Flipper Fix! - 08/28/10 09:23 PM
Jay this is another great post regarding foreclosures that have been purchased and rehabbed....you really need to look at EVERYTHING....because there could be hidden defects!....Thanks for sharing....
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
Sometimes I smile and sometimes I cringe when someone calls to schedule an inspection and they say that the house was a foreclosure but an investor bought it and fixed it up and it is "beautiful now."
Well, to each his own.
This is what greeted me as I approached this three year old house!
The sidewalk has settled about 2".
This presents a couple of problems … (2 comments)

"Why Is There Mold On My Basement Wall?" - 08/27/10 10:47 PM
More great information from Jay the Home Inspector......
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
That was the question I heard over the phone when someone needing a thermal image inspection, among other things, called to find out about possible foundation leaks.  They had this problem once before and were upset at having to deal with it again.
As to foundations, it is not a question of whether it will leak.  The real question is when?   Then you figure out why.
Mold, as you know, is not the original problem.  It is a symptom of the real problem.
When you discover … (2 comments)

Get To Know Your Air Flow - 08/26/10 10:11 PM
Jay the Home Inspector on air flow.....
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
It is probably true that on half the home inspections I do the filter is installed backwards.  It is important that the filter be installed the right way!  Why?  Because one side is stronger and meant to handle the air flow's pressure.  There is an arrow drawn on every filter to tell you the air flow direction.  Put in backwards, and as it gets loaded with dust, the filter can literally get sucked into the system and even cause damage to the fan.

Someone took the … (2 comments)

Yep, It's Doing Its Job! - 08/26/10 10:10 PM
More great information from Jay the Home Inspector.....
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
That was my answer when a client asked me if a retaining wall was actually doing anything.
Retain - verb 1 continue to have; keep possession of. 2 absorb and continue to hold (a substance). 3 keep in place; hold fixed.  ORIGIN Latin retinere - 'hold back'.
Retaining wall - noun a wall that holds back earth or water on one side of it.
Those are my Oxford Dictionary definitions of the two words above.
The retaining wall on the right is 10' high.
It begins … (1 comments)

Debate: Should you Drive Your Kids to SCHOOL OR Send them on THE BUS? - 08/25/10 09:05 PM
BUS OR NOT TO BUS???? School starts next week and I am feeling like I have this big issue:  To send my kids on the school bus OR NOT!!! I know it might sound crazy to some people..."I rode the school bus and I turned out okay!!" Right!? Well that may very well be true, but kids are growing up "faster" than I remember!!
There are so many pros and cons for both....Is the bottom line..."I feel 'safer' to drive my kids to school".....not just for there physical safety, which has been pointed out, BUT for their emotional safety...there is less … (13 comments)

"Must-Watch" Video I Found - 08/15/10 06:04 PM
WOW....Powerful...
Via Jason Crouch, Broker - Austin Texas Real Estate (512-796-7653) (Austin Texas Homes, LLC):
This is one of the most touching videos I've seen this year.  It's a montage of various members of our troops returning home and surprising their loved ones.
Quick warning: I would highly suggest having Kleenex nearby.  I watched most of it with tears in my eyes.
Interestingly, they used the exact same music as one of my all-time favorite videos: http://www.youtube.com/watch?v=zlfKdbWwruY
Enjoy!

Mortgage Principal Reductions – What’s the Government got up its Sleeve? - 08/15/10 05:26 PM
Worth reading....
Via Drew Sygit (The Lending Edge) Real Estate Financing Expert (Purchases, First Time Buyers, Pre-Approvals, Refinance):
HUD announced adjustments to its Making Home Affordable initiative to encourage more principal reductions on August 6th.  Soon after, rumors ran rampant on Wall Street and in the press that the Obama administration would be soon announcing that FNMA & FHLMC would be forgiving a portion of the principal owed on the trillions in mortgages they control. What's going on?

Sometimes the best way to find out how a radical idea will be accepted, is to start your own rumor about it and … (2 comments)

Asbestos In Your Home - 08/15/10 05:11 PM
Great Info....
Via David Valley (Massachusetts Home Inspections):

Although some asbestos has been removed from our homes over the past years, there are many thousands of tons of asbestos still present in our homes today. There still remains extensive repair and removal work, which will definitely continue for the foreseeable future. The main source of asbestos in our indoor air is located in our insulation products throughout our homes. Buildings that were built in the last 50 years were built with a variety of materials composed of asbestos mixed with other fibers like paper, fiberglass, or synthetic fibers and a binder, … (1 comments)

Trampo-Floor! - 08/15/10 05:08 PM
Another Great Post from Jay the Home Inspector....
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
DATELINE:  Northern Virginia – the purchaser of a new home was frantic to find a home inspector to try to evaluate why a floor in his home under construction moves up and down. The dining room floor bounces. And not a little bit!
Looking on the Internet, this purchaser was able to find a local home inspector. His popular website offered just the relief this purchaser needed. He determined to get in touch with the website’s principle inspector. Well, it’s only inspector!

Transferring Load - 08/10/10 08:47 PM
More great tips from Jay...the Home Inspector...
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
I do a lot of pre-drywall construction inspections.
These are important!  It is the only chance to see a house when it is skeletal.  You can see everything from structure to electrical to HVAC distribution to plumbing.
One of the most important things to look at is how loads are distributed.
Importantly, load points need to rest on a similar point beneath and eventually, at the lowest point, some form of foundation.
That's why they call it "foundation!"
When loads aren't aligned structure can sag, things … (2 comments)

More Great Tips from Jay the Home Inspector.....

Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
Sometimes things are found during home inspections that should not be there.  And the reason has to be investigated.  This can be a regular Hardy Boys mystery sometimes and can be a lot of fun!
It has been dry and on a patio not otherwise wet I saw the water you see here and the rotting wood.  Whatever this problem was, it had been happening for some time.  This part of the house is on a slab.  It would be unusual, but not … (4 comments)
