The Pasadena real estate market is quite active - news of newly listed properties hitting the multiple listing service(MLS) and quickly receiving lots of attention - multiple offers and homes selling in excess of list price is not uncommon.    Still, I am asked the question:

 

What did the seller pay for the home?

 

What’s the purpose of this question?   Are you trying to determine the sellers’ capital gains? If the seller purchased five or fifty years ago - it really has no bearing on today’s sales price.  

 

When we work together we will review those properties currently available for sale as well as those in escrow and recently sold.   We will compare those to the property you are considering.   It is not a science and it’s not art -- but it is a blending of the two and definitely not subjective.   Throw in emotion and all bets are off.   

 

If there is a property you love -- I say step back before you step up and go for it.
