to protect your best interests.&lt;/p&gt;

&lt;p&gt;Let&amp;rsquo;s say that a litre of Brand A conventional milk is selling between $1.98 and $2.05 throughout Vancouver.  We can safely say that the range from $1.98 to $2.05 is the &lt;em&gt;market value&lt;/em&gt; of milk in Vancouver.&lt;img title="Know the market value of real estate so you don't overpay" src="http://activerain.com/image_store/uploads/4/4/1/9/3/ar130100088139144.jpg" height="168" alt="Condominiums" width="250" style="margin: 5px; border: 1px solid black; float: right;"&gt;&lt;/p&gt;
&lt;p&gt;We have found one grocery store in Vancouver that is selling a litre of Brand A conventional milk for $3.55.This store is selling a litre of conventional milk for a $1.50 over the highest &lt;em&gt;market value&lt;/em&gt; we have determined for a litre of milk in Vancouver.&lt;/p&gt;
&lt;p&gt;If you know that $3.55 is well over &lt;em&gt;market value&lt;/em&gt; for a litre of milk would you purchase it?&lt;/p&gt;
&lt;p&gt;It is very likely that the store that is trying to sell their milk for well over &lt;em&gt;market value&lt;/em&gt; will have to bring the price down to market value or close to market value since they will not be able to sell their milk at the inflated price.&lt;/p&gt;
&lt;p&gt;There may be a few people that pay the $3.55 because they don&amp;rsquo;t want to go to another store on the way home or they don&amp;rsquo;t know any better.&lt;/p&gt;
&lt;p&gt;Now let&amp;rsquo;s take a condominium in Vancouver that is priced at $355,000 while all the comparable condominiums in the same neighbourhood have recently sold at $205,000. The data confirms that the condominium priced at $355,000 is priced well over market value and unlikely to sell without a large reduction in price.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Definition of Market Value&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The highest price estimate, in terms of money which a property will bring if exposed for sale in the open market allowing reasonable time to find a buyer who purchases it with the knowledge of the uses to which it is adapted and for which it is capable of being used (as defined by the Courts).&lt;/p&gt;
&lt;p&gt;Or&lt;/p&gt;
&lt;p&gt;It is referred to as the price a willing seller would sell and a willing buyer would buy, neither being under abnormal pressure.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Determining the market value of a home&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Determining the market value of a home can sometimes be a relatively straight forward exercise however there are often times where the formula required in determining the market value is more complex. Please note that using a tax assessment alone is not an accurate method of determining market value.&lt;/p&gt;
&lt;p&gt;For example there may not be enough comparable homes available or if there are, they have not sold within a reasonable time frame for accurate comparison, or they may not be located within the same neighbourhood or perhaps the comparables are of different configurations.&lt;/p&gt;
&lt;p&gt;In these cases more research and a more complex formula will be used to determine a price within a acceptable range of market value.   A real estate professional is educated in determining market values for real estate.&lt;/p&gt;
&lt;p&gt;When real estate is priced well out of market range it may be easy for anyone to recognize however if real estate is just slightly out of market range a trained real estate professional will be able to spot this.&lt;/p&gt;
&lt;p&gt;In the case of the milk above we were talking $1.50 in the case of real estate we are usually talking thousands. Shouldn't that money stay in your pocket?&lt;/p&gt;

&lt;p&gt;North Vancouver&lt;strong&gt; Townhouse home sales&lt;/strong&gt; for this month to date show 35 units sold in comparison to last year at 30 sold for last year month to date.  This is a &lt;strong&gt;16% increase over last year.&lt;/strong&gt;&lt;/p&gt;
