Home Improvement issues in this market

I am thinking of opening a Home Improvement magazine that would NOT be a direct mail piece. I am certain that in this market where there are so many foreclosures out there that the Home Improvemnet sector might be looking for a positive choice to get their "faces" in front of the consumer.

Have you ever thought about doing a project and didnt know who to call? Yellow pages? to many to choose from and half the time they are not in business anymore. This product would be put at very distintive locations throughout the market, we have done a lot of research and have concluded that the primary decision maker in a home related item is female, between the ages 0f 35-65......so why not target the audience by putting the publications where the product and businesses in it will florish. Wouldn't it be nice to say okay honey I will grab a book next time I am at the spa or nail salon, or better yet the husband or significant other says they will go get it now.

Let me know your thoughts as Realtors and vendors...........

Wow the headlines....La Times Axes Real Estate Section, Banks Flood Market with REOs, Death of A Listing Presentation

I provide a magazine that has been here for about 35 years, and in over 500 markets. We get that, that there has to be a source to get all these homes viewed. We do this in both print and online, we feed the listings in book automatically to over 35 sites and place the book so consumers can readily get the information that they are looking for.

La Times Axes Real Estate Section, Banks Flood Market with REOs, Death of A Listing Presentation....

These are just some of the headlines that caught my eye this past week. So lets start with the LA Times ultimatley giving the pink slip to the real estate section of their newspaper. This is not a big surprise to me, and shouldn't be to anybody who has shopped for real estate in the last 12 months. Ok, here's a question. Who in the heck doesn't start their search for their next home on the internet? Actually, here's a better question. Does your realtor's marketing budget include a big percentage on newspaper advertising. If it does, you might want to flush your existing leftover marketing dollars down the toilet and send me next weeks paycheck too.

Now how about REO's. So the banks started this mess. Everybody gets that. But when are banks going to understand what it takes to clear this up. Unload inventory and make it easy for buyer's to shop and purchase their property. In our Denver Real Estate market, every 1 in 4th home listed is a foreclosure. So this market is not just for speculators anymore, real homebuyers need to purchase these homes, because 25% of the time it is their only choice. But no real homebuyer wants to wait 3 weeks for an answer and deal with bank mumbo jumbo in order to purchase. Heck, one of my real estate colleagues said that the banks would paint the neighboring houses of the mentioned foreclosure just to get a house sold in the 80's. Where's the love now Banks?

Death of a listing presentation..... um not so much, just the inputs (data collection, marketing, imaging, MLS,etc) of how we sell their property has changed. Sellers still want to list their property with a reputable brand through agents who have a history of success. In addition, having founded and sold a discount realty shop and now running a traditonal brokerage, excessive discounting of listing fees still has not proven to more valuable than getting someone from point A to point B in complete and utter confidence.

Hello all! Many of you have heard from me over the months as I have tried to get in front of as many of you as possible. However, sometimes its tough, especially when I know the last thing you want to do is place another ad. To be frank with you I would rather you sell a home too!

As I have been a Member of AR I have received a lot of support not only in my local communities but as a "countrywide" response to my blogs etc. I really wanted to focus my attention on my two priorities for the book Big Bear Lake and Lake Arrowhead. As owners of the Coachella Valley book as well, (Palm Springs, Palm Desert, La Quinta, etc) we have found that its a great compliment to have a book in the mountains that people can turn to for relief of the heat. With that said, I deliver my books to all my Realtors in the Coachella Valley too.

I wanted to point out a couple of things that might seperate me from anyone else, I am available ALL the time, weekends, nights etc. I have a blackberry nailed to my hip and will either call you or email you withen an hour to give you a response to your question or questions.

I feed your listings online complementary, that goes for about 35-40 sites depending on listed price. I give you the ability to track your leads, input additional leads beyond what is in print to all the sites as well and can do this very competitively with a similiar sized magazine that is in Big Bear.

I am hopeful that you will give me a chance to earn your business and prove to you that I mean business. I will have another Big Bear Home on this cover if you want in let me know, asap.

Hello all and good morning to everyone on the West Coast,

As I awoke this morning I was faced with ad copy due for my book, talk about stress. I thought what am I going to do to get three pages in my book so that I could print it as well as throw the listings online, well I thought I would give someone a cover for free.....GOOD IDEA, Huh? Wrong....I have made about 25 calls so far this morning and people are very hesitant about taking a freebie, thinking there is a catch. Well, in this case no catch, just a chance to hopefully build a relationship with a Realtor that I may have not gotten a chance to meet.

I even went so far as to put 10 of these Realtors properties online with all my sites, keep in mind I didn't do just one per Realtor I did several, just so I could show them the power of this product. I shot screen shots to them so forth and so on, and still no response.......Now I need help!

As Realtors, what are you looking for as far as advertising in this market? Any suggestions would be great!

Up Coming Southern California Seminars - Craig Proctor

I had the privilege of attending a held seminar in Palm Springs where Craig Proctors team presented their way of selling Real Estate. It was very informative and as a former Realtor myself I gained knowledge that I had only wished I knew when I was practicing. However, coming from an advertising end of it today I gained knowledge about what makes a 2.0 Realtor tick, (2.0 referring to Technology).

There are so many ways in which to promote listings through paper and the internet, but how do we catch the buyers out there when there is so much? Well, Craig puts it into some simple formulas that work and really its getting back to the basics and really not going for the shotgun approach. We can all get caught up in the latest and greatest, however with that comes a hefty price tag.

Thinking outside the corners of your box is what we all need to do. A fresh approach and streamlined sense of keenness is almost essential in todays market. Craig Proctor currently is making over 3 million in gross commissions a year by maintaining good judgment and a sound foundation. Isn't it a great time to know what it takes to really make it?

In working with the Real Estate Book over the last year and a half I have come to know the internet a lot more, as with any position with a Company, we must learn all aspects of the business.

The Real Estate Book saw the freight train about 10 years ago called the Internet, we went out and created many unique partnerships in which to promote our agents listings on. At the time we only had a few, now its in excess of 30 partner sites.
