Fest of Ales and Scarecrows in the Garden - An annual fall tradition, Scarecrows in the Garden showcases dozens of scarecrows stuffed by local organizations, businesses and individuals. Scarecrows are displayed throughout Southern Seasons Garden and Children's Garden along with wonderful and creative seasonal decorations.

Last Year we attended the Scarecrows in the Garden event at the Atlanta Botanical Gardens. There was great live music, cool things to see and cold beverages. It's back again and this Thursday night October 29, 2009 seems like the night to be there from 5 to 10 p.m.

Willow Park condo community is in the city limits of Decatur GA. It's right across the street from Decatur Square Condos and on the corner of Church Street and Willow Lane. Willow Lane is one of the streets in the Ridgeland Park neighborhood.

Willow Park was built in 1955 with a total of 30 condo units. This brick building is 2 stories tall and painted a classic ivory with black shutters. Condo fees for a 2 bedroom unit are $249 a month. HOA fees cover exterior liability, fire insurance, exterior maintenance, garbage, pest control, reserve fund, termite bond, water and sewer. 157 Southern Trace Crossing in Rockmart GA sold Oct 16, 2009 for $50,000. This cute home in the Southern Trace subdivision was a short sale.This was a great value considering the original purchase price was nearly double just a few years ago. GMAC was the lender on the property and I have to say that they were great to work with! Yes, once I was able to send the more than 100 page short sale package it was smooth sailing. (I had to send it repeatedly because their fax server memory was often full and e-mail is not an option for them. I hope that will change soon.)

Once they received it, I had great Loss Mitigators at GMAC to work with. The loss mitigators did change mid stream but both were professionals and a pleasure to work with.

I was the listing agent on this Southern Trace home and we had 3 offers in on the property within the first few weeks. It was just 100 days from the time of listing to the closing. Getting bank approval often takes a lot of time and frustration for all parties and this one was pretty smooth.

Old Fourth Ward is an in town neighborhood in the city limits of Atlanta GA. There are currently 32 homes for sale in Old Fourth Ward ranging in price from a 2 bedroom/2 bath home built in 1895 for $49,000 on Hogue St NE to a new construction 4 bedroom/4.5 bath home for $749,000 on McGruder St. NE. One of my listings is in the mix at $489,000. It's an 1895 Victorian Home.

There are 8 homes pending sale which means they are under contract but not yet closed and 2 there are in their contingency due diligence period.

Since July 1, 2009 9 homes have sold ranging in price from $76,500 on Hogue St to $342,000 on Prospect Place.

Taking Time to Travel - Valley of the Temples in Sicily, Italy

Taking time to Travel - Valley of the Temples in Agrigento in Sicily, Italy. I just got back from a trip to Italy and thought I'd share some photos. This is the Valley of the Temples, built more than 2700 years ago in Agrigento. There were 9 temples there, some clearly in better condition than others. The construction was amazing especially when you think about it all being done without modern equipment. The picture below is me and my broker Tracy Haskins in front of one of the temples. It shows how huge these structures are.

The picture below shows the "U"s carved into the stone which were used for the pulley system to build these massive temples.

Georgia Sales Tax Holiday Oct 1-4

Georgia Sales Tax Holiday - Georgians will have the opportunity to purchase qualified energy efficient products with NO state or local sales tax from Thursday, October 1 through Sunday, October 4, 2009. This is due to House Bill 120 passed by the Georgia Legislature this year. A range of products up to $1,500 marked with the Energy Star logo and purchased for personal use are included in this incentive.

The energy efficient products eligible for the exemption are as follows:

Air conditioners
Ceiling fans
Fluorescent light bulbs
Clothes washers
Dishwashers
Windows (including skylights)
Refrigerators
Programmable thermostats
Dehumidifiers
Doors

The water efficient products eligible for the exemption are as follows:

Bathroom sink faucets or aerators
High-efficiency toilets and flushing urinals

The exemptions are intended for items purchased for non-commercial home or personal use. The exemptions do not apply to products not specifically listed above and products with a purchase price over $1,500.

Getting the water effficient products tax free will be especially great for Dekalb County Home Sellers needing to comply with the Dekalb County Plumbing Ordinance that went into effect last year requiring plumbing fixtures to be low flow. New homeowners will not be able to have the water turned on without proof of the low flow fixtures in place. Homes sold in Dekalb County GA must disclose this ordinance.

Emergency Notification Alerts Code Red Dekalb County GA - The other night I received a phone call from a toll free number. It was the Dekalb County's Emergency Notification Alert. Due to the heavy rains and flooding Governor Sonny Perdue declared a state of emergency for 17 Georgia Counties.

DeKalb County, GA citizens now have the ability to receive personal emergency notifications via the CodeRED system. Click on the CodeRED link below to register for the emergency notifications. Upon completion of your registration, you will begin receiving alerts via the telephone numbers that you have designated. Sign up for the Dekalb County GA CodeRed Alerts.

The automated call told me that Dekalb was giving a voluntary evacuation notice. They stated where the emergency shelters were set up, they mentioned the Red Cross, the Salvation Army and other important information for people that needed it.

The alerts will also be used for bio-terrorism alerts and boil water advisories. See more information from Dekalb County's website regarding road closures and other information.

This rain and flooding is highly unusual for metro Atlanta. It was the worst "storm" in 90 years. We are starting to dry out and look forward to sunny days.

Atlanta Home Show at Cobb Galleria

The Atlanta Home Show is this weekend Friday September 25 through 27 2009. Friday is Home Industry Trade Day. Free Admission is on Friday only for member of these organizations: National Association of the Remodeling Industry (NARI), Professional Real Estate Agents, Home Builders Association(HBA), National Kitchen & Bath Association(NKBA), Georgia Real Estate Investors Association(GaREIA), and the American Society of Interior Designers(ASID). Present your business card at the door.

Why should real estate agents go to the Atlanta Home Show? So you can visit the See Through House and see what's inside the walls. It's pretty cool. Every year I attend the Atlanta Home Show so that I can learn something else about houses. There are always new products coming out. By attending the Home Show real estate agents can learn more about products, like the difference between blown in insulation and sprayed on foam insulation, like Icynene.

Attending the Trade Shows helps you to learn all you can about homes. Showing and selling homes isn't just about paint color and floor plans. It's also knowing what quality products are and being able tell the difference so that our clients get the best quality home for the money.

The Village at Avondale in Avondale Estates, GA - The Village at Avondale is a wonderful neighborhood right off of Rockbridge Rd in Avondale Estates in Dekalb County, GA. Homes currently on the market range in price from $359,900 to $426,900.

Yesterday I was showing homes in Atlanta GA and we pulled up to this one that was for sale. At first glance it looked odd to me, something was off.

This is the front of the house. Notice anything missing? That's right, no front door.

The "front door" is on the side of the house, facing the side of the neighbor's house. By the way, none of the other homes in the neighborhood had this design flaw. This wasn't a corner house either. The inside was choppy. I was thinking I really hope my buyer doesn't like this one because it will be a tough resale for me in the future. When he said he didn't like it, I said Oh good, I wasn't going to be able to let you buy this one! It's too quirky. :) As Realtors we see alot of homes. Sometimes we go to houses and we wonder what was this builder thinking? What's the craziest design flaw you have seen?
