Real Estate always seems to come up when I am speaking to my nieghbors. The questions are usually the same asking what current homes are listed for and what are they selling for. I am currently being asked why there are 17 homes available for sale in our subdivision and why they are sitting on the market and not selling. Our average price per SqFt for active listings is 83.32 and yet our properties that have sold in the last 60 days have sold at an average of 73.20 per SqFt. There is a hint of what could be part of the problem. There is much more to selling a home... proper pricing, location, local market, functional obsolescence etc. Also, if you own a 2 story or tri-level there is a big difference in comparable sales and establishing a price that will attract buyers to your home.
