      <description>Happy New Year, I am grateful to be a part of your lives and to have the opportunity to assist and witness so many individuals strive towards greatness. 2012 has the possibilities for all that you desire. I traditionally spend New Years Day reflecting on who I am currently compared to who I want to be and what needs to be done to get there. This year I will also be reflecting on the "Why". I want to be crystal clear on why I want to accomplish the goals I set forth for 2012. I have learned that if we can stay connected to "Why " we want to achieve our goals, what it looks like when we are successful with them and even more so, how it effects us if we DONT accomplish what we strive for, it will make any obstacle surmountable and that "Why" will open up a path that will take you hand in hand to your greatest life, a life by design and a life worth living.
Friedrich Nietzsche, a very famous philosopher said in the 1800's He who has a why can endure any how
I after my year of training with Keller Williams have to say that connecting to the "Why" has been my biggest take away or AHA for the past year. I hope you have some amazing take aways and are willing to share them with me. Enjoy the magic of a new year.

      <title>Eternal optimism and the six personal perspectives</title>
      <description>&lt;div class="posterous_autopost"&gt;Any of you that know me know have probably thought I was crazy at least once or twice. I had a meeting with a very well respected colleague this evening and he said to me " you are a very we'll respected woman, a mover and a shaker". He told me I not only accomplish things people don't even dare to think of but I do it again and again. I was flattered and taken back but this had me thinking...... how many times have people told me " your crazy" "that can't be done"? Yet I set out and pushed through until the mission was accomplished.Why? Its not just because I like to prove people wrong ;). Admittedly I do love that, but its much more. I see things through my eyes as I feel they should be. I admit that sometimes I get extremely passionate and heated and as people tell me your wrong, your crazy, don't be bothered. It only drives me further and further towards my vision. This is my eternal optimism or what some people call crazy :). My eternal optimism has led me to some fantastic places. Now combine that eternal optimism with a quest for knowledge, experience based wisdom, backed by a powerful team of people on your side and well.....who knows where we will end up.
I am an ordinary woman with an extraordinary zest for life.
And that's how I feel about this market, my agents and my company. Eternally optimistic. Except this time not so many people are calling me crazy :) maybe I found my home.
This month I am teaching a course called six personal perspectives. step 5 is about removing your limiting beliefs. After my reflections today I am even more excited to teach this class.

Make learning based the foundation of your action plan
Remove limiting beliefs ( I got this one down pretty good lol)

This course is every Thursday for six weeks at noon. It is a lunch and learn series sponsored by Mark Aakjar. Mark is the best inspector I ever met in my 15 years in the industry and he may not know it but he too lives by these principles.

      <title>Going green....lets see some action!</title>
      <description>&lt;div class="posterous_autopost"&gt;For several years I have been hearing alot about Green agency, but I have yet to see many agents putting the catch phrase into action.I am sitting in a class as I type at Keller Williams Realty Group on Green agency. In my opinion being knowledgeable about Green agency is something we must all start putting into action. Green is to ten years from now what compliance and zoning issues are to us today. Had agents had the foresight back then to find out if a house was a legal 3 bedroom and what quantifies an accessory apartment etc.... we would have been solving problems for ourselves and our clients before they happened. Today we pay for that lack of foresight with closings delayed and even falling apart when the municipal searches come back with violations on properties that cleared title under same circumstances not so long ago. Flash forward 5 even 10 years from now I imagine energy efficiency will not only be important to purchasers but to municipalities and financial institutions as well. Look at the automobile industry. I am having a hard time getting an inspection on a 2004 B.M.W. that runs beautifully due to some misfiring. While I agree and dont want to be polluting the atmosphere, the point is who would have guessed the government would have so much say as to whether a car in Mahopac is environmentally sound or not??We must constantly be looking forward to be adding value to our clients and community.       <title>What constitutes a good deal?</title>
      <description>Often times I have clients stop in or call and say they want to buy foreclosures. Of course, the first things I ask are where? How much? Are you looking to flip? Are you looking to hold the property in the hopes it produces income? OR they will tell me the purchase would be not an investment but their primary palce of residemce.
At that point I say Whoa!! It is a myth but yet common belief that foreclosures, R.E.O. , bank owned, and shortsales are the best deals around. Now dont get me wrong, there are some great deals that come along on the MLS via  short sales, R.E.O. bank owned properties but more often than not these properties have been neglected to such disrepair it negates the whole concept of "good deal".
If you are in the market to purchase a home for your primary residence the best thing you can do is go to a &lt;a href="http://www.inclinerps.com"&gt;Real Estate Professional&lt;/a&gt; discuss your needs, wants and price range and I guarantee you will find most listings that come up are NOT solely  Bank owned or R.E.O. or even shortsales. It will be a mix and the bottom line is you should focus on the value and whether or not the property works for you and your family not who currently owns it!
Now if you ARE in the market for an investment property thats a whole different story! If you are serious about purchasing foreclosed properties you once again need to find a Real Estate Professional who will be able to focus on this for you. Buying Foreclosed properties is a FULL TIME JOB!!  I suggest you hire an agent to work for you as a buyers agent. Yes you will be on the hook for commission however this truly is the only way to track down these foreclosed properties, contact the trustee and to be able to show up at the auctions at the right time is to have someone dedicated to the cause.
Once again I say that there are "good deals"  out there on properties that have &lt;strong&gt;not&lt;/strong&gt; been foreclosed on. Especially if your investing in Multi-family and commercial properties. You should be on the look for  a well maintained, fully occupied building with positive cash flow.  the good news???       <title>Progress not perfection!</title>
      <description>&lt;p&gt;I spent the evening as an audience member at a Carmel town board meeting. Over a year ago I was asked as Chamber of Commerce president to be a part of an ad-hoc committee to help decide how to spend some money given to the town through state and federal funds. The thought was to spend it on the downtown Mahopac area. I am proud to say a year later many different projects are in the works such as cross walks, potential parkinglot,and even completed projects such as flower baskets throughout the area and park and a revamping of the park.&lt;/p&gt;
&lt;p&gt;Congratulations to a cohesive town board, excellent projects coordinator and vital chamber of commerce coming together to get it done! And to not passing the costs along to the tax payer.&lt;/p&gt;
&lt;p&gt;Downtown mahopac is soon to be a destination spot &lt;img src="http://s.wordpress.com/wp-includes/images/smilies/icon_smile.gif" alt=":)"&gt;&lt;/p&gt;

      <title>Rental Market is UP? I dont think so!</title>
      <description>&lt;p&gt;I recently received an email from a MLS affiliated company stating that the rental market is up. I would love to know where they got this information from. I have seen a huge shift in the local rental market. UP is not the word I would use to describe it. The shift has been more towards consolidation. 2, 3 even 4 people chipping in to rent one larger house. In turn this has mad the smaller units suffer.&amp;nbsp; I have been surpised to see the rental market not shoot through the roof with all the foreclosures and short sales on the market being sold. Again, I think the trend is consolidation. People either lose their house to a foreclosure or short sale and move in with Mom, dad, Grandma, aunts, uncles and cousins!! hmmmm our government should learn a thing or 2 about consolidation eh?&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Clients, Agents and Me</title>
      <description>&lt;p&gt;At Incline Real Property services we service all types of clients. We have clients who are struggling financially, Clients who are first time home buyers in the,affordable housing range and we have clients who have millions to invest.&lt;/p&gt;
&lt;p&gt;Although they may drive different cars, wear different clothes, it all boils down to the same basic needs. They want information and they want it now. They want honesty, integrity and hard work. As a Broker I expect from a client the following, Loyalty, trust and committment. I suggest if you don't&amp;nbsp;have this sort of expectations with your agent or clients you&amp;nbsp; want tohave&amp;nbsp;a conversation with them. We all have the freedom to pick who we do business with!&lt;/p&gt;
&lt;p&gt;Now agents on the other hand have to keep in mind that they have more than buyers and sellers as clients. Fellow Agents and brokers are also&amp;nbsp;s&amp;nbsp;sort!I have to admit I have been&amp;nbsp;known&amp;nbsp;to loose&amp;nbsp;my patience with agents on occasion. I however I try to give as much information as possible up front to avoid the million questions from the newbies! I am proud to say that here in Putnam County we are blessed with a pretty professional group of agents! I also have been on the receiving end of an uncooperative listing agent who gives zero information and an attitude to boot!!&lt;/p&gt;
&lt;p&gt;So that summarizes my insight on Clients and Agents. As for me well.... I have to say I am happy and blessed to do for a living something that I love and happen to be&amp;nbsp;very good at! From property management,commercial, residential and investment sales and purchases to rentals and leases we are here with a smile&amp;nbsp; waiting to do business together!!!&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Is Your Real Estate In Compliance?</title>
      <description>&lt;p&gt;Quite frankly, Real Estate&amp;nbsp;must&amp;nbsp;treated like a business. I see way to many business owners do things like keep income off the books, not file for all the proper licences etc... and what happens is when they want to sell ,the business value takes a major hit or even worse it can not be&amp;nbsp;sold! Real Estate is the same way,&amp;nbsp;So if you built that deck, addition or finished your basement and you didn't apply for the proper permits and C of O's you are also affecting your value and ability to sell. I truly believe you should manage your real estate with the thought that if you had to sell today you would be able to get top dollar. This could include zoning changes, such as&amp;nbsp;if you live in a residential house in a commercial district more than likely your highest and best use is commercial. However since its current use&amp;nbsp;is&amp;nbsp;residential you may want to go to the zoning board prior to considering selling to get a change of use. Did you buy your house with a finished basement? In Putnam County if you closed more than 5 years ago chances are that basement is a violation. I have seen this hold up and or kill hundreds of transactions in my career.&lt;/p&gt;

      <title>The truth hurts</title>
      <description>&lt;p&gt;O.k. I admit it. I&amp;nbsp;am formally&amp;nbsp;the QUEEN of overpriced listings. But hey, I worked for a broker who did a ton of advertising AND paid for it too! And not for nothing but 3 years ago even over priced listing sold. Well recently a friend of mine gave me a # to a seller who was "unhappy" with his agent. I said I couldn't&amp;nbsp;call him while he was under an exclusive right to sell with another agent. The next day the seller calls me and asks if I can go visit him at the house. I ask for the address and set the appointment for the next day. Well, I immediately hung up and looked up the property. Without stepping foot inside the place I knew it was way overpriced. So I arrive at the house the next day. I&amp;nbsp; am greeted by&amp;nbsp;the strongest&amp;nbsp;curry odor I have ever been exposed to. And I LOVE and COOK Curry all the time. I step into the entrance where&amp;nbsp;there should be&amp;nbsp;a living room or family room and its filled&amp;nbsp;with&amp;nbsp;clean clothes drying and excercise&amp;nbsp;equipment, I continue my tour throughout the house and of course it's completely&amp;nbsp;covered with&amp;nbsp;the ugliest paneling&amp;nbsp;known to man, tiny bedrooms with&amp;nbsp;no closets. Kitchen and bath circa 1971 and it just went&amp;nbsp;down hill from there. So I finally say lets sit and talk. So we all gather into the living room. It was the husband, wife and myself. I start&amp;nbsp;with&amp;nbsp;"the best thing you could do for your selves is call your existing broker and drop the price $125,000" lol little to my surprise the wife got up and walked out of the room. The husband was very gracious and spoke to me for a few more minutes.&amp;nbsp; Then I made said my goodbyes and&amp;nbsp; wished them good luck and ran the hell out of there.&lt;/p&gt;
&lt;p&gt;Today I see the same house listed, it&amp;nbsp;has had 2 $10,000 price reductions and I just cringe at the thought of the feedback that poor agent must get after showings.&amp;nbsp; The bottom line&amp;nbsp;is that in this market you can't&amp;nbsp;afford to not speak the truth. I mean who would ever have thought the QUEEN of overpriced listings would start turning away inventory? In this market you can have underpriced listings and they still won't sell.&amp;nbsp; But at least they are in the game.&lt;/p&gt;

      <description>&lt;p&gt;So trying to put your finger on the pulse of this market is nearly impossible. We get random deals put together on so so houses at prices that make&amp;nbsp; zero sense, bidding&amp;nbsp;wars on houses that after the work is complete they could have&amp;nbsp;purchased a house needing no work for less money..........then of course you have&amp;nbsp;the rental market. One would expect rentals to flourish in the midst of a foreclosure/shortsale&amp;nbsp;frenzy no? but in reality it's actually&amp;nbsp;softened a bit. I suppose people are grouping up and sharing housing, moving in with family and friends to cut costs. The investment market is all but dead due to a lack of good deals available in the multi family and commercial&amp;nbsp;market and or lack of liquid cash and or financing ability!       <title>What's in store in Putnam County real estate  for 2010?</title>
      <description>&lt;p&gt;In my 39 years I can't&amp;nbsp;recall such an interesting end to a year with such mixed emotions for a new year. Lets speak strictly from&amp;nbsp;a real estate perspective. It's not&amp;nbsp;an easy time to predict the future of real estate anymore that's for sure, but if I had to give some insight the following would be my predictions......&lt;br&gt;It will remain a buyers market. The first quarter should be a busy time for buyer activity due to the first time home buyers tax credit ending April 30. There are more foreclosures to come! Nationally the market will stabilize&amp;nbsp;however locally we still have a have a way to go. Its going to remain tough to get mortgages! we may even see a rise in rates&lt;br&gt;The appraisal process will become tricky and elongated....&lt;br&gt;Short sales will be an easier process however in pure corporate&amp;nbsp;hypocrisy CASH will be King. Banks would rather take less money than deal with the mortgage process themselves..... So much for the great opportunities for first time home buyers huh?&lt;br&gt;All in all I predict a more stable year for Real Estate. As I always say the situation in Putnam County is compounded by high taxes, few services and zero relief in sight!&amp;nbsp; Your thinking....why&amp;nbsp;would I live here? Well we are in one of the most magical places to live in the Hudson Valley region! We have the city within a one hour drive, Natural resources are abundant, great schools (am I allowed to say that? ), and most of all the most amazing community of people. So lets work together , protect property values, watch dog our elected officials and enjoy this beautiful place they call Putnam County!&lt;/p&gt; &lt;div class="agent_signature"&gt;

&lt;p&gt;Greetings friends and associates, as I write to you it is the morning after Election Day. I want to congratulate all the Candidates that were elected into office. Of course Election Day always gets my wheels turning. I am sure it does the same for you. This year there is a lot of frustration out there but, people are too overwhelmed with daily life to feel they can do anything to make a difference.&lt;br&gt;If you weren't aware, The Greater Mahopac/ Carmel Chamber of Commerce has a Government Liaison/Economic Development Committee. If you would like to see the business communities have more say in local issues such as taxes, Business improvement districts, Planning and Development etc...Please join that committee and become a champion for local business advocacy. The time has come to pay attention to our local government that has been functioning with very little input from the business community as a whole. Together we can effect change but it takes awareness, diligence and influence in order to be successful and This Chamber is the best resource we have to do so.&lt;br&gt;We are very blessed to have people in office who ARE willing to work with us, but we need to ban together, get a pulse on the real needs of the business community and effectively communicate that information to those in office.&lt;br&gt;The Chamber also has a grant writing committee. This is another area we could use some collective effort. Wouldn't it be great to uncover some funds to assist the business owners (you) in these times of change? I remind you this is a mainly volunteer organization. We have Eileen and Pete to keep our house in order; however this entity solely relies on volunteer effort for growth.       <title>Putnam County Mortgage Tax! Are you informed??</title>
      <description>&lt;p&gt;In case you werent aware, the Putnam County legislation recently voted in a .25 percent mortgage tax. Not everyone was in agreement. The vote was 5-4 in favor of this tax.&lt;/p&gt;
&lt;p&gt;Some of the opposers felt that once this is passed there is would be stopping the legislation from increasing this amount and also the fact that people are already over taxed. Not too mention that Putnam County already has one of the highest closing costs for a buyer in the tri-state are ranging from&amp;nbsp;more than 1-2 percent.&lt;/p&gt;
&lt;p&gt;The arguments in favor were, while neighboring counties of Westchester, Dutchess, Orange, and Rockland collect mortgage taxes that benefit the county, Putnam does not.&lt;/p&gt;
&lt;p&gt;Mary Ellen Odell explained that a .25 percent addition in taxes would cost the buyer $250 per $100,000 of mortgage that would be amortized over the life of the bank loan. "This is pennies to the average mortgage holder, while the county would reap great benefits from such additional revenue by stabilizing property taxes, offsetting budget deficits, and preparing for the future," she said.&lt;/p&gt;
&lt;p&gt;The addition of any tax must be approved by the New York State Legislature.&amp;nbsp; Please take some time to educate yourself on the matter then be sure to contact State Senator Vincent Leibell, Assemblywoman Sandy Galef, and Assemblyman Greg Ball to express your opinion.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Checking In with Putnam County</title>
      <description>&lt;p&gt;It's been a busy year in Putnam County. Let's start with Economic Development projects. The county has several shopping centers in the works. &amp;nbsp;On the table there is Union Place that is on the border on Mahopac &amp;amp; Somers, Patterson Crossing right off 84 &amp;amp; 311. And the Putnam County Economic Development Agency is &amp;nbsp;also working on bringing &amp;nbsp;2 Hotels to the area. Just to name a few.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We now have a visitors center in the Town of Carmel, Hamlet of Mahopac at The Greater Mahopac Carmel Chamber of Commerce office at 953 South lake Blvd (6n). Stop by, bring your brochures, cards &amp;amp; giveaways. You also would be amazed at how much there is to do right in our own County.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Putnam County Chambers of Commerce have also been meeting jointly exploring the option of becoming a County wide Chamber of Commerce. This would enable us to have a stronger voice on public policy &amp;amp; economic development issues as well as better marketing and exposure opportunities for businesses that participate or are located &amp;nbsp;in the County. Myself(Incline Real Property Services , Grace Vinciguerra (Re/max Classic) and Debbie Boccarosa &amp;nbsp;(524 Realty group) are all on the Putnam County Chambers of Commerce Exploratory Committee. There is a County Wide Chambers of Commerce Event on Dec 9th at The Garrison. Details on this event to follow in the next In Depth.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Lastly but not l least, The Real Estate Market is in my opinion is getting where it needs to be. The prices still need to adjust a bit, The banks need to find some balance, buyers need to get out and buy and sellers need to awaken to the situation at hand. All in all it's the same as it always has been. You get out of it exactly what you put into it with just a few more obstacles along the way. There is hope that Commercial market stays strong, however with the combination of high taxes, increased expenses, and business down it will be a struggle for landlords. So do your part and Shop Local!&lt;/p&gt;

      <description>&lt;p&gt;Just some info on the MTA tax and its effect on Putnam County&lt;/p&gt;
&lt;p&gt;Projected financial impact on Putnam County.&lt;br&gt;895,438,000 x .0034 = 3,044,489.20 excludes self employed (Total Put Co 2006 Payroll)&lt;/p&gt;
&lt;p&gt;cty paid 17,778,631in 2007 x .0034 = 60,447 (total govt payroll)&lt;/p&gt;
&lt;p&gt;total estimated tax burden of MTA Tax: $3,104,936 (excludes self employed)&lt;/p&gt;
&lt;p&gt;MTA tax is unfair burden on local businesses - being asked to subsidize inefficient activity of MTA without any explanation by the MTA of where the money is going.&lt;/p&gt;
&lt;p&gt;No accountability or transparency - MTA budget does not reflect the leaner times - everyone else being asked to do more with less&lt;/p&gt;
&lt;p&gt;Mortgage Tax currently pays for MTA - now they are looking for additional sources of funding because the mortgage tax revenues are down - should be tightening their belts just like the real estate, mortgage and legal professionals are already doing.&lt;/p&gt;
&lt;p&gt;Tax will take millions of dollars out of the hands of local independent businesses (mom and pops), schools, hospitals and charitable organizations&lt;/p&gt;
&lt;p&gt;The language in the law that states "An employer is prohibited from deducting from the wages or compensation of an&lt;br&gt;employee any amount that represents all or any portion of MCTMT." is naive - businesses, unlike the MTA, cannot count on external bailouts and must balance their books every year. Businesses will compensate for the added tax burden by hiring fewer employees, making less raises/bonuses, offering fewer services, etc.&lt;/p&gt;
&lt;p&gt;The MTA tax adds an additional layer of regulation on already-burdened small businesses. Somebody has to account for the amounts deducted from the business' ledgers - this adds time and expense.&lt;/p&gt;
&lt;p&gt;Services remain relatively sparse in Putnam County from the MTA.&lt;/p&gt;
&lt;p&gt;Putnam has no real representation to look out for its interests with the MTA.&lt;/p&gt;

      <title>Loitering.........is it a quality of life issue?</title>
      <description>&lt;p&gt;I am wearing several hats as I write this blog.&lt;/p&gt;
&lt;p&gt;1. a Business owner&lt;/p&gt;
&lt;p&gt;2. a Property owner&lt;/p&gt;
&lt;p&gt;&amp;nbsp;3. President of the Local Chamber of Commerce&lt;/p&gt;
&lt;p&gt;&amp;nbsp;4. A Realtor sworn to protect property values&lt;/p&gt;
&lt;p&gt;5. Someone who strives&amp;nbsp;for&amp;nbsp;and&amp;nbsp;&amp;nbsp;attempts to &amp;nbsp;practices compassion always in all things&lt;/p&gt;
&lt;p&gt;So this topic is not one I am one sided on. I can&amp;nbsp; see the situiation from all angles. Its not pretty:(&lt;/p&gt;
&lt;p&gt;So here goes......... There is a loitering issue in my hometown where I happen to do most of my business in. The loiterers are day laborers looking for work. They gather in groups of 50 or more in the morning&amp;nbsp;daily. These loiterers happen to be primarily&amp;nbsp;undocumented citizens or illegal immigrants. This obviously creates alot of emotional turmoil regarding the situation.&lt;/p&gt;
&lt;p&gt;I mean the public officials are in a situation where their hands are tied due to the impending doom of&amp;nbsp;a lawsuit. It seems you cant open a paper without reading about a town being sued for the same situation.&lt;/p&gt;
&lt;p&gt;The bottom line&amp;nbsp;is if this was teenagers or any&amp;nbsp;other&amp;nbsp;&amp;nbsp;group of people gathering in the streets in such large numbers, The police would be able to break them up and send them on their way.&lt;/p&gt;
&lt;p&gt;Now on the other hand I am certain that the majority of these people&amp;nbsp; (like any group of human beings)are good, hard working family people and well ..............we let them into our country.................. &amp;nbsp;we definetly have an obligation to&amp;nbsp; their safety and well being.&lt;/p&gt;
&lt;p&gt;So how do we do something that will accomplish both?&lt;/p&gt;
&lt;p&gt;1.Ridding the town of large groups of ANYONE in front of our Downtown businesses &amp;amp; parks.&lt;/p&gt;
&lt;p&gt;2. Making sure that all people are treated humanely and equally.&lt;/p&gt;
&lt;p&gt;OR!!!! maybe this is all just perception? Perhaps the loitering is a non issue? Maybe its NOT hurting property values and businesses?&lt;/p&gt;
&lt;p&gt;I am using this blog as a tool for some clarity.&amp;nbsp; I hope you can share your opinion with us.&amp;nbsp;&amp;nbsp;I hope you do so in a mindful way..... I dont want to open a negative thread but rather an insightful dialouge.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Get Legal!</title>
      <description>&lt;p&gt;&amp;nbsp;I cant believe how often I take a listing and there are finished basements, bonus rooms,bedrooms,inground pools, sheds, all without C of O's.&lt;/p&gt;
&lt;p&gt;Times have changed! These properties more than likely will not make it to the closing table wiwth these violations! YES even if you bought it that way!&lt;br&gt;And the code is constantly changing. So I suggest you legalize NOW!!!&lt;/p&gt;
&lt;p&gt;This is not just a plug for my company that can help you with these issues, rather just some good ADVICE from someone who has learned the hard way :)&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>All In a Days Work!</title>
      <description>&lt;p&gt;Today while siiting at my desk at the front window at Incline Real Property Services&amp;nbsp;I did the following: Negotiated a short sale, CMA on 5 vacant lots, in put a new listing to 10 web sites, negotiated a rental, helped 3 of my agents with their transactions, debated with the MLS over the rules, figured out best use for a mixed use piece of property, pulled a property deed to see if there were any deed restrictions, emailed&amp;nbsp; listings to hundreds of commercial brokers, filed an application to the building department for a finished basement and&amp;nbsp; took out the garbage.&lt;/p&gt;

      <title>Self Disciple/letter2</title>
      <description>&lt;p&gt;As I write this letter to you I am ending &amp;nbsp;Day 1 in my new quest of a Vegan Lifestyle .There are many aspects to why I have made this dietary choice, such as philosophical &amp;amp; health reasons. But for me it boils down to the one thing I have lacked my whole life&lt;strong&gt;, Discipline.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I have come to believe through studying those who I admire and respect that Discipline is the fundamental building block that most successful people utilize to achieve greater success in life. Once you have acquired the skill of discipline, it doesn't matter what the economy is doing or what business you are in, your success is within reach at all times.&lt;/p&gt;
&lt;p&gt;Discipline requires consistency, action &amp;amp; sacrifice, and the reality is that once you get out of your comfort zone you can truly grow. I experienced the initial awkwardness of being outside of my "comfort zone" when I made a decision to open my own company outside of my typical territory, however I knew I needed to expand my vision of local in order to grow. I basically removed the ceilings I was self creating the minute I made that decision. If I hadn't been practicing self discipline I probably would have given up after a month and went running back to my old way of doing business!&amp;nbsp; As a result my business is growing daily and the opportunities that are unfolding are beyond my best expectations. Not to mention the practice of self discipline has made me a better mother, daughter, &amp;nbsp;and friend.&lt;/p&gt;
&lt;p&gt;So my challenge to you is simple. Take one area in your life and challenge yourself. Whether it be to lose weight, stick to a fiscally sound budget, organize your business, work on a business plan, open that second location etc..... Just do it. And enjoy the momentary growth pains with the knowledge that they gradually convert to inner strength and better yet self mastery.&lt;/p&gt;
&lt;p&gt;It is my pleasure to have the experience of being the president of this sovereign organization we call the Greater Mahopac Carmel Chamber of Commerce while growing my own business alongside yours.&lt;/p&gt;

      <title>Team Work/ first Presidents letter!</title>
      <description>&lt;p&gt;Teamwork is the ability to work together toward a common vision. The ability to direct individual accomplishment toward organizational objectives. It is the fuel that allows common people to attain uncommon results. ~Andrew Carnegie&lt;/p&gt;
&lt;p&gt;As I write this first Presidents letter I am reflecting upon the 5 years of my chamber membership. The past 5 years have been both the most difficult as well as the most rewarding in my life. I made tons of mistakes and had many failures and some accomplishments The biggest change that has taken place is going from an agent in a local Real Estate office to the owner of my own Real Estate company.&lt;br&gt;I attribute this major accomplishment firstly to the support of my Mother, Eileen and my 2 daughters, Olivia &amp;amp; Juila, but had it not been for my experiences on both the Chamber Board of Directors and The Co-Chair person of the Shop Putnam Business and Home Expo 2007, 2008 &amp;amp; 2009, I would never have had the opportunity to have learned the lessons (some of them hard lessons!) necessary to run a business.&lt;br&gt;That being said, the reason for the quote up top is to share with you my new found love &amp;amp; respect for Team Work. If you were at The Expo this year that is exactly what that Day was all about, team work. We all utilized our individual strengths to accomplish something that individually would be impossible. At times it felt like we were the Egyptians building the Pyramids one Brick at time and that it would never come together. But this year's Expo was an amazing success that far exceeded the prior years. All because of the Combined effort of all involved.&lt;br&gt;The next amazing result of team work is the new series of Television Commercials featuring Chamber businesses that will be airing shortly. Charlie Melchner came up with a CRAZY idea&amp;#61514; and his ground breaking vision combined with some practical application from Tom O'leary, Kevin Bailey &amp;amp; myself resulted in one of the most beneficial member benefits I have ever seen (next to the directory of course). But that is just my humble opinion.&lt;br&gt;There are so many benefits to being a member of this Chamber of Commerce and one of our first tasks this year is to make sure you are aware of all of them as well as growing them by leaps and bounds.&lt;br&gt;Thank you to the members for voting me in again and thank you to the board, whom I consider my dear friends for having enough confidence in making me President. Together let's make this a year of growth &amp;amp; success.&lt;/p&gt; &lt;div class="agent_signature"&gt;
