      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/7/5/8/3/ar120079745238577.JPG" vspace="7" height="225" hspace="7" align="right" alt=" " width="300" /&gt;Sure, I might be jumping the gun a little.&amp;nbsp; I know you haven&amp;#39;t even purchased the home yet or moved in for that matter, but consider what happens if you want to sell it later.&amp;nbsp; How do you choose a home that has a good resale value?&lt;/p&gt;&lt;p&gt;We all want homes that will grow in value and sell quickly, so why not think ahead before making your next purchase.&amp;nbsp; Very few of us live in the same home forever, so the resale value is definitely something you should be considering with your next purchase.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Location, Location, Location.&lt;/strong&gt;&amp;nbsp; Location is key.&amp;nbsp; Even though a neighborhood might be highly sought after today, doesn&amp;#39;t necessarily mean it will be ten years from now, or vice versa.&amp;nbsp; Are there areas that are increasing in desirability?&amp;nbsp; Is there a major change coming that will impact a community?&amp;nbsp; A new shopping center, marina, industrial area?&amp;nbsp; Maybe that change is a reason to buy there, maybe it is a reason not to.&amp;nbsp; Not all changes or re-zoning is bad, look toward the future and where the urban growth area or the commercial segment is expanding.&amp;nbsp; It might not be the ideal location while you live there, but could be a good idea for an investment or resale down the road.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Features for Buyers.&lt;/strong&gt;&amp;nbsp; What are buyers looking for and will this home offer that?&amp;nbsp; Today, buyers seem to like large master bedrooms, walk-in closets, attached garages, and updated kitchens.&amp;nbsp; If you purchase a home with the features that buyers want, it will help you sell it later.&amp;nbsp; Homes that allow a lot of natural light to come in, seem to show better.&amp;nbsp; And, depending on your location, a view of the mountains or water will certainly help.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Based&amp;nbsp;on the asking price, you may want to avoid some features such as a home with one bath, electric baseboard heating,&amp;nbsp;or popcorn ceilings.&amp;nbsp; While these are all things you can update yourself, it may not be worth the additional money to try and upgrade the home.&amp;nbsp; Each situation is different, so look at the numbers before you make a firm decision.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Cosmetics.&lt;/strong&gt;&amp;nbsp; While you will want to avoid some of the more costly upgrades, do look for homes in need of a few cosmetic updates, like new paint or new hardware on the kitchen cabinets.&amp;nbsp; These homes are often priced under market value and could be potentially a great deal!&amp;nbsp; It&amp;#39;s amazing what some fresh paint, new light fixtures, or hardware on the cabinet doors can do for a home to help it shine.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Community.&lt;/strong&gt;&amp;nbsp; How is your community changing?&amp;nbsp; Who is moving in and purchasing homes?&amp;nbsp; Are they primarily first time home buyers, families, retirees?&amp;nbsp; If the main pool of buyers moving into the community were retired, you might want to consider purchasing a rambler.&amp;nbsp; It could certainly help your resale later.&lt;/p&gt;&lt;p&gt;The easiest time to &lt;a href="http://activerain.com/blogsview/320775/Why-Real-Estate-is" target="_blank"&gt;make money on your home&lt;/a&gt; is when you&amp;#39;re &lt;a href="http://activerain.com/blogsview/276856/Why-People-Buy" target="_blank"&gt;purchasing it&lt;/a&gt;, not when you&amp;#39;re &lt;a href="http://activerain.com/blogsview/313892/Sellers-how-do-you" target="_blank"&gt;selling it&lt;/a&gt;.&amp;nbsp; It might take a little extra work to find a home with a good resale value, but I assure you the time and effort you put in now to finding that home will more than pay for itself later, when you really need it to.&lt;/p&gt;&lt;p&gt;When it comes to real estate, my goals are simple.&amp;nbsp; Let me put your needs first.&lt;/p&gt;&lt;p&gt;Looking for a Equestrian Property, Investment Property, a Home or Land in Stanwood, Arlington or on Camano Island?&amp;nbsp; Let me put your needs first.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;em&gt;Jen Hudson, GRI (360) 652-1200 or &lt;a href="mailto:jen@jenhudsonhomes.com"&gt;jen@jenhudsonhomes.com&lt;/a&gt; &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;</description>

      <title>You've Decided to Build, but Where?  Tips on Buying Land.</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/6/1/8/4/2/ar120079355524816.JPG" vspace="7" height="225" hspace="7" align="right" alt=" " width="300" /&gt;Congratulations!&amp;nbsp; You&amp;#39;ve decided to build your own home.&amp;nbsp; But where do you start?&lt;/p&gt;&lt;p&gt;Now that you&amp;#39;ve drawn up the plans or maybe even picked out your perfect manufactured or modular home, you&amp;#39;ll need to find the land to put it on.&amp;nbsp; It may sound like a simple process.&amp;nbsp; Pick the home, buy the land and move-in, but it&amp;#39;s much more complex than that.&amp;nbsp; Finding that right piece of land can be just as cumbersome as searching for the perfect home, if not more.&amp;nbsp; And, to complicate matters even more, not all real estate agents know land, so make sure you find one that does.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Here are some tips to help guide you through the process on what to look for when purchasing the land for your new dream home.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Affordability.&amp;nbsp; &lt;/strong&gt;Once you have your home planned out, you&amp;#39;ll need to sit down and talk with a lender about the total costs.&amp;nbsp; Are you going to finance the land or pay cash?&amp;nbsp; How much of your budget can you put toward the land?&amp;nbsp; As a general guideline, 33% will go toward the land and 66% will go toward the home.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Most vacant lots in my area are not ready to build.&amp;nbsp; They may have the electric available, but no septic/sewer or water share.&amp;nbsp; Are cable or natural gas available in the area or will you need to plan for propane and a satellite dish?&amp;nbsp; We will need to account for those costs such as the paying for the water share, water hook-up, installation of the septic or sewer hook-up and more.&amp;nbsp; In order to find the best piece of property that meets your needs, you will need to know what your budget is for a property that is ready to build.&amp;nbsp; Then, we can work backwards from that point&amp;nbsp;and determine how much you can afford for the land.&amp;nbsp; Then, we try to negotiate an even better deal so you can afford those extra upgrades.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Determine your Needs.&lt;/strong&gt;&amp;nbsp; The first step is deciding on what you need.&amp;nbsp; Are you looking for acreage to build your dream equestrian center or mini-farm?&amp;nbsp; Maybe you want a lot in a cozy little neighborhood where you can walk to the store and pick up the Sunday paper.&amp;nbsp; Just like determining what features you need in your home, you need to decide on what you need in your land.&amp;nbsp; A 7,000sf lot in the city versus a 10 acre parcel out in the country have completely different issues to be aware of and lifestyles to offer.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Water.&lt;/strong&gt;&amp;nbsp; Water is important in so many ways.&amp;nbsp; Does this property have access to a public water source, is it a community well or will you need to drill a private well?&amp;nbsp; If you need to drill, how deep are the wells typically in that area and does the aquifer have good, clean water?&amp;nbsp; Should you put a water filtration system on the house?&amp;nbsp; Do the wells dry up every summer or provide adequate water supply year round?&amp;nbsp; &lt;/p&gt;&lt;p&gt;While it is true, you may not drill into the same aquifer as your neighbors, usually the surrounding homes can give you a good indication of well depths and water quality.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Sewer or Septic.&lt;/strong&gt;&amp;nbsp; Is there a sewer hook-up for this property?&amp;nbsp; Or, will you need to put in a septic system.&amp;nbsp; If it is a septic system, the type of soil and soil depths on the property&amp;nbsp;will determine how many bedrooms your home can have.&lt;/p&gt;&lt;p&gt;The ground may vary across the property, so you may also be limited on where you can build the home based on the soil types.&amp;nbsp; If septic is the only option, is there a site registration that has been completed?&amp;nbsp; What type of septic system is ideal for these soil types and depths?&amp;nbsp; Is it going to be gravity, pressure system, sand filter, mound, aerobic, glendon?&amp;nbsp; The costs of installation for each of these systems varies from roughly $3,000 to $20,000.&amp;nbsp; You need to know what you are looking at.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.com/image_store/uploads/1/0/3/9/9/ar120079372299301.JPG" vspace="7" height="304" hspace="7" align="left" alt=" " width="240" /&gt;Survey.&lt;/strong&gt;&amp;nbsp; What are your plans for the property?&amp;nbsp; How large is the property?&amp;nbsp; Do you need a survey to determine where you&amp;nbsp;boundary lines are?&amp;nbsp; Should you get a survey to find out if that neighbor&amp;#39;s fence (that looks really close) is actually on your property?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Elevation.&lt;/strong&gt;&amp;nbsp; Is the property in a flood plain?&amp;nbsp; If so, which zone is it in?&amp;nbsp; Some homes that are located in a flood plain might be in the 100 year flood plain while others flood every year like clockwork.&amp;nbsp; There are also different types of flood risks.&amp;nbsp; Is this property in an area that develops floods slowly or are you at risk of a flash flood?&amp;nbsp; Is there a minimum elevation the floor your home can be built? &lt;/p&gt;&lt;p&gt;If FEMA, Federal Emergency Management Agency, has determined this property is in a flood zone, they will require additional insurance.&amp;nbsp; Will that cost you $200/year or $2600/year?&amp;nbsp; That number can make a significant different in your monthly payments.&amp;nbsp; Is this somewhere you really want to live?&lt;/p&gt;&lt;p&gt;If this property is on a hillside, bluff or near a beach are there signs of the land shifting?&amp;nbsp; You wouldn&amp;#39;t want your brand new home to end up in the ocean or slide down the hill.&amp;nbsp; Can you see trees or other vegetation that is shifting down the hillside and growing at strange angles?&amp;nbsp; As the roots starting to protrude because the soil is washing away?&amp;nbsp; These could be signs that indicate there has been a recent shift in the land, or may be one coming soon!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Vegetation.&lt;/strong&gt;&amp;nbsp; One of the most basic observations is to step back and look at the land and vegetation.&amp;nbsp; Are there water loving plants that indicate you have a very wet soils or maybe standing water part of the year?&amp;nbsp; Are there dedicted wetlands on the property?&amp;nbsp; Many times, I have seen clusters of swamp grasses that run through the middles of a picturesque field.&amp;nbsp; This may indicate there is a stream or pond part of the year, and in middle of August you would have no idea because it is completely dry.&amp;nbsp; The last thing you want to see is your foundation filling up with water because you built in the middle of a seasonal pond.&amp;nbsp; Maybe the vegetation indicates that water is not an issue at all, so you have one less thing to worry about.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Restrictions.&amp;nbsp; &lt;/strong&gt;Make sure you check the Conditions, Covenants and Restrictions (CCRs) that many communities have to ensure your home will be allowed.&amp;nbsp; Some neighborhoods have restrictions on the type of houses build (like no manufactured homes), height restrictions that differ from the county or city, or even restrictions on the color of your home, whether you are required to have a light on the street and even the type of pets allowed.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Are there any building moratoriums on the land?&amp;nbsp; Will it be lifted?&amp;nbsp; These are things you need to find out before you purchase the property, not after.&lt;strong&gt;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Access.&amp;nbsp; &lt;/strong&gt;How do you get to your property?&amp;nbsp; Is it on a public road maintained by the city or county?&amp;nbsp; Is there a road maintenance agreement you should be aware of?&amp;nbsp; You want to make sure that everyone who uses the road agrees to help with the upkeep.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Are there any easements on the property?&amp;nbsp; An easement gives someone the right to travel across another property.&amp;nbsp; Do you need an easement and is it in the deed?&amp;nbsp; Is there an easement running through your property?&amp;nbsp; The easement location will also effect where your home can be built.&amp;nbsp; Don&amp;#39;t assume that because an easement is not being used right now, it will never be.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Set Backs.&lt;/strong&gt;&amp;nbsp; Once you take into account the set-backs from the streets, easements, side of the property, septic, well, wetlands, bluff and any other sensitive areas, how much room is really left to build?&amp;nbsp; Is the foot print that is left enough space to build your dream home?&amp;nbsp; Do you need to adjust the plan for your dream home or find a different piece of property?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Local Zoning.&lt;/strong&gt;&amp;nbsp; Check the local zoning requirements.&amp;nbsp; Is the property zoned to allow for a residential home?&amp;nbsp; If you are looking for somewhere to retire in a quiet and cozy cabin, the looking at land zoned as commercial agriculture is probably not heading down the right road, unless you would like to retire on a farm.&lt;img src="http://activerain.com/image_store/uploads/6/5/5/4/1/ar120079388514556.JPG" vspace="7" height="225" hspace="7" align="right" alt=" " width="300" /&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Save Yourself Time.&lt;/strong&gt;&amp;nbsp; One of the biggest things you can do to save yourself time, is to find an agent who knows and understands land.&amp;nbsp;&amp;nbsp;An experienced&amp;nbsp;real estate professional will be able to walk you through the process of selecting your property, and may know many of the answers to the questions above from&amp;nbsp;their experience&amp;nbsp;in the area.&amp;nbsp; It is important to realize that few real estate professionals are experienced in selling vacant land; make sure you work with someone who is.&lt;/p&gt;&lt;p&gt;When it comes to real estate, my goal is simple.&amp;nbsp;       <title>Sellers - 10 Questions to Ask Every Agent.</title>
      <description>&lt;p&gt;With so many real estate professionals, how do you choose just one?&amp;nbsp; Here is a list of questions that&amp;nbsp;I would recommend you ask each agent you interview, to see how their service and results compare.&lt;strong&gt;&amp;nbsp; If you are a seller, you want your listing agent to have a ratio as close to 100% as possible.&amp;nbsp; This reflects their experience in the local market and accuracy of pricing.&amp;nbsp; If you are a buyer, you want your selling agent to have a ratio below 99%.&amp;nbsp; Any competent agent should know these numbers, as they directly reflect their ability to negotiate on your behalf.&lt;/p&gt;&lt;p&gt;As a Listing Agent (working for the seller) my average list price to sales price ratio is 98.8% with most residential sales less than 90 days.&amp;nbsp; Ask to see the agency disclosure, a listing agreement or purchase and sale agreement (or all of the above!), and a seller&amp;#39;s disclosure statement.&lt;/p&gt;&lt;p&gt;I want you to see the documents ahead of time so there are not any surprises.&amp;nbsp; You should only sign something once you feel comfortable and understand what it means.&amp;nbsp; I am more than happy to provide you with a copy of all documents and go over them line by line if necessary.&amp;nbsp; Just ask!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5) &lt;/strong&gt;&lt;strong&gt;How will you help me find other professionals?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Allow the real estate agent to explain who they work with and why.&amp;nbsp; They should have a list of professionals, such as mortgage brokers, home inspectors, title companies, and even contractors.&lt;/p&gt;&lt;p&gt;I work with a wide variety of professionals, and chose only those people I feel can provide the same high quality service that I strive for.&amp;nbsp; &lt;/p&gt;&lt;p&gt;While it is true all commissions are negotiable, I know that my level of personalized professional service and attention to detail exceeds many of my competitors.&amp;nbsp; Plus, I work on a contingency basis and do not get paid until you have the money in your hand.&amp;nbsp; Really, the question comes down to service.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;7) &lt;/strong&gt;&lt;strong&gt;Do you have a guarantee?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;What happens if you sign a listing or buyers agreement with an agent and you&amp;#39;re unhappy?&amp;nbsp;       <title>Purchasing a Home?  Make your Offer Count.</title>

now.&amp;nbsp; Some of the best price ranges to be in are $150,000-$250,000 but there is a lot of competition.&amp;nbsp; Pricing, condition, and marketing are key in order to get your home sold.&amp;nbsp; But, homes are still selling and buyers are out there.&amp;nbsp; If you are selling your home, make sure you have an experienced agent who knows the market and your local area.&lt;/p&gt;&lt;p&gt;Buyers, there are a lot of choices and many sellers are willing to negotiate.&amp;nbsp; Don&amp;#39;t think that means you can expect a lowball offer to go through without a hitch.&amp;nbsp; Many sellers still know what their homes are worth and are willing to wait. &lt;/p&gt;&lt;p&gt;Looking over the data from last month compared to today, the sales have dropped slightly from 4% to 3%, but the average days on market for listings has also decreased slightly from 143 in December to 120 today.&amp;nbsp; I think we will see things pick up soon.&amp;nbsp; Camano Island is       <title>FHA &amp; the Real Estate Circle of Life.</title>

      <description>&lt;p&gt;Recently I ran across a situation that left me a little nervous and got me to thinking.&amp;nbsp; With so many vacant homes on the market (both &lt;a href="http://activerain.com/blogsview/321561/First-Time-Investor-Some" target="_blank"&gt;rentals&lt;/a&gt; and for sale) how can we make sure they are safe?&lt;/p&gt;&lt;p&gt;I received a call from a client who was driving by a home that was for sale.&amp;nbsp; The conversation went something like this...&amp;quot;I&amp;#39;m out here in front of this home for sale.&amp;nbsp; Can you come meet us? &amp;nbsp;The sliding door is open but no one is home so I ran inside and grabbed a flyer.&amp;quot;&amp;nbsp; Ummm.. what?!?&amp;nbsp; The only words I really heard were &lt;em&gt;door is open, no one home, I ran inside.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;Later, I went to check on the home.&amp;nbsp; Everything was in order when I got there, but for a newly renovated and vacant home to be wide open, it left me a little worried.&lt;/p&gt;&lt;p&gt;This got me to thinking, what should you do to make sure that your home is safe?&amp;nbsp; Burglars and squatters could be real concerns, especially with the number of vacant homes on the market.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The key to making your home look unattractive to burglars and squatters is to make it look lived in.&amp;nbsp; I don&amp;#39;t mean messy, you&amp;#39;re still trying to &lt;a href="http://activerain.com/blogsview/313892/Sellers-how-do-you" target="_blank"&gt;get it sold&lt;/a&gt;!&amp;nbsp; Just make it appear like someone is home.&amp;nbsp; Here&amp;#39;s some tips to start:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Doors &amp;amp; Windows.&amp;nbsp; &lt;/strong&gt;Ensure all windows and doors are locked with deadbolts and window locks.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Mail.&amp;nbsp; &lt;/strong&gt;Don&amp;#39;t let your mail accumulate.&amp;nbsp; Have the post office hold your mail or forward it to another address.&amp;nbsp; Make sure the newspapers don&amp;#39;t collect outside.&amp;nbsp; Over stuffed mailboxes are a big tip off to thieves.&lt;img src="http://activerain.com/image_store/uploads/6/3/0/3/0/ar119959777103036.jpg" vspace="5" height="214" hspace="5" align="right" alt=" " width="208" /&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Yard Maintenance.&lt;/strong&gt;&amp;nbsp; Keep the grass mowed, yard maintained and shovel the walkway if it snows.&amp;nbsp; These tips will not only help you sell your home, but will make it look like you are living there.&amp;nbsp; If you are unable to take care of this yourself, hire a neighbor or trustworthy service.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Lights.&lt;/strong&gt;&amp;nbsp; Keep lights on.&amp;nbsp; Burglars pick homes that are easy and safe to get into.&amp;nbsp; If you have a flood light by the door, that&amp;#39;s great.&amp;nbsp; Leave a couple lights on in the home so it doesn&amp;#39;t look deserted at night.&amp;nbsp; Consider a timer.&amp;nbsp; Timed lights look even better than just leaving the hall light on all the time.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Curtains.&lt;/strong&gt;&amp;nbsp; Shut the blinds.&amp;nbsp; If you keep them closed, thieves won&amp;#39;t be able to see inside and know the home is empty.&amp;nbsp; The only thing I don&amp;#39;t like about this is then you can&amp;#39;t see inside if someone is in the house.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Alarm.&lt;/strong&gt;&amp;nbsp; Do you need an alarm?&amp;nbsp; The best alarms use motion sensors and glass-breakage detectors.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Spare Keys.&lt;/strong&gt;&amp;nbsp; Don&amp;#39;t hide any keys outside.&amp;nbsp; Many people will hide a key outside the home.&amp;nbsp; If &lt;em&gt;you&lt;/em&gt; can find your hidden key, than chances are, so will someone else.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Check the Home.&lt;/strong&gt;&amp;nbsp; Periodically check on the home, inside and out, &lt;em&gt;especially after storms&lt;/em&gt;.&amp;nbsp; If you are unable, have a trusted neighbor do it for you.&lt;/p&gt;&lt;p&gt;Selling your home is stressful enough.&amp;nbsp; This information is not meant to get you worried.&amp;nbsp; I just want to heighten your awareness of your surroundings.&amp;nbsp; Please... be careful and stay safe.&lt;/p&gt;&lt;p&gt;When it comes to real estate, my goal is simple.&amp;nbsp; Let me put your needs first.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;em&gt;Jen Hudson, GRI (360) 652-1200 or &lt;a href="mailto:jen@jenhudsonhomes.com"&gt;jen@jenhudsonhomes.com&lt;/a&gt; &lt;/em&gt;&lt;/strong&gt;&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>

      <title>Can&#8217;t we just be people? (Part 2)</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/5/8/1/1/ar119958941011853.jpg" vspace="5" height="105" hspace="5" align="left" alt=" " width="100" /&gt;In the &lt;a href="http://activerain.com/blogsview/328301/Can-t-we-just" target="_blank"&gt;first section&lt;/a&gt; we discussed how you get stuck in your box.&amp;nbsp; Now, let&amp;#39;s take a look at some common boxes to watch out for.&amp;nbsp; If you see signs of these boxes, relax.&amp;nbsp; Remember, we are all just people.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Better-Than Box.&lt;/strong&gt;&amp;nbsp; You view yourself as superior, important or right.&amp;nbsp; You think others are inferior, incapable or wrong.&amp;nbsp; The world is troubled and competitive.&amp;nbsp; You feel impatient, disdainful or indifferent.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Must -Be-Seen-As Box.&amp;nbsp; &lt;/strong&gt;You need to be thought well of but are fake.&amp;nbsp; You think others are judgmental, threatening or are your audience.&amp;nbsp; The world is dangerous, watching you and judging you.&amp;nbsp; You feel anxious, needy, stressed or overwhelmed.&lt;img src="http://activerain.com/image_store/uploads/7/5/5/0/9/ar119958950890557.jpg" vspace="5" height="105" hspace="5" align="right" alt=" " width="100" /&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I-Deserve Box.&lt;/strong&gt;&amp;nbsp; You view yourself as meritorious, victim or unappreciated.&amp;nbsp; You think others are mistaken, mistreating or ungrateful.&amp;nbsp; The world is unfair, unjust and owes you.&amp;nbsp; You feel entitled, deprived or resentful.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Worse-Than Box.&lt;/strong&gt;&amp;nbsp; You view yourself as broken or deficient, fated.&amp;nbsp; You think others are advantaged, privileged or blessed.&amp;nbsp; The world is difficult, against your or ignoring you.&amp;nbsp; You feel helpless, jealous, bitter, depressed.&lt;/p&gt;&lt;p&gt;Does this mean that you can never acknowledge someone might be incapable?&amp;nbsp; Of course not!&amp;nbsp; Some people are incapable in selected areas.&amp;nbsp; BUT, you should be able to recognize their strengths, because it is highly unlikely they are incapable at &lt;em&gt;everything&lt;/em&gt; they do.&amp;nbsp; Does it mean that you can never be important?&amp;nbsp; Not at all!&amp;nbsp; &lt;/p&gt;&lt;p&gt;All this means is that the next time you are trying to get an offer pulled together with another agent, or you&amp;#39;re fighting with your spouse or frustrated with your children, take a step back.&amp;nbsp; When you start to feel defensive, deserving or that the world is a horrible place, take a minute to gather your thoughts and take a fresh look from outside of your box.&lt;/p&gt;&lt;p align="center"&gt;We are all just people, so let&amp;#39;s treat each other as such.&amp;nbsp; &lt;/p&gt;&lt;p align="center"&gt;&lt;strong&gt;&lt;em&gt;Jen Hudson, GRI (360) 652-1200 or &lt;a href="mailto:jen@jenhudsonhomes.com"&gt;jen@jenhudsonhomes.com&lt;/a&gt; &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p align="center"&gt;&lt;strong&gt;&lt;em&gt;&lt;img src="http://activerain.com/image_store/uploads/8/6/2/6/0/ar11995895906268.jpg" vspace="3" height="86" hspace="3" alt=" " width="223" /&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;</description>

      <title>Can&#8217;t we just be people? (Part 1)</title>
      <description>&lt;p&gt;Can&amp;#39;t we just get out of our boxes and treat each other like people?&lt;/p&gt;&lt;p align="justify"&gt;After reading The Anatomy of Peace by The Arbinger Institute I realized there is a very basic issue that each of us struggle with every day.&amp;nbsp; The issue is &lt;strong&gt;&lt;em&gt;how to get out of our box&lt;/em&gt;&lt;/strong&gt;.&amp;nbsp; The concept is that as people, we have a tendency to get so caught up in ourselves that we start to view others as objects and not people.&amp;nbsp; Allow me to share an example that I have learned the hard way.&lt;/p&gt;&lt;p align="justify"&gt;Last year, I had a business partnership end abruptly.&amp;nbsp; I&amp;#39;m glad it did.&amp;nbsp; I am much happier and a lot more &lt;a href="http://activerain.com/blogsview/307896/Overnight-Successes-never-are" target="_blank"&gt;successful&lt;/a&gt; working independently.&amp;nbsp; But, I did learn a lot about myself during that time and thought I would share my experience.&amp;nbsp; Here&amp;#39;s the cycle I got stuck in.&amp;nbsp; Caution, this may look familiar to you.&lt;/p&gt;&lt;p align="justify"&gt;&lt;img src="http://activerain.com/image_store/uploads/4/0/3/0/0/ar119958877800304.jpg" vspace="3" height="62" hspace="3" align="right" alt=" " width="60" /&gt;&lt;img src="http://activerain.com/image_store/uploads/7/0/0/0/1/ar119958870210007.jpg" vspace="3" height="59" hspace="3" align="left" alt=" " width="69" /&gt;I would ask my partner to do something.&amp;nbsp; Let&amp;#39;s use a real life example in real estate, say get an extension signed around.&amp;nbsp; He would see me as demanding or nagging.&amp;nbsp; He would procrastinate to &amp;quot;show me&amp;quot;.&amp;nbsp; I would see him as self-centered or irresponsible.&amp;nbsp; So, I would ask again.&amp;nbsp; He sees me as unreasonable.&amp;nbsp; He gets it signed, but has an attitude.&amp;nbsp; I see him as immature. And round and round we go.&amp;nbsp; Look familiar?&lt;/p&gt;&lt;p align="center"&gt;&lt;img src="http://activerain.com/image_store/uploads/7/9/9/8/0/ar119958844508997.jpg" vspace="3" height="406" hspace="3" alt=" " width="575" /&gt;&lt;/p&gt;&lt;p align="justify"&gt;The deeper you get stuck in your box, the worse it gets.&amp;nbsp; Eventually, you each start rounding up &amp;quot;allies&amp;quot; to share your feelings about how horrible the other person is.&amp;nbsp; &lt;/p&gt;&lt;p align="justify"&gt;The biggest problem with the box is once you&amp;#39;re in, it is difficult to see outside yourself.&amp;nbsp; So, how do you know when you get stuck?&amp;nbsp; Well, look for the signs.&amp;nbsp;&amp;nbsp; &lt;/p&gt;&lt;p align="justify"&gt;&lt;strong&gt;&lt;em&gt;Blaming, Justification, Horribilization, Defensiveness...&lt;/em&gt;&lt;/strong&gt;&amp;nbsp; &lt;/p&gt;&lt;p align="justify"&gt;If you feel these things, take a step back, a deep breath and look around.&amp;nbsp; Remember, you are dealing with people.&amp;nbsp; We know people, we work with people, we &lt;strong&gt;&lt;em&gt;are&lt;/em&gt;&lt;/strong&gt; people.&amp;nbsp;&lt;/p&gt;&lt;p align="center"&gt;&amp;nbsp;&lt;img src="http://activerain.com/image_store/uploads/8/8/5/6/8/ar119958900586588.jpg" height="69" alt=" " width="80" /&gt;&lt;/p&gt;&lt;p align="center"&gt;Stay tuned for some of the &lt;a href="http://activerain.com/blogsview/328312/Can-t-we-just" target="_blank"&gt;boxes that we commonly get stuck in&lt;/a&gt;.&lt;/p&gt;&lt;p align="center"&gt;&lt;strong&gt;&lt;em&gt;Jen Hudson, GRI (360) 652-1200 or &lt;a href="mailto:jen@jenhudsonhomes.com"&gt;jen@jenhudsonhomes.com&lt;/a&gt; &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;</description>

      <title>Investors.  Don&#8217;t Get Stuck in the Dark.  (Part 5 - final)</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/4/9/5/8/ar119937373785944.jpg" vspace="7" height="170" hspace="7" align="left" alt=" " width="216" /&gt;To wrap up this series on investment properties, let&amp;#39;s take a look at some final pieces to keep your investment an investment.&amp;nbsp; If you haven&amp;#39;t read previous articles, &lt;a href="http://activerain.com/blogsview/321561/First-Time-Investor-Some" target="_blank"&gt;start here&lt;/a&gt; for some worth while information on how to look at investing.&lt;/p&gt;&lt;p&gt;&lt;a href="http://activerain.com/blogsview/320775/Why-Real-Estate-is" target="_blank"&gt;Investment-Income Producing Properties&lt;/a&gt; are a wonderful thing to have.&amp;nbsp; While everyone else is waiting for the market to change, this is the ideal time to negotiate some fabulous deals.&amp;nbsp; But it takes more than just purchasing a property to make it worth your while.&lt;/p&gt;&lt;p&gt;Having started and recently sold a successful property management company, I&amp;#39;m speaking from experience.&amp;nbsp; A good property manager is hard to find, so take some precautions and do your homework.&lt;/p&gt;&lt;p&gt;First, your investment property is a business, not charity.&amp;nbsp; Treat it like one.&lt;/p&gt;&lt;p&gt;There are countless &lt;a href="http://activerain.com/blogsview/312668/We-live-in-a" target="_blank"&gt;legal issues&lt;/a&gt; around the Landlord-Tenant Laws.&amp;nbsp; Being a landlord is not only stressful, but it creates a whole new world of legal liability.&amp;nbsp; By hiring a good property manager, not only are you saving yourself the stress and time it takes to manage a property, but you have also relieved your liability and spread it out among other insured parties.&lt;/p&gt;&lt;p&gt;If you have never dealt in these issues before, allow me to give you a brief eye opener of how our system works in Washington.&amp;nbsp; For example, say the tenants are late on payment and you give a notice to pay or vacate.&amp;nbsp; If you forget the words &amp;quot;and all other occupants&amp;quot; after the tenant&amp;#39;s names, a judge might throw it out and you will have to start your notices and timelines over again from day one.&amp;nbsp; Don&amp;#39;t get me wrong.&amp;nbsp; I completely stand behind protecting tenant&amp;#39;s rights and privacy.&amp;nbsp; However, at times it seems that our system leans heavily in their favor.&amp;nbsp; As a landlord, you need to be aware of the laws and follow the rules precisely for how you conduct your business.&amp;nbsp; The best way to address this issue is to hire a company who is experienced.&lt;/p&gt;&lt;p&gt;When interviewing your property manager, here are some items you will want to discuss with them.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Screening.&lt;/strong&gt;&amp;nbsp; Tenant screening is key.&amp;nbsp; Even if you are desperate to get a tenant in the home, don&amp;#39;t take the first Joe that walks in off the street (no offense to the Joe&amp;#39;s out there.&amp;nbsp; I know some great ones!).&amp;nbsp; Be picky about who you allow and take the time to do a background and credit check.&amp;nbsp; Does their check cover just your state or is it nation wide?&amp;nbsp; Do they do a background a credit check?&amp;nbsp; Do they actually talk to previous landlords?&amp;nbsp; Would they rent again to this person?&amp;nbsp; These are huge indicators.&amp;nbsp; You should know who is going to be living in your home.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Inspections.&lt;/strong&gt;&amp;nbsp; Make sure your property manager does a thorough inspection of your property.&amp;nbsp; This means more than a walk through before the moving truck comes.&amp;nbsp; What about before, after and DURING occupancy.&am
