Knowing the wiring in your home is safe!!! As a buyer or seller it is also important to get educated on knob and tube wiring...Because it is unsafe-home insurance companies, in most cases, WILL NOT insure your home.  Unless they never asked the question...This happened to a buyer client of mine and the wiring needed to be upgraded for the second floor (first floor had already been upgraded)....

Prevalent in Northern Virginia, and to the south, is a roof staining problem called "black algae."  It looks like a dripping, running black stain, typically on a shaded roof, or on the side facing away from direct sunlight.  Incorrectly called mildew and fungus, the staining is an algae, typically Gloeocapsa magma.  I see it all the time.

The black algae is usually distinguished as a general stain.

Even before going around back to see what the roof had to show, I was able to confidently say to my client that I suspected a second layer of shingles over the first.  The roof looked newer, but the plumbing penetration sleeve was covered with black goop.
"How do you know that?" was her question.
My answer - "Experience."

Apparently the roof was leaking.  So two things were done to "solve" the problem.  A new layer of shingles was laid over the first (not always the best solution).  And instead of placing flashing where it was needed, a few tubes of caulking were expended to stop any leaking!

Window wells can be a problem, especially on older homes.  The newer homes have drains in the wells  connected to a sump pump system, so ostensibly they can drain when it rains.  The older ones are typically not so connected.  This was a house with two sump pumps (installed long after the 1951 build date), an original window well and lots of new paint and flooring.

On a recent pre-drywall inspection I noticed that the insulation surrounding the garage was nicely stapled to the studs, but in the rest of the house no staples were used.
In a blog two years ago I said that one problem I was seeing in new construction was un-stapled insulation.  Until the advent of thermal image cameras we did not know just how much insulation can slip inside walls.  It does!  And a  thermal camera reveals how much!  It must be stapled!

I Know You Conduit! - 07/02/10 07:05 PM
Get outside and take a look at you electrical meter...
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
Walking around the house with my client I noticed that the conduit which houses and protects the service conductors to the house had pulled away from under the meter.
Without a slip joint, as soil settles, so, sometimes, can the conduit. The problem with that is that doing so can expose the conductors to water.
