dawson: It’s What’s On The Outside That Counts... - 01/04/11 06:50 AM

In a recent article from Realtor Magazine, it was confirmed again that exterior upgrades and general "curb appeal" was the one of the most important factors in selling your home.

Simple updates and maintenance to landscaping is the least expensive, but all important place to start.  Those online photos will shine with a great looking lawn (trust me!).   Potential buyers look at online homes to decide where they'll stop, make sure your home makes the list.

Investing in your home's exterior cosmetics is great and can speed up the listing time, in addition … (4 comments)

Good news is coming out for recent home sales with an impressive 5.6 increase in closed sales of single-family homes, townhomes, condominiums and co-ops for the month of November.
"Continuing gains in home sales are encouraging, and the positive impact of steady job creation will more than trump some negative impact from a modest rise in mortgage interest rates, which remain historically favorable,"said Lawrence Yun, National Association of Realtors chief economist, in a statement.
As we wrap up 2010, which proved to be a year of slow recovery, the news coming out for the 2011 outlook is looking better and better … (0 comments)

dawson: Dahlonega Georgia - Lumpkin Coalition - Hemlock Festival 2010 - 10/21/10 05:22 AM
The beautiful Appalachian mountains are filled with trees and wildlife that make up it's rich forest.
As with many facets of our environment, the Appalachian trees are in danger due to pollution and environmental changes.  The woolly adelgid is an insect that is a direct threat to our Hemlock Trees in the North Georgia region.
The air pollution and climate over time weakens these protective trees and leaves then vulnerable to disease and bugs.
Scientist have concluded that beetles are proving to be most helpful in the fight against damaging insects to our Hemlocks.  The University of Georgia, Young Harris College and North Georgia … (0 comments)

dawson: Painting or Updating Appliances? Think Green! - 10/04/10 06:21 AM
Renovating and updating your home using Green products does not have to mean adding more money to your budget.
Selecting more ‘Earth Friendly' products can reduce energy use and air quality in your home.  Another common misconception is that recycled products may look different than your higher end products, this is also not true with most new products on the market now.  ‘Going Green' has become increasing easier with today's new choices.

All major paint manufacturers now offer paints that are low in volatile organic compounds (VOCs).  The prices remain about the same (less than $2 per gallon), but studies … (1 comments)

My family started a traditional corn maze and hayride adventure at Uncle Shucks three years ago and it's now an important start to fall for us.
We always start with the incredible corn maze, because it can be a doozie!  My oldest son has grown to be very good at navigation, so I usually follow him.  Last year we toured the Haunted Maze; this adds a very interesting twist on the fun!
Next, we enjoy relaxing on the hayride around the maze where we can view beautiful 100+ year old oaks and native North Georgia trees outlining this beautiful … (6 comments)

dawson: Foreclosures and Short Sales - Buying Advice - 08/26/10 08:36 AM

Rules have changed:
One particular recent situation is an example of the rule change.  Buyer loves this house, he makes a very good offer on this short sale.   When reviewing the contract, the selling agent finds that an initial was not included on the lead paint disclosure, (this typically is only required for homes built prior to 1978).  The listing agent called and announced to the selling agent that the contract was not complete.  The potential buyer was on a business trip, flying home in hopes that his contract was submitted and he was waiting on … (1 comments)

dawson: Dawsonville, Georgia Pickers - 08/14/10 04:10 AM
The History Channel's show, 'Pickers' featuring Mike Wolfe and Frank Fritz has been a hit.  These guys have made a living from contacting owners to various collections of interesting things and what some of us would consider 'junk'.
My husband and I have been watching this show for weeks and it is really cool what these guys have found.  Everything from children's bikes from the late 1800's to early American tea sets.  The most interesting part of this show is seeing how much profit they net from their ventures.
Living in North, Georgia, there are many great Flea Markets in our … (5 comments)
