sacramento home stager: The Art of Appreciation - 07/21/09 12:33 PM
“Thank you.” Two simple words that hold the power to elevate another’s attitude and validate a relationship.
Why don’t we hear these words more often? When my children were little, it was one of the first things I taught them - to be appreciative and say, “Thank you,” when someone did something for them or gave them something.
It is something that has to be taught as it is not an automatic, and it is something that shows good manners from childhood forward.
Why then as we enter the business world, does it seem so rare to receive a “Thank you” … (2 comments)

sacramento home stager: Short Sale Home Staging - 10/19/08 02:43 PM
SHould houses that are in Short Sale be Staged?
Yes - the seller that are already upsidedown financially in the house might disagree when they just think of Staging as "another cost" related to a house they are losing money on, but without Staging the house, the only other bargaining chip they have to bring a buyer is PRICE.
Staging can actually help a Short Sale Seller KEEP MORE MONEY!  How?
When the average price reduction is 5-20% of the list price (according to National Association of Realtors), without Staging to present the house well, the Seller has to drop, drop, drop their … (1 comments)

sacramento home stager: One year on the market - then Staged and in contract within 60 days! - 10/14/08 12:47 PM
This house was sitting languishing on the market for over a year.  The Realtor had the listing the entire time - and was very frustrated at the lack of an offer.  The Seller was not open to Staging - and so just sat on the market, month after month adjusting the price of the house as the only means of competing in a down market.
Finally - the Realtor decided to Stage the house - investing her own money to make it happen.  God bless that Realtor.  I am not a believer that the agent should have to pay for a … (7 comments)

sacramento home stager: Do we need a 12-Step Program for Stagers? - 10/14/08 12:00 PM
I blogged back in July about Home Stagers having A.D.D. http://activerain.com/blogsview/585638/Do-Stagers-have-A
 - and although I know most of us do not actually have that condition - I did think that Stagers enjoy staging because of the short term gratification element.
Along those same lines - I also believe that those of that have found our life passion with Staging are ADDicted to Staging.

What is an addict?  Websters defines it as:  A person who cannot resist a habit, especially the use of drugs or alcohol, for physiological or psychological reasons.
OK - let's just remove the drugs and alcohol … (13 comments)

sacramento home stager: Staging Statistics prove Home Staging Works - We Stage Sacramento Successes - 10/14/08 12:55 AM
Check out our latest statistics for MARCH-SEPTEMBER 2008 from We Stage Sacramento - Sacramento Region's Premier Home Staging Resource.  Our Staged houses SELL - and we have the track record to prove it.
I have been tracking my own company stats for years and find most stagers do not do this which to me is a big mistake.  It is so vital to be able to communicate the true success of Staging in statistical format for our clients.  We provide real time data based on real successes in the Staging market - and speak from experience for our own current and target clients.

sacramento home stager: Home Staging is Not For Sissies - 10/11/08 12:37 PM
Bette Davis once famously said, "Old Age is no place for Sissies."

Well I think we can rephrase that statement to say,
"Home Staging is no place for Sissies."
Sissy:  A person defined as timid, weak or cowardly.
Professional home stagers know that in order to be successful you have to really work hard, and work smart.   Being timid, weak or cowardly is a sure recipe for failure as a Home Stager.
We have to be bold, strong, and brave - especially in a market that is changing.
This does not mean we don't have fear about rejection or … (17 comments)

sacramento home stager: Sacramento Area Home Staging - We Stage Sacramento Success Story! - 09/15/08 08:42 PM
Who says our market is tough?  I just had ANOTHER house sell in a matter of days - only 14 this time - after implementation of the Staging Plan I provided to the Sellers!  Staging works!  In our market we have now topped over 60,000 foreclosures region-wide!  In the midst of this - "normal" sellers are still in need of selling their houses and want a good price for their home.  Enter Staging.
Now more than ever Staging is needed to ensure that a property looks its best - both ONLINE and in PERSON.  The Buyer for the house I staged … (8 comments)

sacramento home stager: As Summer Wanes Business Waxes! - 08/23/08 12:22 AM
As the Summer wanes and days grow shorter and kids are back in school, we are noticing a definite increase in our Staging business!  This is good.
I received a call from a large production builder that I have not worked with in almost a year - and they have 4 projects for us.  This is good.
We have Staged more houses this month than in the prior months this year.  This is good.
We are getting calls from both Sellers and Realtors to Stage houses for sale.  This is good.
Our projects are both vacant and occupied houses.  This is … (3 comments)

sacramento home stager: Are Sellers Ignorant or Just Plain Arrogant? - 08/10/08 03:04 PM

Presentation of a house for sale seems like a no-brainer to many that are involved in the industry. Yet there are still houses out there on the market that have not had one whit of attention paid to cleanliness and clutter. Here piggy piggy! This begs the question: Are the Sellers Ignorant or just Plain Arrogant?Do they REALLY not know all about how to present their house for sale? Ignorance - which in this case is not bliss. It's "blah! - or Blechh"
And does the listing agent really not know what to tell them about keeping their house picked up … (12 comments)

sacramento home stager: 3 PROJECTS - 2 Stagers - 2 Movers - 7 hours - YES that's true! - 08/06/08 11:05 PM
We just Staged 2 vacant houses, and De-staged 1 house all in ONE AFTERNOON!  We started at 11 AM and were done and back home by 8:15 - including an hour dinner break and about 2 hours of drive time.
We loaded up our truck starting at 11 AM - and after one pit-stop to get water, gas and bathroom - were off by 12:20 PM to Stage the first project.  Driving 40 minutes to get there we parked and unloaded.  We Staged the house and were back in the truck and ready to go to the next project by 2:00 PM.
We … (11 comments)

sacramento home stager: "Outstaging the Stager" PART 2 - The Before & After photos - 08/06/08 09:59 PM
"Outstaging the Stager" - The Games Sellers Play
I posted the first blog post about clients we worked with that said "We are Stagers" - and when working with us - we clearly were from two different worlds - they are in re-design, and we are in Staging.
I thought you'd like to see the Before & After photos from this Staging project.  Because we learned in our initial training how to handle a client - and how to honor them and their things - our suggestions were not taken as criticisms and the sellers ended up doing ALL we recommended.

sacramento home stager: 2 Projects - 2 Stagers, 2 Movers, 5.5 Hours - HOW is this possible? - 07/30/08 07:22 PM
At our IAHSP Convention - I had several ASPs come up and ask me if I really only took 5 hours to Stage a large house, and my answer, was, "Yes."  They were sort of in awe - and I don't want to be thought of as an anomaly - but rather be seen as a guide for other ASPs that want to maximize their efficiency and make more money on Staging projects.  Of course I am not by myself on these projects, I have one other teammate with me - and we use movers to help us load and unload at … (17 comments)

sacramento home stager: Home Staging for Investors - 07/28/08 09:28 PM
Home Staging - the tool that helps Buyers imagine themselves living in a house that has been presented for them - is not just a marketing tool for traditional sellers. Home Staging is also a key tool for marketing Investor properties.A professional Home Stager can offer valuable assistance to an investor that is picking up properties sight unseen at auction. The Stager can help with everything from remodeling the property - coordinating local service providers, handymen, contractors, as well as help select options for improving the property for Buyers. Instead of selling a "blob of oatmeal" - real estate jargon for … (3 comments)

sacramento home stager: Home Staging - It's All About Packaging That Product to Sell - 07/22/08 02:56 PM
Home Staging is all about Presentation and Marketing.Sellers that understand this are going to be able to benefit from the process of preparing their house for sale.First, when Selling, it is important to understand that the Home you have been living in is now a House that is coming on the market - and it going to be marketed like a Product - and this Product will be competing against other Products on the market. Much like you go to a grocery store to purchase items, you would not likely grab the crushed box of cereal or the one with a … (2 comments)

sacramento home stager: Foreclosure Home Staging - 07/21/08 09:02 PM
The foreclosures that are flooding many regions of our country are of great concern to many in the real estate and financial industries, and of course, to homeowners that live in these areas. As more of these vacant homes are put on the market for sale, the only consideration seems to be Price as a strategy for getting these properties sold. The fact is, a Foreclosure property needs to be treated lke any other house for sale. The difference, of course, is that instead of an individual homeowner selling the house, the bank or financial institution is selling the house. However, Buyers … (2 comments)

sacramento home stager: Home Staging and Microwave Thinking Don't Mix - 07/14/08 11:51 AM
"Microwave Thinking" was a phrase that was coined when many devices and food items were invented to make our lives easier.  Everything from instant breakfast to instant soup, instant dinners we could zap in our microwaves.  With the internet - now we have instant access to everything.  We have become a society where waiting for results is the exception - and one we don't enjoy. Who likes waiting weeks for doctor's test results or for plants to grow?  We want what we want when we want it!
How about our Home Staging businesses?  I find many Stagers apply the same microwave … (3 comments)

sacramento home stager: Mirror, Mirror on the Wall - Why do you Reflect Nothing at All? - 07/13/08 09:15 PM
I staged a house yesterday that was mostly vacant and had some basic decor put in place to "stage" it by the previous listing agent.  You know - too many veggie and vinegar deco jars, the greenery, and towels that are put in a house to "stage" that really don't do the trick.  On top of that, there was a mirror placed above the fireplace leaning in a niche and I had to ask myself - "Why is that there?  It's too high and it is not reflecting anything of interest."
It always makes me scratch my head when I see a … (9 comments)
