Market Trends for the Greater Phoenix Market March 2014 February 2014 was on of the slowest months in recent history for Arizona real estate. Only 5,522 listings closed compared with 2013 (6,647) and February 2012 (7,305). Seller's felt this slow down in the market as homes sat longer or did not sell becasue of pricing issues. Currently, the Arizona real estate market has a supply of 4.9 months inventory of homes for sale. A balenced market is considered 6 months of inventory. I don’t know about anyone else, but October is one of my favorite times in Arizona. It begins a cool down from the summer heat. I can start opening my doors and windows and letting in the cool air breath in my house. (at least in the morning and evenings) I also adore pumpkins. My kids think its weird, but I do. If we see any pumpkins at the store they know we will be looking at them. I just love the color, texture, and unique shapes. Oh and the ability to transfer through 2 holidays. One shot decorating. Active listings: 17,233 vs 13,648 in August last year. Inventory has increased 1300 units from last month. That being said we only are at a 2.1 month supply overall. Equity Sales 90.7% (15,622); Short Sales 4.3% (745) REO 4.% (802) HUD .4% (64)
Cash only sales are decreasing and only now make up 35.6% of our market. This figure has decreased 10% in the last year. We are seeing the investors leaving the market slowly. The margins are just not available like they were in years past.
