atlanta: Ripoff Alert- People Posing as Real Estate Agents - 04/07/09 05:17 PM
I have come across the most bizarre situation. Yesterday I received a phone call from a woman who had just signed a lease purchase agreement. She wasn't represented by an agent and didn't quite understand the contract. (I seem to get a lot of calls from people who aren't represented by a Buyer's Agent and then call for help after they realize they're in over their heads.) I told her to send it to me and I would look it over. I'll call her Sally, not her real name. Sally had already given $4,500 and agreed to pay $60K more than fair market value (11 comments)

Back in the Fall of 2006 and the early Winter of 2007 we filmed a show called My First Place, a real estate show for first time home buyers. Our episode has been running on HGTV for the past couple of years. It will be on again tomorrow. My friend said this is a different show, did you know about it? Well, HGTV premiered a new show tonight at 8 pm called Buying and Selling: 20 Best Kept Secrets. (19 comments)

atlanta: Atlanta Home Builders offering Mortgage Protection - 03/19/09 07:42 PM
There are at least 3 Metro Atlanta area Home Builders that are offering some form of protection if a home buyer were to lose their job. Bowen Family Homes offers a Safety Net. If the Home Buyer were to lose their job involuntarily, the Bowen Safety net will pay their mortgage of up to $2,000 a month for up to 8 months. Ryland Homes is offering their own Mortgage Protection plan and so is Atreus Homes. Several Home Buyers have told me they want to wait to buy a home in case they lose their job. These innovative Home Builders are overcoming that objection. Interest rates (4 comments)

The Home Show is great because it gives me ideas, not just for myself but that I can pass on to clients. How many times have you walked through a house and wondered what can I do with this space? For me that's all the time. The home show is full of ideas, presentations and vendors. atlanta: FMLS is Making Changes - 02/27/09 08:21 AM
In metro Atlanta we have 2 multiple listing services, GA MLS and First MLS or FMLS. I received this notice from FMLS about some changes which I think are going to be good. This is not the complete notice, it's just a summary. Economic conditions and other factors have made it necessary for FMLS to establish some new policies and to modify certain rules; see below: FMLS Policies Short Sales Reference to "short sales" is allowed only in remarks, either public or private. The verbiage must include the following language: "potential short sale/subject to lender approval" Auctions In accordance with all (5 comments)

atlanta: Proposed $15,000 Tax Credit for HomeBuyers - 02/05/09 09:10 AM
There seems to be lots of questions on the $15,000 tax credit for home buyers. It isn't officially a law yet, but the Senate did approve an Amendment that would allow a tax credit of 10 percent of the value of new or existing residences, up to a $15,000 limit, whichever is less. To break it down, if you’re buying a $150,000 home or above you could get a credit of $15,000. If you’re buying a $100,000 home you could get a tax credit of $10,000. Current law provides for a $7,500 tax break but only for first-time home buyers. The (1 comments)

atlanta: Mortgage Interest Rates Hit 50 Year Lows! - 12/11/08 10:17 AM
Mortgage Interest Rates have fallen to all time lows as of yesterday December 10, 2008. The current 30 year Fixed Rate is 4.875% and a 15 year Fixed Rate is 4.75%. These are 50 year lows! A 30 Year Fixed Rate means your rate and payment of principal and interest will not change for 30 years, no matter what the market does. A 15 Year Rate gets you a slightly lower rate, but the loan is paid back within 15 years instead of 30 years. These rates only apply to loan amounts of $417,000 or under, that means the bank will not loan (6 comments)
