Furnishing your first home - 07/23/09 11:06 AM
It's long been known that a home purchase stimulates other parts of the economy as the new owners make improvements to their homes and purchase furniture. In recent months, the number of first-time buyers has increased as a result of favorable market conditions and the availability of the $8,000 tax credit. These buyers are often just starting out, and their list of items to purchase can be long, while funds may be limited. The Star-Ledger newspaper recently provided tips for furnishing a new home, including these: Match your needs with your budget. The first step is to determine what you (0 comments)

Many people are wondering if foreclosure properties or short sales are they way to go in this market. I wanted to share some information with you about the sale process for these types of transactions. When purchased, clear and marketable title is conveyed; in fact you can probably get a break on the title search since the bank had so recently completed (0 comments)
THE MARKET VALUE OF YOUR HOME IS DETERMINED IN SEVERAL WAYS: - 07/22/09 11:31 AM
These are very salient points; I couldn't have said it better! Via Ralph Gorgoglione (EcoBroker Certified - John Aaroe Group, Inc.): The market value of your home is not: • What you have in it • What you need out of it • What it is appraised for • What you heard your neighbor’s house sold for • What the tax office says it is worth • What it is insured for • Based on memories and treasures • Based on prices of home where you are moving The true market value of your home is….what a Buyer is willing to (0 comments)
Tips for Sellers - Basking Ridge - Get it SOLD! - 07/20/09 10:15 PM
Some rules to follow when selling your home Hire a good agent - A professional who knows your neighborhood and has a good track record in the community. Don't hesitate to ask how many sales they handle in a year, how much of that business has been local and what percentage was representing sellers vs. buyers. A good balance of both is important. It's good for a listing agent to represent buyers sometimes - it helps to understand both sides of the transaction. Clean out the clutter - you are moving: start packing! Closets count too! Don't just shove your stuff in (0 comments)

Basking Ridge - homeowner tips - 07/13/09 07:46 PM
It's that time of year - houses are being painted, walkways are being paved and power washed, beds are being mulched and decks are being stained... My husband (and sometimes real estate partner) is the 2nd Assistant Chief at Liberty Corner Fire Company in Basking Ridge. The tones sounded just after 1:30 one morning last week and the team was called to fight a structure fire here in town. I was thankful when he came home around 6:45 and said that everyone was safe and the house wasn't completely destroyed. I asked if he knew what caused the fire - but he (0 comments)
Tips for Sellers-Basking Ridge (and anywhere else)! - 07/13/09 02:04 PM
Common things found during home inspections Okay, the house is SOLD! You have made it through attorney review, the buyers have applied for their mortgage and they have hired an inspector. What do you do now? I advise that you NOT be at home during the inspection. You might think you can help, but you really can't. The inspector has seen tons of homes, and probably knows where everything is! The buyers and their agent will be uncomfortable if you are there. If you want me to be there, I certainly can - but my presence also sometimes gives the buyer a (0 comments)
