Top 10 Tips for Packaging Your House to Sell During the Holidays
By Jennie Norris, ASPM®, IAHSP-Premier®, ASP-SRS®, ASP-REO® Owner, Sensational Home Staging – Denver Region’s Premier Home Staging Resource
The holidays are just around the corner and many Realtors will tell you that the last quarter of the year is often their best for closing sales. Homeowners might think that it’s best to wait until the start of next year to put their house on the market and yet the last couple of months of the year are a good time to sell because there is less inventory … (0 comments)

Is the Hot Real Estate Market Going to Burn up Your Commission Dollars?

Realtors - is the HOT market going to burn up your commission dollars?

It depends.

It depends on how you approach listing and selling houses and how much education you provide to your Sellers.

Fact is, the real estate market is picking up around the country. This is good news for homeowners that have been waiting out the recovery. It’s good news for markets where inventory remains low … (0 comments)

The Staging Yenta

“Matchmaker Matchmaker, Make me a match. Find me a find. Catch me a catch. Matchmaker, Matchmaker, Look through your books, and make me a perfect match.”
Those well known lyrics from Fiddler on the Roof resonate in my head as I think about what we do in real estate and Staging. Take out the cultural-religious aspect of the word and look at it from the perspective of a role we play. . . We are Yentas. Matchmakers. We both do our jobs hoping to … (1 comments)

List Price versus STAGED List Price

Do Sellers sell their houses to get SOME of the money possible from the sale?
No.
Sellers want ALL the money possible from the sale – the BEST PRICE possible so they can maximize the profit from the sale of their house. Not just SOME of the money possible.
Realtors want to earn as much commission as possible from the sale of a house for all their hard work – at least the ones that are serious … (9 comments)

selling: "'Twas the Month Before Christmas" -a Staging twist on the old classic - 11/22/12 02:36 AM
Enjoy this "spin" on the classic Christmas poem "Twas the Night Before Christmas" - adapted for what Stagers do best - get houses sold!  - Jennie

Trouble viewing the graphic?  Here is the text version:   ‘Twas the month before Christmas, and all through the town   Sellers were asking, “Should we bring our price down? Or go off the market until sometime next year, We just can’t seem to get a buyer in here.”  Their houses were marketed during the season No buyers were coming - what could be the reason? Perhaps there needs to be more … (4 comments)

selling: Denver Regional Staging Statistics - ASP Staged houses sell faster! - 11/13/12 08:09 AM
Anyone in the greater Denver region - check out the latest STATISTICS for houses that are ASP Staged in the region.  Stats are provided by the International Association of Home Staging Professionals (IAHSP) members of the Denver IAHSP Chapter.  IAHSP is the only professional Staging trade association that requires members be educated and accredited in Staging in order to join.
While average days on market decreased from January through October, so did the DOM for ASP Staged houses.  Our Stats show that Staged properties were selling 2-5x faster than the regional averages - with some getting offers the first day the … (0 comments)

Home Improvements that Yield the Best ROI for a Homeowner
by Jennie Norris, ASP Master, IAHSP - Owner, Sensational Home Staging - Denver Region's Premier Home Staging Resource

CAUTION!  As a professional Home Stager I am often asked about improvements that can/should be made prior to listing a house for sale.  Really it boils down to the house, market and the Seller's budget.  My experience is that when a Seller understands the ROI - they will find a way to make the necessary improvements - and the key is not to overimprove and to invest whatever budget they have wisely.  … (3 comments)

selling: Adding WOW FACTOR makes a the diference - Sensational Home Staging - Denver's Premier Home Staging Resource - 03/05/12 08:19 AM
Sometimes our clients don't have the budget to rent furniture and we are "stuck" with what they have and do our best to make it work. These photos illustrate the impact key furnishings make in adding visual pizzazz to a house. Proper placement of the furniture was also very important to ensure the buyer appeal was created in photos and in person.

selling: Staging Statistics - Where do they come from anyway and can they be trusted? - 08/31/11 10:37 AM
I read a fellow Blogger's post about Staging statistics being unsupported and wanted to address this concern in my own blog post.  I believe the post was about where statistics come from and should that be the only success criteria measured when selling a house.
Staging Statistics are tossed around freely - and I can understand a concern where the origin of the statistics comes into question.  Just where is this data gathered and who is compiling it and can it be trusted?
As a professional ASP Master Home Stager and business owner, I have ALWAYS tracked my own statistics for … (4 comments)

Home Staging - Miss the Mark and Miss the Market
by Jennie Norris, ASP Master, IAHSP, Owner of Sensational Home Staging

There is a trend I see emerging in some Staging businesses where the Staging is so extreme, so unique, so well, trendy, that it misses the mark, and more importantly misses the market. In other words, the Staging may "look really cool" but does it actually appeal to the target Buyer? With Home Staging we have to ask ourselves, "Who is the potential Buyer for this house?" "Who am I creating this look for and is that audience … (6 comments)

selling: Are Sellers Ignorant or Just Plain Arrogant? - 08/10/08 08:04 AM

Presentation of a house for sale seems like a no-brainer to many that are involved in the industry. Yet there are still houses out there on the market that have not had one whit of attention paid to cleanliness and clutter. Here piggy piggy! This begs the question: Are the Sellers Ignorant or just Plain Arrogant?Do they REALLY not know all about how to present their house for sale? Ignorance - which in this case is not bliss. It's "blah! - or Blechh"
And does the listing agent really not know what to tell them about keeping their house picked up … (12 comments)

selling: When the Seller has to Drop in Price does that Mean the Home Staging Didn't Work? - 07/09/08 07:07 PM
Today's market is tough in many areas across the country.  House prices are declining and depreciating in many areas, with some lucky regions holding strong to their values. No matter what the situation, we have to remember this:  Staging Works.  In any Market.
How can we say that when a Seller might have to drop their price after the Staging is done?  If they have to drop their price, doesn't that mean the Staging didn't work?
No.  And this is why.
A Seller only has control over two factors - how their house presents (Staging) and the list price.  When one … (7 comments)

selling: How Can Staging Help Houses Compete With Foreclosure Properties? - 07/07/08 05:08 PM
Foreclosures are everywhere all over the US - a product of a loan industry mistake that has cost thousands and thousands of homeowners their home - displacing them and flooding the market with devalued properties. We have read stories of people literally dumping their furnishings on their lawns because of lack of storage facility space in town - and walking away.  These are high-end communities and bedroom communities from California to Florida and everywhere in between.  If you are not living the nightmare, know that you are blessed and in the minority.
Who is "at fault" depends on which side you are … (1 comments)
