Jay the Home Inspector has pointed out another great point about homes that have been flipped! or newly remodeled... &lt;p&gt;Some new bath vents are real quiet.&amp;nbsp; In order to make sure one is working, I usually take a piece of toilet paper and place it up there to make sure it sticks.&amp;nbsp; But sometimes the fan is really, really quiet.&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/2/0/7/1/1/ar128982281111702.JPG" height="400" alt="" style="float: left; margin: 10px;" width="300"&gt;On a recent inspection, the "flip" that was so much fun, we went in to test the "newly remodeled" basement bathroom.&lt;/p&gt;
&lt;p&gt;I turned on the light and the fan.&lt;/p&gt;
&lt;p&gt;My client said, "That's a real quiet fan!"&lt;/p&gt;
&lt;p&gt;It was quiet.&amp;nbsp; Too quiet.&amp;nbsp; Even with the quiet ones you can still sense a little vibration.&lt;/p&gt;
&lt;p&gt;This was dead.&amp;nbsp; So I took off the cover.&lt;/p&gt;
&lt;p&gt;The "newly remodeled" bathroom had a new cover over an &lt;span style="text-decoration: underline;"&gt;OLD&lt;/span&gt; fan casing, with the old wiring wrapped up neatly in the corner, and the fan blades removed.&lt;/p&gt;
&lt;p&gt;And ...&amp;nbsp; it was very quiet!&lt;/p&gt;
&lt;p&gt;This fan, the wobbly toilet and the interesting plumbing to the "newly remodeled" fixtures made for a wonderful new bath!&lt;img src="http://activerain.com/image_store/uploads/6/3/5/6/9/ar128982317596536.jpg" height="95" alt="" style="float: right; margin: 10px;" width="120"&gt;&lt;/p&gt;
&lt;p&gt;You might ask, "Does Flipper &lt;strong&gt;&lt;em&gt;really&lt;/em&gt;&lt;/strong&gt; think that putting a brand-new cover over a hole in the ceiling will make people think there is a new fan in there?" *&lt;/p&gt;
&lt;p&gt;I might ask, "Do you &lt;strong&gt;&lt;em&gt;really&lt;/em&gt;&lt;/strong&gt; have to ask that?!"&lt;/p&gt;
&lt;p&gt;My recommendation:&amp;nbsp; When the sign says "Newly Remodeled!" or "Gorgeous Inside!" be sure to get a home inspection.&amp;nbsp; Why?&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Because if the house ain't a rockin' you shouldn't go a knockin'...&amp;nbsp; and flips usually ain't rockin'.&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;* Markanich's Theory - there was no fan because new fans require a different, usually deeper, and often larger, fan casing, than the old ones.&amp;nbsp; Flipper doesn't have enough experience to know that.&amp;nbsp; He thought all he had to do was buy a new fan and slap it in there.&amp;nbsp; I think he found out differently. At that point the new drywall was up and he didn't want to have to cut things up to reconfigure a new space to accommodate a new fan casing.&amp;nbsp; So he covered the hole with a new cover!&amp;nbsp; "Newly Remodeled!"&lt;/p&gt;

      <description>&lt;p&gt;So I am reading the book "The Energy Bus" by Jon Gordon.&amp;nbsp; This book is an easy read and there are some great things to note as I am only a few chapters into the book.&lt;/p&gt;

&lt;p&gt;"'What turned it all around was your desire and vision to change and the focus to make it happen.&amp;nbsp; Unfortunately, it takes a crisis for so many of us to change,' she added. 'I don't know why but it does. I wish more people wouldn't wait for everything to fall apart before they start thinking about their life and what they want. They don't have to wait, you know. But sometimes that's what it takes. Sometimes we have to see what we don't want, to know what we do want.'"&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I had to read this a few times, but taking a look at not only my business but my personal life..."Desire and VISION"&lt;/p&gt;
&lt;p&gt;This year, as we conducted our yearly goal planning and review of the months past, we have begun utilizing white boards to get organized and have a VISION of where we want to be and what it looks like when we get there!!!&amp;nbsp; Give me goosebumps....the potential is there to do GREAT things!!&lt;/p&gt;
&lt;p&gt;We are thriving in an uncertain market...NOW it is time to continue to make the changes necessary to have the desire to be "THE BEST" AND actually put a plan in place that will make you work HARD and actually be "THE BEST"..&lt;/p&gt;

&lt;p&gt;My friend Flipper does things that are truly laughable, if they weren't so sad!&lt;/p&gt;
&lt;p&gt;He is a creative fellow!&lt;/p&gt;
&lt;p&gt;On this house he decided to really spruce it up.&amp;nbsp; He decided to replace the siding, which was cement asbestos and probably pretty cracked up with new vinyl.&amp;nbsp; Then he covered the fascia boards with an aluminum covering.&amp;nbsp; That was fine, until he painted the vinyl siding, &lt;span style="text-decoration: underline;"&gt;but that is a different story.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;However, he also got the idea to upgrade the electrical service from what was likely a 100amp fuse box to a brand new 200amp breaker box.&amp;nbsp; That is fine, except, well, there were no permits, and the work was weird, &lt;span style="text-decoration: underline;"&gt;but that is a different story.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;But he apparently also decided to replace the original, likely very frayed, service connection from the mast head to the electric meter with a newer, better-insulated one. He must have gotten this idea BEFORE he did the siding, because he removed the connection completely so it wouldn't get in the way of the new siding.&lt;/p&gt;
&lt;p&gt;And in doing that, he didn't want to re-attach it to a mast head that might DAMAGE his new siding, so he merely re-attached it somewhere else.&amp;nbsp; The problem with doing that is many fold, &lt;span style="text-decoration: underline;"&gt;and that is this story!&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Problem 1&lt;/strong&gt;&lt;/span&gt; - the re-attachment of the mast head was done with drywall screws.&amp;nbsp; OK, they were galvanized, but drywall nonetheless!&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Problem 2&lt;/strong&gt;&lt;/span&gt; - he drilled a hole through the shingles and re-attached the service cable to the roof sheathing!&amp;nbsp; It does have a washer on the inside though, to make it &lt;span style="text-decoration: underline;"&gt;&lt;em&gt;strong...&lt;/em&gt;&lt;/span&gt;&lt;img src="http://activerain.com/image_store/uploads/5/2/2/3/0/ar128956235103225.JPG" height="366" alt="" style="float: right; margin: 10px;" width="261"&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Problem 3&lt;/strong&gt;&lt;/span&gt; - yes, that electrical connection of the SERVICE CABLE TO THE "NEW" HOUSE CABLE is actually done with electrical tape!&lt;/p&gt;
&lt;p&gt;Since I have been doing this a long, long time and have never seen such a connection, so I can confidently say that the absolute CREATIVITY of this connection is &lt;em&gt;&lt;strong&gt;astounding!&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;And unsafe...&lt;/p&gt;
&lt;p&gt;And not smart...&amp;nbsp; or last very long.&lt;/p&gt;
&lt;p&gt;And I would be &lt;span style="text-decoration: line-through;"&gt;shocked&lt;/span&gt;, oh, poooor choice of word, um, very surprised if he is still alive!&lt;/p&gt;
&lt;p&gt;My client is buying this house as an investment.&amp;nbsp; I, well, &lt;span style="text-decoration: underline;"&gt;suggested&lt;/span&gt; that he contact the local jurisdictional authorities to ask if this is a permitted connection!&amp;nbsp; I am pretty sure it is not!&amp;nbsp;&amp;nbsp;&amp;nbsp; ;)&lt;/p&gt;
&lt;p&gt;And, when they come to the house to investigate this, they will likely also want to go inside to see all the other goodies in there.&amp;nbsp; And Flipper is busted...&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My recommendation:&amp;nbsp;&lt;/strong&gt; When you see a sign outside the house that says something like, "Totally remodeled!" and "Gorgeous inside!" that you have it checked out a bit further.&amp;nbsp; Can I recommend a good home inspector?&amp;nbsp; There is probably one or two in your area.&amp;nbsp; In mine, well, I would INSIST that you call Jay Markanich.&lt;/p&gt;

&lt;p&gt;Sometimes I pull up to a house that is recently sided.&amp;nbsp; In this case, the &lt;a href="http://activerain.com/blogsview/1965358/at-your-service" target="_blank"&gt;house&lt;/a&gt; was 47 years old, and I happen to know that in that neighborhood all the houses were originally sided with cement asbestos.&amp;nbsp; It's a pretty good product.&amp;nbsp; I still see that siding here and there, and it is fine so long as it is not broken or cracked.&amp;nbsp; And even then it can be caulked to prevent it from breaking further, which can release asbestos fibers into the air.&amp;nbsp; Being outdoors, though, that is not so much of a danger to anybody.&amp;nbsp; But why let breaking pieces break more?&lt;img src="http://activerain.com/image_store/uploads/7/7/6/4/3/ar128964394134677.JPG" height="400" alt="" style="float: right; margin: 10px;" width="300"&gt;&lt;/p&gt;
&lt;p&gt;In this case, the house was newly sided with vinyl.&amp;nbsp; To me that is a red flag.&amp;nbsp; Why?&amp;nbsp; Because it is so often not done correctly, particularly on flips.&lt;/p&gt;
&lt;p&gt;And this house was true to form.&amp;nbsp; Looking behind the siding, just where the foundation meets the wood structure of the house, I saw a mess.&lt;/p&gt;
&lt;p&gt;The original 60's version of Celotex, cork board almost, was severely deteriorated.&amp;nbsp; And in this case it was full of mud, which indicates termites.&amp;nbsp; Termites are not my call, but the mess is!&lt;/p&gt;
&lt;p&gt;The original siding had been removed and nothing done to prepare for the new vinyl siding!&amp;nbsp; It was laid right over the mess that was there.&lt;/p&gt;
&lt;p&gt;Flipper thought nobody would see it!&lt;/p&gt;
&lt;p&gt;Now come on!&amp;nbsp; This is &lt;strong&gt;schmuck work&lt;/strong&gt; at its best!&amp;nbsp; Or &lt;span style="text-decoration: underline;"&gt;&lt;em&gt;worst&lt;/em&gt;&lt;/span&gt;, depending on your thinking...&lt;/p&gt;
&lt;p&gt;What should have been done?&amp;nbsp; The old underlayment removed and a new underlayment laid, and there are various to choose from, with plastic wrap or styro-foam insulation over that, and then siding.&amp;nbsp; Vapor retardation is critically needed!&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Wouldn't you be proud to know that your "new" windows had been installed OVER the siding?!&amp;nbsp; And that the flanges on each side of the windows, through which the windows are nailed to the house, had been delicately cut to "fit" them into place!?&amp;nbsp; And that no insulation or foam had been placed around any of them!?&amp;nbsp; And that only the top flange was actually nailed to the house!?&amp;nbsp; They weren't even caulked to "glue" them to the house!&lt;/p&gt;
&lt;p&gt;Notice how that bottom flange bends OVER the siding on the bottoms of the windows, ostensibly for water control.&amp;nbsp; We surely don't want any of that wet stuff getting in UNDER those windows!&lt;/p&gt;
&lt;p&gt;These are two of a dozen "new" windows.&amp;nbsp; Notice the nail holes beside each?&amp;nbsp; Those are from the finish nails apparently used to install that there fine "new" siding!&amp;nbsp; And you can see that the siding was painted!?&amp;nbsp; Terrific!&amp;nbsp; Not done properly either, so that there "new" siding will stay that there beautiful color about a year.&lt;/p&gt;
&lt;p&gt;I need to contact the Smithsonian to suggest a new &lt;strong&gt;"SCHMUCK WORK"&lt;/strong&gt; wing so people can come and understand what they are buying with a Flip!&amp;nbsp; See it first hand!&amp;nbsp; Maybe I'll build my own museum - the Markanichian (the "CH" is pronounced like a "K").&amp;nbsp; My name is pronounced, mar-&lt;em&gt;KAN&lt;/em&gt;-ik.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My recommendation:&lt;/strong&gt;&amp;nbsp; Bring ear plugs to any inspection you have with me on Flips!&amp;nbsp; Almost immediately I start laughing which eventually morphs into sobbing, fitful screams. By the end the rubber room guys appear with their white coats and cool little van.&lt;/p&gt;
&lt;p&gt;But, if you have an inspection on what appears to be a Flip (the sign out front might indicate how "gorgeous" it is inside or that the house is "newly remodeled"), &lt;span style="text-decoration: underline;"&gt;&lt;em&gt;Geez O' Flip&lt;/em&gt;&lt;/span&gt;, get an inspection!!&lt;/p&gt;
&lt;p&gt;No pun intended...&lt;/p&gt;

&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;&lt;em&gt;TEMPERATURE&lt;/em&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;The first thing is maintaining the fridge at a proper temperature.&amp;nbsp; If you don't, the proverbial science project is the result!&amp;nbsp; And quickly!&lt;/p&gt;
&lt;p&gt;What is a "proper" temperature?&lt;/p&gt;
&lt;p&gt;It is recommended that the fridge side be kept at 37 degrees Fahrenheit and the freezer at zero.&lt;/p&gt;
&lt;p&gt;Newer models actually have a digital temperature button to adjust each side.&amp;nbsp; Older models have the analog knob, but you can figure it out with a thermometer.&lt;/p&gt;

&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;CHILDREN DANGERS - CLIMBING &lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Particularly on the side by side models, but really on any fridge, children can open the doors and climb up the shelves.&lt;/p&gt;
&lt;p&gt;Believe it or not, depending on how the doors are laden with things, a child's weight can tip over the unit!&lt;/p&gt;
&lt;p&gt;Some refrigerators are situated under a cabinet, which minimizes the danger of tipping.&amp;nbsp; But some are not!&amp;nbsp; And if a unit tips it can certainly crush a child.&lt;/p&gt;
&lt;p&gt;This is the kind of thing that happens just when you think it can't.&lt;/p&gt;
&lt;p&gt;Children can also become trapped inside.&amp;nbsp; The older units with handles certainly posed a greater danger of this than newer units do.&amp;nbsp; But the magnetic strips can still close a door very tightly and a small child might not be able to open a door sealed shut.&lt;img src="http://activerain.com/image_store/uploads/5/7/8/1/0/ar128947380001875.jpg" height="162" alt="" style="float: right; margin: 10px;" width="311"&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;FIRE HAZARDS&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;When a fridge is moved, it can be rolled back over or onto the cord.&amp;nbsp; That can damage or fray the cord, exposing the wiring to overheat or short.&lt;/p&gt;
&lt;p&gt;Newer models have shorter cords, with a part of the cord attached to the back of the fridge, specifically to avoid this problem.&amp;nbsp; But it can still happen if not monitored.&amp;nbsp; And older units have longer cords.&lt;/p&gt;
&lt;p&gt;Also, the flap on front-door ice dispensers can stick open, and when it does it can overheat.&amp;nbsp; This can certainly cause an electrical issue that can start a fire. I inspected a house where my client said it had happened to her.&amp;nbsp; She did NOT want a fridge with an ice dispenser and planned to get rid of the one that was coming with her new house!&lt;/p&gt;
&lt;p&gt;Some units have drain pans in the bottom that are there to evaporate excess water from the unit.&amp;nbsp; Or, of the power goes out, frozen things can thaw and drip onto an electrical panel or connection causing a short.&amp;nbsp; When buying a fridge it is good to check out the locations of wiring as associated with the pan or drip potential.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;IMPROPER DISPOSAL&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;The EPA will tell you that all fridges come with poisonous compounds or chemicals (like hydroflourocarbons - CFC's) that can endanger ground water or people!&amp;nbsp; Check with your trash service to see how they dispose of these fridges, or if the land fill near your home takes specific measures with disposed-of units.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My recommendation:&lt;/strong&gt;&amp;nbsp; Pay attention to your fridge, its maintenance and its safety, and it will give you many years of great service.&amp;nbsp; Load it up with good things and enjoy!&lt;/p&gt;

      <title>Winterize Your Hose Bibs</title>
      <description>&lt;p&gt;&lt;/p&gt;&lt;p&gt;Okay so what is a Hose Bib?&amp;nbsp; I had to read on to figure out what it was....a great reminder for us in New England to make sure our "valves" are winterized.... &lt;p&gt;Every winter, and depending on where you live maybe even before right now, you must winterize your exterior hose bibs.&amp;nbsp; That demands that you turn off the handle of the interior valve which services each hose inside.&amp;nbsp; Then you must open the handle of the hose bib outside.&amp;nbsp; And if you loosen or remove the cap of the bleeder valve inside it &lt;img src="http://activerain.com/image_store/uploads/6/2/9/9/1/ar128921145819926.JPG" height="300" alt="" style="float: right; margin: 10px;" width="400"&gt;will break the vacuum inside the pipe and drain any water out.&lt;/p&gt;
&lt;p&gt;Let me show you a picture.&lt;/p&gt;
&lt;p&gt;The little bleeder valve is seen on top of the copper pipe just under the black and white drain line.&lt;/p&gt;
&lt;p&gt;The blue handle, somewhat hidden behind that pipe is the turn-off valve.&lt;/p&gt;
&lt;p&gt;If you turn it off..&lt;/p&gt;
&lt;p&gt;oh, oh, wait...&lt;/p&gt;
&lt;p&gt;That valve services the dishwasher.&lt;/p&gt;
&lt;p&gt;It's the right one to use for a hose bib shut off, but not necessarily for a dishwasher.&lt;/p&gt;
&lt;p&gt;And that tube is the hot-water tube and services the kitchen sink with hot water.&lt;/p&gt;
&lt;p&gt;AND the hose out back...&amp;nbsp; on the deck... and there's no shut-off for the hose even though it's hot water.&lt;/p&gt;
&lt;p&gt;Did they really want to use hot water for the hose out back?&amp;nbsp; Gee, maybe this wasn't the most instructive example of how to winterize...&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; (;&amp;gt;)&lt;/p&gt;
&lt;p&gt;Well, in the winter, before it gets too cold, you want to do what I said above for all your exterior hose bibs.&amp;nbsp; And this one?&amp;nbsp; This one will just have to be thought about again...&amp;nbsp; And good luck with it!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My recommendation: &amp;nbsp; &lt;/strong&gt;Winterize your hose bibs every fall so your pipes will not freeze and break.&amp;nbsp; Plumbers count on your not doing that!&amp;nbsp; And if your pipes break it is a huge mess.&lt;/p&gt;
&lt;p&gt;As to the other kind of mess above, well, welcome to my world!&lt;/p&gt;

&lt;p&gt;How many of us can live without a fridge?&amp;nbsp; I would guess none! We kind of like ours - we have one in the kitchen, and a second in the basement along with two upright freezers.&amp;nbsp; And they are all full!&amp;nbsp; We have over 100 cubic feet of refrigerated space in our house!&amp;nbsp; Oh, I forgot the small one in the Redskin Room (the Cuchihuasi, a Quechua word which means Hog House) for sodas.&lt;img src="http://activerain.com/image_store/uploads/4/6/7/2/2/ar128939061322764.jpg" height="194" alt="" style="float: right; margin: 10px;" width="259"&gt;&lt;/p&gt;
&lt;p&gt;A very important regular maintenance which you should undertake regards the refrigerator coils.&amp;nbsp; A fan runs often sending air over the coils.&amp;nbsp; This fan can draw in dust over time.&lt;/p&gt;
&lt;p&gt;How often do you clean yours?&amp;nbsp; How often should you?&lt;/p&gt;
&lt;p&gt;The rule of thumb for cleaning used to be once a year.&amp;nbsp; Has that changed?&lt;/p&gt;
&lt;p&gt;Where are your coils?&amp;nbsp; In an older fridge, prior to 1990 or so depending on the model, they are accessed from behind.&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/1/9/7/5/ar12893908257914.jpg" height="160" alt="" style="float: left; margin: 10px;" width="160"&gt;On newer models they are underneath, and accessed from the front.&amp;nbsp; Some are on top.&lt;/p&gt;
&lt;p&gt;NOT cleaning the coils &lt;em&gt;&lt;strong&gt;dramatically&lt;/strong&gt;&lt;/em&gt; affects efficiency and performance.&amp;nbsp; A very old fridge, which people used to put in the basement or garage when they got a new one, could cost $1.50 or more &lt;strong&gt;every day&lt;/strong&gt; in electricity!&amp;nbsp; Very new fridges cost $25 - $50 &lt;strong&gt;per year!&lt;/strong&gt;&amp;nbsp; &lt;span style="text-decoration: underline;"&gt;SO IT IS BEST TO GET RID OF VERY OLD MODELS.&lt;/span&gt;&amp;nbsp; But, old or new, efficiency is affected by dirtiness, as with any compressor mechanism.&lt;/p&gt;
&lt;p&gt;Replacing any old fridge is &lt;strong&gt;VERY GREEN.&lt;/strong&gt;&amp;nbsp; It is "green" because it dramatically saves money and energy.&amp;nbsp; The best way to "go green," as they say, is to unfetter a free-market economy to innovate and improve consumer products to pursue profits.&amp;nbsp; If a company invents or improves any product such that end users will save big bucks from better efficiency, those end users will flock to that new product.&amp;nbsp;&lt;strong&gt; Profits result!&amp;nbsp; "GREEN" is the very essence of free-market economics.&lt;/strong&gt;&amp;nbsp; Pure and simple.&amp;nbsp; But I digress!&lt;img src="http://activerain.com/image_store/uploads/9/9/1/9/6/ar128939147969199.jpg" height="156" alt="" style="float: right; margin: 10px;" width="208"&gt;&lt;/p&gt;
&lt;p&gt;What do you need to clean your coils?&lt;/p&gt;
&lt;p&gt;A screwdriver, a vacuum cleaner with its attachments, and soapy water.&lt;/p&gt;
&lt;p&gt;The steps:&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp; Pull out and unplug your fridge.&amp;nbsp; If you have a new model and the coils are on the bottom you may not have to pull it out.&amp;nbsp; The coils are behind the kick plate on the bottom front.&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; Remove the cover plate.&lt;/p&gt;
&lt;p&gt;3.&amp;nbsp; Take your vacuum and whichever attachment looks best, and clean the dusty coils.&amp;nbsp; The brush attachment for upholstery works well.&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp; If it has been a while since the last cleaning, you may need to use some soapy water.&amp;nbsp; Expect grease.&lt;/p&gt;
&lt;p&gt;5.&amp;nbsp; Replace the cover plate, clap your hands, and say, "Done!"&amp;nbsp; You can raise your fist in triumph too...&lt;/p&gt;
&lt;p&gt;How often should this be done?&amp;nbsp; If your coils are underneath and in front, just walking by kicks up dust, which gets sucked into the underside and over the coils.&amp;nbsp; So probably once a year.&amp;nbsp; If they are behind you have an older model and SHOULD REPLACE IT!&amp;nbsp; But if you can't you should also clean once a year!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My recommendation:&amp;nbsp;&lt;/strong&gt; DO IT!&amp;nbsp; If you don't clean your coils you are literally playing with fire.&amp;nbsp; You are certainly playing with higher electric bills.&amp;nbsp; Your appliances account for about 12% of your monthly bills.&amp;nbsp; Why not have them operating efficiently?&lt;/p&gt;
