Often times I have clients stop in or call and say they want to buy foreclosures. Of course, the first things I ask are where? How much? Are you looking to flip? Are you looking to hold the property in the hopes it produces income? OR they will tell me the purchase would be not an investment but their primary palce of residemce. At that point I say Whoa!! I spent the evening as an audience member at a Carmel town board meeting. Over a year ago I was asked as Chamber of Commerce president to be a part of an ad-hoc committee to help decide how to spend some money given to the town through state and federal funds. The thought was to spend it on the downtown Mahopac area. I am proud to say a year later many different projects are in the works such as cross walks, potential parkinglot,and even completed projects such as flower baskets throughout the area and park and a revamping of the park.

I recently received an email from a MLS affiliated company stating that the rental market is up. I would love to know where they got this information from. I have seen a huge shift in the local rental market. UP is not the word I would use to describe it. The shift has been more towards consolidation. 2, 3 even 4 people chipping in to rent one larger house. In turn this has mad the smaller units suffer. I see way to many business owners do things like keep income off the books, not file for all the proper licences etc... and what happens is when they want to sell ,the business value takes a major hit or even worse it can not be sold! We get random deals put together on so so houses at prices that make zero sense, bidding wars on houses that after the work is complete they could have purchased a house needing no work for less money..........then of course you have the rental market. In my 39 years I can't recall such an interesting end to a year with such mixed emotions for a new year. Lets speak strictly from a real estate perspective. It's not an easy time to predict the future of real estate anymore that's for sure, but if I had to give some insight the following would be my predictions......It will remain a buyers market. In case you werent aware, the Putnam County legislation recently voted in a .25 percent mortgage tax. Not everyone was in agreement. The vote was 5-4 in favor of this tax. Some of the opposers felt that once this is passed there is would be stopping the legislation from increasing this amount and also the fact that people are already over taxed. Not too mention that Putnam County already has one of the highest closing costs for a buyer in the tri-state are ranging from more than 1-2 percent. I cant believe how often I take a listing and there are finished basements, bonus rooms,bedrooms,inground pools, sheds, all without C of O's. Times have changed! These properties more than likely will not make it to the closing table wiwth these violations! YES even if you bought it that way!And the code is constantly changing. So I suggest you legalize NOW!!! This is not just a plug for my company that can help you with these issues, rather just some good ADVICE from someone who has learned the hard way :)

Today while siiting at my desk at the front window at Incline Real Property Services I did the following: Negotiated a short sale, CMA on 5 vacant lots, in put a new listing to 10 web sites, negotiated a rental, helped 3 of my agents with their transactions, debated with the MLS over the rules, figured out best use for a mixed use piece of property, pulled a property deed to see if there were any deed restrictions, emailed listings to hundreds of commercial brokers, filed an application to the building department for a finished basement and took out the garbage. I mean I have had several clients who would rather see their house go to foreclosure that sell it and walk away with a few dollars! What is that about?? What happened to good old fashioned pride? I guarantee you quick & easy money if you can just refer some commercial leads to your favorite Commercial broker. (I wouldnt mind if that happens to be me) Residential agents are in a natural position to come by potential commercial buyers and sellers. Instead of turning down that business or biting off more than you can chew, refer it over. In fact wake up tomorrow and figure out who your new referral partner is and I guarantee you a new income stream :)
