      <title>Baptist Road Update!</title>
      <description>&lt;p&gt;Here is some great news for residents of southern Monument and western Black Forest. The eastward extension of Baptist Road to the western portion of Hodgen Road is nearly complete, at this point a signs point to the end of July.&lt;/p&gt;&lt;p&gt;This extension should make life easier for those that need to move east and west in that part of the county. This extension will pull a lot of traffic off of Stagecoach Road, great news for homeowners on that street.... &lt;a href="http://springsblog.com/?p=17" title="Baptist Road Improvements"&gt;continued&lt;/a&gt;&lt;/p&gt;</description>

      <title>More Water Problems For Palmer Lake?</title>
      <description>&lt;p&gt;Palmer Lake residents are receiving fliers and e-mails informing them that watering restrictions are in place. This time around, the restrictions are not due to draught but lack on infrastructure. It seems the water treatment plant isn't able to keep up with higher summer demand.&lt;img src="http://activerain.com/image_store/uploads/5/8/7/4/6/ar1183495864785.jpg" height="100" alt=" " width="150"&gt; &lt;/p&gt;&lt;p&gt;The restrictions, which took effect at midnight Friday, prohibit Palmer Lake residents from watering their lawns with sprinklers, filling pools and operating most ornamental fountains, according to a town e-mail. In addition, Palmer Lake restaurants can't serve customers water unless they request it, the guidelines specify.&lt;/p&gt;&lt;p&gt;Here is a list of restrictions:&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;&lt;div&gt;
&lt;strong&gt;Prohibited: &lt;/strong&gt;Watering landscaped areas with hose-end sprinklers or automatic irrigation systems. &lt;/div&gt;&lt;/li&gt;
&lt;li&gt;&lt;div&gt;
&lt;strong&gt;Allowed: &lt;/strong&gt;Watering using a hand-held hose, a bucket filled from a faucet or a watering can containing 5 gallons or less. &lt;/div&gt;&lt;/li&gt;
&lt;li&gt;&lt;div&gt;
&lt;strong&gt;Schedule: &lt;/strong&gt;Residents at addresses ending in even numbers can water from 8 p.m. to midnight Sundays and Thursdays. Addresses ending in odd numbers can water from 8 p.m. to midnight Saturdays and Wednesdays. &lt;/div&gt;&lt;/li&gt;
&lt;li&gt;&lt;div&gt;
&lt;strong&gt;Other restrictions: &lt;/strong&gt;Cars, boats and other vehicles can be washed during the above times and days. Residents can't fill pools or jacuzzis and can't use water to wash down sidewalks, buildings, driveways or gutters.&amp;nbsp;&lt;br&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;

      <title>June Update For Monument</title>
      <description>&lt;p&gt;The numbers are out for June and once again it's a good news and bad news for &lt;a href="http://www.springshomes.com/tri_lakes.php" title="Monument Real Estate" target="_blank"&gt;Monument&lt;/a&gt;.&lt;/p&gt;&lt;p&gt;Overall we are still seeing well priced, well staged home sell quickly. The market is extremely price and value sensitive.&lt;/p&gt;&lt;p&gt;Let's take a look at some of the bad news for the Monument/Tri-Lakes Area:&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;29% more new listings then a year ago&lt;/li&gt;
&lt;li&gt;41% fewer sold&lt;/li&gt;
&lt;li&gt;40% longer to sell&lt;/li&gt;
&lt;li&gt;18% Fewer sales year to date&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;&lt;em&gt;This compares June of 2006 to June of 2007:&lt;/em&gt;&lt;/p&gt;&lt;p&gt;Now because I am &lt;strong&gt;&lt;a href="http://en.wikipedia.org/wiki/Pollyanna" title="Pollyanna" target="_blank"&gt;Pollyanna&lt;/a&gt;&lt;/strong&gt;, here's the good news!&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Under Contract Properties are up 26% vs. June of last year&lt;/li&gt;
&lt;li&gt;The Average Sales Price is up 43% over June of 2006. This is very misleading, the average receives a boost from a couple of high end sales but overall this is a bit of good news. &lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;In conclusion, the best advice I have for anyone selling a home in the &lt;a href="http://www.springshomes.com/tri_lakes.php" title="Tri-Lakes Real Estate" target="_blank"&gt;Monument area&lt;/a&gt;, Price it well, Stage it well and do a &lt;a href="http://www.springshomes.com/marketing.php" title="Colorado Springs Real Estate Marketing" target="_blank"&gt;great job marketing&lt;/a&gt;!&lt;/p&gt;</description>
