roseville home stager: Virtual Staging - Selling a House is NOT the Time to Air Brush for Perfection - 08/11/09 11:48 PM
Virtual Staging - Selling a House is not the Time to Air Brush for Perfection by Jennie Norris, ASP Master, IAHSP PresidentIn the world of fashion, models, Hollywood, and the media - much of what we see is not real. Lighting, clever stylists, and make-up can drastically alter the appearance of the model or subject. Then add in the common practice used in print media of air-brushing out flaws, and the person that is featured in the photo spread often does not resemble that at all in real life. In recent years, we have all read or seen actresses criticizing … (6 comments)

roseville home stager: Sellers - Are You Ready for Your Close Up? - By Jennie Norris, ASPM, IAHSP - 07/09/09 02:32 PM

"All right, Mr. DeMille, I'm ready for my close-up" - Gloria Swanson, Sunset Boulevard, circa 1940.
Those famous words helped immortalize the great Cecil B. DeMille.  And it got me thinking.  How many times have you had photos taken of yourself where you really were not prepared for that "close-up?"  Or worse, been on television with a camera inches from your face showing every pore?  It reminds me that there is nothing like preparation - lighting, makeup, positioning - that allows us to take that great photo or be on television without fear of looking "bad."
When applied to Home … (2 comments)

roseville home stager: Posers - All Talk but no Walk - 12/19/08 04:47 PM
I was watching this media segment on some celebrity nonsense, and they kept referring to people as "Posers."  In fact, one urban dictionary definition of "Poser" is:
A poser is someone who tries to fit into a profile they aren't. People who try to give off the impression that they are one thing when they are really another.
Also, a poser can be one who says they can do something that they can't.
I know we all have Staging Posers in our markets.  I ran across one that was hired to do a Staging project, and turns out he was a … (11 comments)

roseville home stager: Short Sale Home Staging - 10/19/08 02:43 PM
SHould houses that are in Short Sale be Staged?
Yes - the seller that are already upsidedown financially in the house might disagree when they just think of Staging as "another cost" related to a house they are losing money on, but without Staging the house, the only other bargaining chip they have to bring a buyer is PRICE.
Staging can actually help a Short Sale Seller KEEP MORE MONEY!  How?
When the average price reduction is 5-20% of the list price (according to National Association of Realtors), without Staging to present the house well, the Seller has to drop, drop, drop their … (1 comments)

roseville home stager: One year on the market - then Staged and in contract within 60 days! - 10/14/08 12:47 PM
This house was sitting languishing on the market for over a year.  The Realtor had the listing the entire time - and was very frustrated at the lack of an offer.  The Seller was not open to Staging - and so just sat on the market, month after month adjusting the price of the house as the only means of competing in a down market.
Finally - the Realtor decided to Stage the house - investing her own money to make it happen.  God bless that Realtor.  I am not a believer that the agent should have to pay for a … (7 comments)

roseville home stager: Do we need a 12-Step Program for Stagers? - 10/14/08 12:00 PM
I blogged back in July about Home Stagers having A.D.D. http://activerain.com/blogsview/585638/Do-Stagers-have-A
 - and although I know most of us do not actually have that condition - I did think that Stagers enjoy staging because of the short term gratification element.
Along those same lines - I also believe that those of that have found our life passion with Staging are ADDicted to Staging.

What is an addict?  Websters defines it as:  A person who cannot resist a habit, especially the use of drugs or alcohol, for physiological or psychological reasons.
OK - let's just remove the drugs and alcohol … (13 comments)

roseville home stager: Home Staging is Not For Sissies - 10/11/08 12:37 PM
Bette Davis once famously said, "Old Age is no place for Sissies."

Well I think we can rephrase that statement to say,
"Home Staging is no place for Sissies."
Sissy:  A person defined as timid, weak or cowardly.
Professional home stagers know that in order to be successful you have to really work hard, and work smart.   Being timid, weak or cowardly is a sure recipe for failure as a Home Stager.
We have to be bold, strong, and brave - especially in a market that is changing.
This does not mean we don't have fear about rejection or … (17 comments)

This house was recently Staged by We Stage Sacramento.  Prior to Staging, we advised the homeowner to paint out blue paint in the Family room and Master.  The seller also added granite counters to help with buyer appeal.

roseville home stager: As Summer Wanes Business Waxes! - 08/23/08 12:22 AM
As the Summer wanes and days grow shorter and kids are back in school, we are noticing a definite increase in our Staging business!  This is good.
I received a call from a large production builder that I have not worked with in almost a year - and they have 4 projects for us.  This is good.
We have Staged more houses this month than in the prior months this year.  This is good.
We are getting calls from both Sellers and Realtors to Stage houses for sale.  This is good.
Our projects are both vacant and occupied houses.  This is … (3 comments)

roseville home stager: Are Sellers Ignorant or Just Plain Arrogant? - 08/10/08 03:04 PM

Presentation of a house for sale seems like a no-brainer to many that are involved in the industry. Yet there are still houses out there on the market that have not had one whit of attention paid to cleanliness and clutter. Here piggy piggy! This begs the question: Are the Sellers Ignorant or just Plain Arrogant?Do they REALLY not know all about how to present their house for sale? Ignorance - which in this case is not bliss. It's "blah! - or Blechh"
And does the listing agent really not know what to tell them about keeping their house picked up … (12 comments)

roseville home stager: 3 PROJECTS - 2 Stagers - 2 Movers - 7 hours - YES that's true! - 08/06/08 11:05 PM
We just Staged 2 vacant houses, and De-staged 1 house all in ONE AFTERNOON!  We started at 11 AM and were done and back home by 8:15 - including an hour dinner break and about 2 hours of drive time.
We loaded up our truck starting at 11 AM - and after one pit-stop to get water, gas and bathroom - were off by 12:20 PM to Stage the first project.  Driving 40 minutes to get there we parked and unloaded.  We Staged the house and were back in the truck and ready to go to the next project by 2:00 PM.
We … (11 comments)

roseville home stager: Home Staging - It's All About Packaging That Product to Sell - 07/22/08 02:56 PM
Home Staging is all about Presentation and Marketing.Sellers that understand this are going to be able to benefit from the process of preparing their house for sale.First, when Selling, it is important to understand that the Home you have been living in is now a House that is coming on the market - and it going to be marketed like a Product - and this Product will be competing against other Products on the market. Much like you go to a grocery store to purchase items, you would not likely grab the crushed box of cereal or the one with a … (2 comments)

roseville home stager: Home Staging and Microwave Thinking Don't Mix - 07/14/08 11:51 AM
"Microwave Thinking" was a phrase that was coined when many devices and food items were invented to make our lives easier.  Everything from instant breakfast to instant soup, instant dinners we could zap in our microwaves.  With the internet - now we have instant access to everything.  We have become a society where waiting for results is the exception - and one we don't enjoy. Who likes waiting weeks for doctor's test results or for plants to grow?  We want what we want when we want it!
How about our Home Staging businesses?  I find many Stagers apply the same microwave … (3 comments)

roseville home stager: Mirror, Mirror on the Wall - Why do you Reflect Nothing at All? - 07/13/08 09:15 PM
I staged a house yesterday that was mostly vacant and had some basic decor put in place to "stage" it by the previous listing agent.  You know - too many veggie and vinegar deco jars, the greenery, and towels that are put in a house to "stage" that really don't do the trick.  On top of that, there was a mirror placed above the fireplace leaning in a niche and I had to ask myself - "Why is that there?  It's too high and it is not reflecting anything of interest."
It always makes me scratch my head when I see a … (9 comments)

roseville home stager: What Audience are you Staging for? - 07/08/08 11:27 PM
Buyers?  Sellers?  Realtors?  Fellow Stagers?  Media?  Decorators?  Who are YOU staging for and why?  The questions begs an answer - we have to know who our primary audience as we Stage or else we become like a split personality trying to please too many "bosses."
Do we Stage for the Realtor who might give us their opinion on what they want to see in the house even when inside we may not agree - but give in because we don't want to "confront" the Realtor?
Do we Stage for the Realtor that keeps us in the money with jobs and referrals making … (4 comments)

roseville home stager: Critic or Critiquer - what are you? - 07/08/08 01:55 AM
CRITIC:  One who tends to make harsh or carping judgments; a faultfinder
CRITIQUE:  give review of, to discuss or comment on something, giving an honest assessment of its good and bad qualities
The definitions of these two simiilar words is really revealing.
A Critic takes things from a negative perspective and finds fault with others - and other processes they may not agree with - finding fault and lacking praise.
While a Critique is an objective assessment that provides the pros-and cons to whatever is being assessed and is not necessarily framed in the negative.
Anyone can be a critic - pointing … (7 comments)

roseville home stager: How Can Staging Help Houses Compete With Foreclosure Properties? - 07/08/08 12:08 AM
Foreclosures are everywhere all over the US - a product of a loan industry mistake that has cost thousands and thousands of homeowners their home - displacing them and flooding the market with devalued properties. We have read stories of people literally dumping their furnishings on their lawns because of lack of storage facility space in town - and walking away.  These are high-end communities and bedroom communities from California to Florida and everywhere in between.  If you are not living the nightmare, know that you are blessed and in the minority.
Who is "at fault" depends on which side you are … (1 comments)

roseville home stager: "Outstaging the Stager" - The Games Sellers Play - 07/07/08 10:38 PM
It always makes me smile (and chuckle a bit inside) when a seller that knows I am coming over tries to "out-stage" me.  This has happened numerous times - and still I manage to find 4 pages of recommendations for the seller - much to their surprise!  I am not nitpicking either - these are standard do's and don't's for Staging - and any one of you that has the ability to advise a client would find the same to-do items.  Out-Staging the Stager is hard to do for Sellers as they don't see things we see or understand the "WHY's" … (20 comments)

roseville home stager: What do the Olympics and Home Staging have in common? - 07/01/08 03:02 AM

I am getting excited for the Summer Olympics - my family and I have been watching the time trials for track and field and swimming - and I am always amazed at the athletes.
They have been training for years for this event - and sadly some will not make it because of a stumble. or simply because they were not fast enough - and we are talking by a fraction of a second slow.  And their dream of an Olympic medal will end - some for only 4 years - and they will go back to "work" training to be faster, stronger, and better, … (3 comments)
