A new Las Vegas city ordinance amends the municipal code making it the lenders' obligation to maintain vacant homes even if the property is about to default or go into foreclosure and the title is still in the borrower's name. Those who do not comply to the new maintenance requirements could face misdemeanor criminal charges that include a $1,000 fine and six months imprisonment.

The purpose of the bill is to "establish a program to reduce the amount of deteriorating real property located in the city." To do so the ordinance requires lenders to hire or designate a property manager for monthly inspections of the properties and to maintain and secure the property throughout the default and foreclosure cycle. This must continue until the property is no longer vacant. Properties that are vacant are required to be registered with the Department of Building and Safety by the lender. The registration fee is $200.

This bill comes in the wake of Las Vegas having a foreclosure rate that is six times the national average. The city has been hit particularly hard and is considered the epicenter of the nation's housing crisis. The vacancies of properties and neighborhood blight seem to go hand-in-hand and the city wants to prevent it as much as they can.

Once you sign a property management agreement with us, our services include:

Screening the Tenant:

We ensure that your property is in safe hands by doing background checks, credit history, employment verification, rental history, sex offender registry, terrorists, criminal check, bad check registry, public records, and id verification. We will call you first to let you know what the situation is as far as the tenant is concerned and let you know the status of their background check, the amount of tenancy they are looking for and so forth. If you agree we will sign a lease with them, collect a security deposit, cleaning fee, and either a standard lease or our short terms lease. We will send it to you for a signature and then return a signed copy to the tenants.

Upon move out we will do an inventory check, take pictures, have the unit cleaned and ready for the next tenant / guest and address any repair issues. We will return the deposit to the prior tenant within 30 days less any monies owned for damages, or utilities final bills.
